I was so excited to see this! Thank you for a sea property. As I research Italian homes, I find myself thinking a turnkey would be better for me than buying a cheaper fixer upper and hiring a geometra . This one kept all the charming details I love. My family is from Abruzzo & La Marche. The easy way to differentiate between sauce & gravy is that gravy has meat ! Now you know ❤

Yeah , with the high ceilings you don't really need Air Con . Beautiful Home . Lecce is considered the 'Florence of the South' , you could probably jump on a Bus or Train and 'Wander' till your Hearts content . I personally Love a Warm Climate . Thanks again .

I do love those vaulted ceilings and I keep trying to convince myself that being that close to the beautiful sea would make up for the hot and humid temps. Not entirely convinced yet!
The high ceilings will help with temperature moderation. The hot air has more room to rise instead of being trapped. As long as you have air circulating that place can probably be kept comfortable.
Makes total sense!! With the high ceilings and stone, seems like it definitely helps control the temps. It can get pretty darn toasty! Have a great weekend ✨

Those small dark brown squares you see in the first frame with the ladder, horizontally placed across the upper wall where the brick star ceiling meets were probably vents to let the heat out on hot days and to prevent humidity from collecting up there. I’ve seen it in Spanish Colonial homes in Mexico and southern Spain. You could probably easily knock those out again and put screens and an indoor shutter if you wanted to.
White houses do not suck up the heat and heat rises so high ceilings will collect the heat, both are cooler. Need a fan to bring heat down when chilly, (yes it gets chilly everywhere on mainland Italy, Sicily is warmer). The mold all over the place kills me!!
As far as not having a cute bidet, there is a product on the market in the USA called “ tushy bidet” that you can attach to your toilet. All you have to do is attach flex lines of hot/cold from your nearby sink. It works well for small bathrooms and camper/trailers. I would do it because I prefer a bidet (hands free) to paper that can easily clog the old plumbing in Europe. The toilet paper wars of the pandemic put me off entirely. 😮😊

Absolutely love Puglia esp Lecce ( an amazing Baroque city) Didn’t get further south than Lecce but will do next time. It seems Ostuni is the go to place buy prices have jumped there. I also fancy exploring the other side of the boot. I’ve seen some lovely long term rentals there with @salentowithlove Perfect for relaxing and exploring.

Maybe the height of the stone vault ceiling allows heat to elevate and the floor cooler to respond to the question Jamie.

It’s a beauty. I like the ground level life plus a private back area with the garden as well as the roof terrace. Its a contender with 2 bathrooms.

High ceilings allow the hot air to rise keeping lower area cooled and yes, the stone allows for more cool temps.
