And I deliver to both Madison and Owens Crossroads. Madison traffic is often horrible, and that reason alone makes me prefer Owens Crossroads. But like you said, the hills make it prettier too. Sorry to any Madison dwellers who might read this, but Owens Crossroads is a better place to live.
Also, Owens Cross Roads is 15- 20 minutes to the Guntersville Lakes! One reason we chose to move here was closeness to our sailboat at North Alabama Sailing Marina.

In the meantime, we’ve continued to watch your videos on the various suburbs around Huntsville, most of which are very nice indeed but too similar to our current area (Austin Metroplex). We’d like to find an area that has less people, more land in between homes, more scenic.
I have quite a few clients who have recently built in OXR, but none of them built in McMullen Cove. What I can tell you based on recent experience is that bringing in a home inspector for a pre-drywall inspection and an engineer for a frame-walk and foundation check is in a buyer's best interest. Even the best builders make mistakes. Which builder are you considering?

Property taxes for primary residences in Alabama receive a tax deduction of about 50% +/-, and often times new construction homes are taxed as unimproved land until some point later. When the city or county figures out there's a home on that land the property taxes jump. So, investors and secondary home owners will always pay a higher tax rate than a primary owner there are.ogher factors involved as well. Seems like there are a lot of good towns around Huntsville. Any areas to avoid? What's good for a 58-year-old Widow with a dog who likes to hike? 😊

Avoid north side. Monte sano state park is great for hiking.
