Cullen & Katie Just put the small fan under your bed or in a closet when you show. You can put the tall one in the corner. Katie- you should borrow a nice, delicate chair from your mom to use at your bedroom desk. The kitchen looks great.
The dark front rooms will look a lot bigger when you paint them. Armoires' and floating shelves are great for misc storage and putting sentimental trinkets. You guys should buy a locker or locking closet from Ikea and place it in your garage or storage room. You can put things in it when people view the house. Happy bday Katie.

I just watched a news article on people selling their houses. during open houses, people come in and steal things like medication and personal things that were in drawers or cabinets. just wanted to let you know before you get into that whole process!

My parents had always kept a bin for me and each of my siblings and put sentimental things(mostly from school) in it and kept it in our basement. For a while they'd have some things out on the mantle or on a decor table but after some time it'd be put away for memories.
my gran has fans by her bed too, she hides them under her bed when she has visitors...maybe that is a possibility. love you guys!

Decluttering Katie!!! The best thing about moving is you can throw out shizzzzz you don't need or use. The rule of thumb is, if you haven't used it/read it/played with it in 3 months throw it away. We put a magnetic board in one of our cupboards in the kitchen to hang up letters from school and appointments to remember. There are a bunch of books about decluttering your life but honestly just throw a bunch of shizzzz away.
With the little sentimental items, make them part of seasonal decor. Like switch items out when you put Easter, Christmas decor out, etc. It makes life so much easier, and less cluttered!
I kept my house semi clean while it was on the market. Kids have to have their toys and you have to live. I think what helped me was I made sure my realtor knew there would be no surprise visits, so I had at least a day or afternoon warning. I had a plan for where everything that needed to be hidden would go. For example, if the fans fit under your bed, I would leave them out until you are going to have a showing and then slide them under the bed as you're making the bed and cleaning up. If you have a plan, it becomes a routine, and there aren't questions in the middle of picking up and juggling children. You both would know the plan. I don't think things like highchairs and baby bouncers turn off buyers. Bad smells , stains, and expensive fixes are what would turn me away. You guys are doing a great job. The house looks so good. Love the paint color.
We shoved the stuff in closets. Also make a huge batch of cookie dough and make cookies every time there's a showing. So that the house smells like cookies and there are cookies on the table. Always sweep the kitchen before showings. Hope this is helpful. We sold our home last year.

We recently sold and bought and when we where showing the old house we would slip dog bed under our bed along with the fan.
After moving into our new house took a minimalist decor look. We have very little nick nacks out, makes house look clean and bigger. All toys have a place. I am very much a petfectionist, so I can not sleep until I have cleaned up and kitchen is ready for a new day. You will feel so much better when you wake. My tip is get rid of what you don't use, moving is a perfect time, and everything has a place. Don't allow yourself to have a "junk" room, closet, drawer etc
The house looks amazing!! 💕💕 Yes, I felt the same way when we were moving and decluttering-- stuff adds up and it changes your perspective for the new place! It helps if you have a designated place for memory items to keep and memory items to display. Limited space and a mindset of wanting to only keep what you use/love helps keeps them pared down. But I get it-- Kids find a way of making messes!! 😆 Enjoying following your journey to the new place!!!
Fans in the closet - or if they fit - slide them under the bed far enough in so you can't see them :) We just renovated, and I have kept things pretty bare and clean. Life feels calmer to live that way. Nothing on the fridge, except one picture at a time from my little one. I used to have a magnetic strip in our study (you could even put one inside a cupboard in the kitchen) for current notices from the kids school, then I have a folder for each kid on a shelf in the study for things I need to keep but don't need out to remind me of anything. Also, a calendar, and just transfer information from notices into the calendar. I clean stuff out all the time, as for me, it's stressful living with stuff everywhere all the time!! Good luck with selling your house :)

We just started our road to minimalism. It's definitely a process! We just don't do trinkets and once we own a home any photos will be ON walls and not sitting on any surfaces. But for Christmas we work off wishlists now. Our family has thankfully been totally understanding. For birthdays, we add this to invites - "Help Us live Minimally! - Your presence is enough, gifts are not needed indeed. But, if you feel so obligated, here's a wishlist of her needs! (Wishlist link)." It has helped quite a bit :)
I don't normally comment, but in regards to the 'clutter' and keeping your house looking magazine fresh; try keeping a few trinkets out in each room, and cycling through them a few times a year!
I have a TON of little things I've collected that I just can't fit in our apartment, so I just go through the boxes of stuff when I change out seasonal things and switch stuff around.
And my own tip for clutter: Be selective. I've started being very selective about what comes into my home. Lol. I also use tasteful sorting bins from Target for my daughter's toys. Use a mail sorter and do things with the mail right away and toss it or keep in the sorter. I've eliminated so much "stuff" that really doesn't serve a purpose and it feels awesome. Of course I still have a few sentimental things too. :)
Yes Cullen and Katie, your house looks fabulous for photos which will sell the house for you but when you have all of the "clutter" such as pictures and toys laying around then that makes it a home and you have a home to be proud of. You are both amazing parents, love watching you and look forward to seeing you in your new home (with the clutter !!). Lots of love from England
When we were selling I found it SO useful to keep a "Show Day" note in my phone that I made myself.. things to put away that we used on a regular basis but didn't want out on an open house day and I referred to it every time like a check list, it was awesome. 1. Things to put away and 2. Things to do (turn all lights and lamps on, open blinds, light soft scented candles, fresh vacuum lines, fix pillows etc) It seems so obvious to do and have to remember but to have a list was soooo helpful for my scatterbrain when I was trying to get the house ready after the realtor called and asked if someone could come by in an hour LOL
To keep things as clean and organized as possible, I just go through stuff all of the time and get rid of it. And the stuff that I do want to keep, I find a neat place for it where it stays. I also tell people that I don't like getting "junk" as gifts because it does nothing but clutter. But I do appreciate every gift I get. :)
best tips that help me get started on keeping house simple. 1. when moving from room to room always grab something in that room that needs to go to wherever you are going. this keeps clutter moving around the house until it ends up where it belongs. 2. if you get new trinkets etc find something older to donate get rid of in with new out with old. 3. be very very intentional with the items you let into your home IT IS OKAY to let family and friends know that you prefer other kind gestures over items. "wow that was thoughtful to get this box etc next time let's get together and do something together we love collecting memories" 4. moving is an awesome time to really see just how much you can easily do without..even children's toys! see what they miss what they gravitate towards and keep that-it's a black hole of trouble to think "this might be used/needed later. good luck guys and Katie you are doing awesome! Brooks is 2-3 weeks older than my Nina and I love seeing how they grow!
Prepack half of your closet...maybe the out of season clothes and put the fans in your closet. All closets should look very spacious. Pack half of all closets! Give the look of LOTS of storage. Master bedroom looks great!!!!
On keeping tidy: Anytime I bring in a new knick-knack I try to get rid of one in the same room. This keep things look fresh and un-cluttered and lets you keep all your family photos up. You're on the right track with mail/papers. The first thing I do when I come in the door is go through all my mail and throw out everything I don't need and sort what I do need. Have a designated spot in your home for this and it won't get thrown in a pile on your kitchen table. Your house look great, I'm sure it will sell fast!
my family has older kids but I tell you what my aunt does she has younger kids and what she does is she puts BIGGER toys in a corner but keeps the small toys in her children's rooms. also she plays with her kids either outside or in their own rooms so the living room doesn't get all cluttered. btw i saw yall at my schools career fair and now i watch yall all the time 💓
Lots of cute storage options help me keep our house clean and organized. There is nothing I love more than a clean house! Yall are doing a great job. The house will sell in no time!
You can put those items under your bed or even on the top shelf in the closet. But, even if you kept the tall floor fan out in a corner and the little one hidden in a drawer or some other hiding spot that tall one being out isn't a an eyesore. When I walk through a house, I don't mind things like that. It's not the "stuff" that people are walking around looking at anyway. it's the house and space/room potential..........I think the kitchen table needs a centerpiece.........Recommend relocating the ottoman into storage or wherever your other household belongings are to open up the livingroom a bit more..........For those "little things that pile up" a curio cabinet is great. it would keep all of those things in one place instead of scattered throughout the house.........For those important reminders, a bulletin board is great or write it on the due date on your wall calendar so it is still visible........
Sadly, the most important thing you can do to keep a "picked up" house is to massively purge constantly and limit what comes into your home EVERYTHING needs an easily accessible "home" and routines have to be established for everything from processing mail to washing laundry. On UA-cam there is a free audiobook called The Life Changing Magic of Tidying Up by Marie Kondo. Even if you don't decide toKonmari your home , it gives an interesting perspective. Ellie and her sisters seem to follow these more minimalistic lifestyles (and they get criticized for it sadly) it's not for everyone, it's just what balance fits for you.
Katie- when I've shown my house I would put my fans, diapers wipes, etc under the bed. You can do that with the dog beds too.I tried not to put things in cabinets because It would give the impression there wasn't enough space in the house. Everything looks great! I'm amazed you can find time when you have 2 little ones and vlog.
Don't worry Cullen, my husband also hates those types of outfits for our daughter.

The house looks great, good job Katie! We have a simple motto in our our house- don't need it, don't use it, get rid of it. Ha! We keep toys in bins and any kind of reminders or paperwork stays in my planner on our work desk, but anything that "collects dust" so to say, doesn't stay out. Anything of personal value is stored in bins and a lot of it we keep in our trunks that we use as decor. Trying to live in the house and keep it clean for showings is a task, we're in the same boat. For the fans question, as annoying as it would be, I would keep moving them every time there was going to be a showing. If you leave them by the bed they don't look as nice, as you said, but it also opens up the questions for potential buyers to wonder if maybe there isn't enough AC circulation in the house or if that room gets really hot at night?
With them packed away for a showing, it's a sleeker look and invites no questions.
I am one of those people that keep my house clean all the time. We have a file box for all papers so they don't just lay around. Everything has its place and if it doesn't have a place I make a place or it goes away. We don't like to have extra stuff that could create clutter if we don't use it we don't need it. I am just in the habit of putting everything away right away. If it takes a minute to put away correctly do it right away don't put it aside for later cuz that is how clutter starts. I think it will be easier for you in your new house it's a new start to start new habits.
I like this intro song, but I think it's kind of sad sounding for an intro IMO. I prefer a more upbeat tune to get me excited to watch the vlog! :)

Ahahahaha that was so freaking funny when Cullen was trying to dress brooks. I agree there were several outfits when my son was a baby that just seemed to be more difficult then they should have been! I loved the days of putting them in gowns or zip up Jammie's were the best!
I love the new intro music! Wow, it's amazing how much stuff we accumulate and don't throw away. Try not to be such a consumer and try to be minimalistic. It's hard though with kids. When my kids were little I'd pencil their school stuff in my planner and throw the rest away...never missed it. Any holiday nicknacks..toss 'em.
I'm the kind of person who goes through and declutters & throws things away every like 3 months. I don't keep useless trinkets & souvineers and silly things that make things look cluttered. I used to be the opposite & I kept everything. Once you learn to throw things away it's sooo refreshing! I love it. I keep the bare minimum. If I find something that I haven't used in months. I toss it. Same with clothes. If I went a whole season without wearing it, then I don't need it. Happy Birthday Katie!!!

Once you get decluttered it is easy to keep it up. Mail? Add dates to your planner (or phone on calendar) and toss! Don't hang onto "stuff". I am a minimalist when it comes to our house ~ The things I LOVE I put out ~ but honestly? I LOVE a clean and clear space! I hope your house sells fast!
you can use the brand 31 bags to stay organized. you can also create a binder just for Gaines school info. keep a cabinet with decorative boxes so you stuff can still be accessible but his away.
When I get new school notes, lunch calendars, event fliers, YMCA schedules etc. I tape them to the inside of my pantry door. I also have a magnetic clip that I put invites all in one spot on the side of my fridge.
I'm a real estate agent and when I show homes to clients, they don't care about fans out. As long as the home is clean and smells good and isn't super cluttered, you will sell fast! It looks great!
From a RE Prof, just put in a corner of the closet when showings occur. Leaving them there makes buyers wonder why you need fans, unless they already use them themselves at night
If you leave the fans in the room while showing...potential buyer might wonder how well your central unit works. I would Hide the fans
use a day planner, keep it in a drawer in the kitchen or in a desk, write everything in it, and check it every night and morning and checking things off as they are done. if it doesn't get done, move it to the next day. Use a file to put bills to be paid in, marking on the calandar when due. take bill out to pay, put in a paid folder.
When my house was for sale I put the fan I sleep with into the back of the closet. If you have fans out it sometimes suggest it isn't a great temperature in the house and will discourage some buyers. Good luck!
Once you sell your house and are packing things to move, take pictures of your cabinets and backs of TVs. I know you guys just organized your kitchen cabinets so just take a picture of each one and when you get to your new house you won't forget where all your plates are. And take a picture of the back of your tv, so you know which plug goes where.
Brooks is so cute and so much like Gaines! When you guys were talking about decluttering all I kept thinking was "they'd love reading the Life-changing magic of tidying by Marie Kondo!" Kon Mari method has helped me soooo much, my house is so much quicker and easier to clean and tidy now and I'm less stressed all the time :D

My husband is OCD so our house looks 97% show ready all the time. All my kids toys are in their own rooms. We also have a fabric bin on the stairs for each kid and if there is something downstairs that goes upstairs, they empty their bin each night when they go up to get ready for bed.
With the tall fan maybe put it in the closet behind hanging clothes. The small one in the ottoman or drawer. Or if you can't see them, under the bed.
Cullen and Katie I would suggest putting the fans and things in a closet or cabinet during the showings, then it's easy to just get them back out

Our real estate lady told us not to have fans in the room or anywhere because it makes it look like the AC is not working well or that the room is too hot. We also sleep with fans.
Over time i have come to realise that less stuff equals less mess. It can be hard when you have little ones because we think everything of theirs is precious but for me its really thinking and asking myself is there a reasons i need this? will she be thankful that i kept this when she's older? As for those little trinkets it's about finding a home for everything, whether that's in baskets or storage bins, just find what works for you and your household.

It's crazy hard to keep your house spotless especially when you have little ones...something I have done with "living room toys" is i use a cabinet like the one you have with the buckets in them...I store my sons toys in those and then I can just hide them away!
Leave the high chair out! Its cute and shows that the house is good for families!

The best advice for the house is to stuff the the fans behind your clothes in the closet. And for the dog beds, keep them in your car while people are over because allergies. Finally for the kids toys keep them out to show that you are family people and or a family could live there, and just remember NOBODY LIKES PERFECT!!!!!
Being a military family I have to be very particular on what we keep. I throw away junk mail that day. I have a place for bills. Each of our kids have a bin for school stuff that hides away, and I deal will school notes right after school pick up. I have a planner calendar that I write reminders on. Your house looks beautiful! I bet it will sell quickly!

selling a house with two small children is hard, I would say with all those"little" big things that you have around the house, make them clean and try and put them out of the way as much as possible. Those day to day things like fans can be put in a closet during a showing. good luck I hope it sells fast because packing up two kids to do a showing sucks, I did it for months so I feel ya!!!
LOL for real! My first baby boy (Beckham) is 12 days younger than Brooks and my husband hates those pant outfits too...exact same problem over here!

Take the rug out of the kitchen prep/cooking area and place it under the table and chairs. It will make the prep/cooking area appear larger, and the rug will serve as an 'anchor' beneath the furniture.
Keep a couple of laundry baskets in each room. Put your personal stuff (fans) in there every morning. When you have a showing put them in your car or in the garage.
Spring for professional real estate photos - they have special lenses. Get some fresh flowers and some candles or room fresheners.
Katie, could you please tell me where you got your den curtains? I've been looking for that exact pair for ages. And I love the blue walls next to the grey Revere Pewter in the kitchen. Remember, your house will be spotless when the children are grown and gone. Let them make memories and don't worry about the messes. Sometimes we worry too much about what other people think of our homes when we should just be concerned with having a happy family. Love you all and am looking forward to seeing your new home.

Our house is *usually* super neat, mainly because I'm a minimalist. The book "The magic of tidying up" is amazing. For notes and things, I throw away the paper and enter it in on my calendar right away.
You could tuck that tall fan into the corner and I think it would be fine. Take it out for pictures but people know you live there so as long as the place is clean and tidy and not too personal it will be fine. We just sold our house last year and mercy, it's exhausting! Lol
Oooh the house looks so pretty!!!! I definitely let clutter pile up in a few areas (the table, my vanity) but as for how I try to keep the rest of the house looking clutter free, yes pretty much exactly what you said Katie! I don't like lots of little trinkets, just a few accent pieces. I feel bad when people give us little knick knack things because I'll never put them out!

Condense keepsakes to one room in your new house.
Also find a scentsy and keep the same scent consistent through the house when people are coming for showings. We went and looked at a house and it smelled good but there was so much going on and it was overwhelming. Or have cookies baked so it's fresh smelling and they have a nice snack
I kept/keep my house is showing condition daily. I have a folder & Filofax for important school papers. As for little dinosaurs, cars, & things that accumulated during the day, & had a decorative basket in which to quickly throw them if people stopped by to visit. Sometimes I'd stick the basket in the pantry, & sometimes I'd leave it out depending on who was visiting. Now that the boys are teenagers, & hang out in their own living room upstairs, I have a decorative basket for myself & Greg downstairs.
Hey Katie, I got a good tip from Ruby, from 12 passengers. she keeps little baskets for each person in the house. all those little things you find go into the appropriate basket. When the day is over each person puts their things away. I am practicing keeping my house neat as well!
Katie, have you ever watched the Do It On A Dime channel? I have learned SO MUCH about de-cluttering and organizing from her.
When we sold our house, we made a list of the day to day things we needed to use, but didn't want to have out when we had a showing. That way we could quick run around and snatch up those things and put them in plastic bins that stacked in the garage when we had a showing and not forget anything. Best of luck for a quick sale!!
You guys actually live in your house and there is nothing wrong with that! You're busy parents. No one has time to keep their homes looking magazine ready.
My mom always lived by that old saying (Im sure everyone has seen it) if you drop it pick it up, if you dirtied it wash it, if you broke it fix it & so on.... I live like that now and made a promise myself to always pick up the house before I go to bed (tired or not) this way I wake up feeling good and not like oh crap I have to do this, that and Im tired already. When my kids lived with us I always did one load of laundry a day (everyone has 2 minutes to get a load going) Only thing now is the darn dog hair, I have to vacuum twice a day. Also we don't have to keep everything someone gives us but if you must keep it get a small pretty box and store your cutie things in a closet or bedside table. Sorry kind of long but this is what works for me.
Don't worry about keeping your house super clean all the time. Raising a family and spending time together is more important :)

Regarding the minimal items to keep the place clean, use the KonMari Method--it's AWESOME! You sit and decide if it sparks joy and if not, you let it go. Since you aren't keeping everything it reduces clutter and mess and makes cleaning So Much Easier--I LOVE IT!!!
For storing those things that you don't want to leave out, I would place them in a closet. If someone opens a closet they are not expecting it to look well designed, just keep it looking organized.
If you have children, you really can't keep your house looking neat and clean every day unless you are constantly picking up after them, cleaning up, etc..life's too short for all that. In the end, will your kids remember a spotless house or the fun they had living in their house...? Good luck on selling your house quickly..can't wait to see your new digs!! xo
My house is kept like that. You just need an organizational system for things. I use a google calendar to put things like that in with reminders. As far as your little trinkets I have a bit glass cabinet that houses things like that. This being said, I don't think your house was bad before. You have kids and we all have our way we are comfortable living. So just know you are a clean family and the way your house is looks fine to me. Love you all.
this is what my house looks like all the time with 2 boys - 4 and 2. they have minimal toys that they keep in their bedroom. flat surfaces stay as clear as possible and a home for everything. we have 1 white/pinboard combo that i keep tidy sticky notes on, otherwise i use a weekly planner. i have no mercy - i get rid of everything! we keep one tub of sentimental things, like cards, letters, old photos etc. its just living with less :) i HATE cleaning, so the less stuff you have - the less there is to clean and therefore less clutter.

Katie I keep my house very clean and minimalistic. Only because I too have small children and little time to clean. It makes cleaning so much easier. We had a birthday party for my daughter this year and we said no gifts! Because we are trying to sell our house too. And let's be honest, she doesn't need anything. As far as small trinkets and other things, I really tell people that we do not need those items. If someone really wants to get us a gift we usually say gift cards to dinner or a salon or clothing. But as far as buying home decor my house is literally decorated with plants and pictures. That's it my friend.
With all of the little clutter things, you can organize them into a shadow box and hang it on a wall if you want to continue displaying them, or you can put everything in a basket and put it out on a table or desk so they are all together in the basket and not cluttered everywhere yet still displayed!!
I would put the fans in your closet when it's time to show the house, leave out the toys in the toy room just put them nicely piled up people realize you live in the home still so don't feel you cannot "live" in it. Also you need to get the book on the Kon Marie method of decluttering it's called The life changing magic of Tidying up. Lastly purchase a china cabinet in your new place to display sentimental pieces and keep them all in one safe place. Good luck on selling your home it will go in no time it looks fantastic
Honestly I don't keep anything.. if i don't love it and can't find a place for it I pass it on or donate. Especially toys. If it's not played with in the past two months we pass on the toys. We got shelves with bins for the garage good for toys or anything extra. The house looks great!
When we moved we would clean everything and move our stuff back after the showings and put it all back (where we put the stuff for showings) when we're done using them. Also good luck on selling your current home and searching for and getting your future home!

The trick to having a clean house is having less stuff. The less you have the less you have to clean up. When you bring someone new into your house you can find something to get rid of so you don't start a cycle of cluttering again.
I would leave the fans out. It's common to use fans at night especially where you guys live and I don't think it looks tacky. The room and furniture looks nice enough that they would be fine sitting in there
My husband and I just sold our house. We de cluttered & the daily stuff we kept out until there was a showing then we would put it away. Our house sold within 2 hours of being listed!! "Show home" ready makes all the difference. Good luck!!
