Taxes...agreed! But the weather is quite pleasant for a good portion of the year. Most winters we'll get a few cold weeks, but otherwise it's not as bad as some people think...depending on where you're comparing it to.
We moved here 5 years ago and only stayed because we got in before property assessments went crazy and we are so far out in the country that we are practically living with the bears. If we were considering moving here today, property tax would be a deal breaker. The following examples are of houses in Shediac. It’s a similar story for Moncton. Ex. An owner occupied house sold in 2022 was assessed at 220K in 2022 and 350K in 2023. Taxes went from $3100 to $5100 Another owner occupied house right across the street sold in 2016 was assessed at 250K in 2022 and 350K in 2023. Taxes went from $3600 to $3900. Both houses have no changes made to them that year. There is no standard in the assessment increase nor tax rate increase. The justification for the assessment increase is the market value. The power that be forget that this increase is not realized until a house is sold. At this rate, people will be taxed right out of their homes. And what regular Joe would not be leery of buying if they get hit with a huge tax increase the following year? As for small Mom and Pop landlords, STAY AWAY. NB charges more for non-owner occupied houses and rent is limited due to the lower salaries. IF you get good paying tenants and maintenance is manageable, you may be left with crumbs. The rest will go to paying taxes. Ex. A rental property sold in 2022 went from assessed value of 228K in 2022 to 350K in 2023. Taxes was $3300 in 2022 to $7200 in 2023. This must be paid in lump sum. Non-owner occupied homes must pay property taxes by May 31 of each year, no options to do instalments. A common headline in the news is how much property values have increased. I think in the frenzy to boost the province’s image, it is forgotten that there are people behind these numbers. Most of us just want to live comfortably in a home whether it’s owned or rented. And this is getting to be impossible with the province bleeding home owners dry through taxes. This is all on top of the more expensive food and gas. A province is only as good as the contentment of its people. Advice for would be home owners in NB is to armed yourselves with info before buying. A good website is paol-efel.snb.ca/?lang=en or just google NB property assessment. As for home owners who disagree with their assessments, don't hesitate to ask for review every year. Just be aware that assessments come out January of every year and you have a limited time to request a review of 30 days. Most people get caught off guard because the tax amount doesn't show up until March and it's too late to request a review by then. Everything else is lovely! People, nature, the open spaces, the water, and even winter! :)
Drug use, homelessness and crime has increased everywhere. Ridiculous in Ottawa since Covid. Can't find a family doctor in Ontario either. Even difficult to get an appointment at a clinic and no follow up. Housing is a problem mostly everywhere. Tons of new buildings in Moncton. Am impressed. Our Ottawa municipal taxes are just as high.

That’s interesting! I’m my 50 years I’ve only had 2 family doctors. I guess I’ve been lucky 🙂 That said, I can see getting a new Dr if your current one is retiring or moving to another area. When that happens most current patients are able to get placed with another doctor. The challenge is more so for someone new to NB to get one.
Benefit of ontario is the clinic system. I lived in waterloo, had no doctor, didn't need one. You walk into a clinic, took a number A doctor saw you that day. Got excellent service. Got to NB, couldn't even get a cholesteral check because of no doctor. A Nurse Practitioner finally set up about six years ago, they seem to have a hard time keeping a nurse, but there's always one there, and in Sussex people rave about their after hours service. Problem is, healthcare is supposed to be NATIONAL but it turns out to not even be PROVINCIAL. All depends on where you set up.
The biggest problem I found out here is procrastination. It's just unbelievable trying to deal with any type of business. You really have to push to get anything done or even a return phone call. Absolutely frustrating and has nothing to do with a laid-back lifestyle. It's just ignorance.
We were just talking about this on a weekly Zoom call we do with a small group of Realtors earlier this week! It is incredibly frustrating to reach out to a business who does not return your call. Some in the group were suggesting to be more persistent and keep calling until you catch them, but our view is we will not chase you to give you business. Luckily we have good contacts so we don't need to do much of that. I agree with you 100% that there is some complacency. The other thing I see is the really good ones are so busy and overwhelmed that they can’t get to everyone. But at least a call back would be nice. All that said, there are still some really good businesses around who will call you back and do take good care of their clients.
With all due respect. I found that some of the most difficult people that I was dealing with was real estate people. You're right. Busy or not? They need to get back to you ASAP. Especially in the real estate market when getting back to a person immediately is crucial on whether or not you're going to be able to make an offer on a property or not? I understand that some may be overwhelmed with the population increased but no excuses for not getting at least a yes or no text or quick call back.. I found that sometimes the only way they would get back to me is if I would phone and leave voicemail that I would be getting in touch with their boss or whoever owns The firm and ask them for the specs on the property. It shouldn't be like this:(. Not 2 stereotype. But it just isn't myself that had bad real estate agent encounters out there. But different friends as well. Even the lawyers take weeks into months to get simple yes or no call backs. Never seen anything like it. Unbelievable.

Even though Moncton has grown substantially, and with that comes "bigger city" issues (homelessness, drugs, crime, etc...), we still consider Moncton a very safe place to live. It is difficult to find proper stats so we can compare to other major centres, but I would not say Moncton has a crime problem. Being long time residents, we've seen it change over the years, mainly with the homeless population, but sadly, that seems to be in every city nowadays. Not to say you cannot encounter crime in other neighbourhoods (especially thefts/break-ins and things of that nature) but if you can find a place that's not in the downtown core, we would recommend that. Your not going to sell firewood for a living. Most people that want it, already have it. I have relatives that sell it, but it certainly isn't for a living.
@@deniseandmarc_realtors im more looking for an idea of how popular it is in that area. My wife and i are looking to get out of the states. And as a kid i had family in moncton and a uncle who lived on the shediac river. I own a jet ski repair shop. So naturally i would open one up in the area

You might survive, but it will be tough! It's hard to find anything decent to rent for under $1500/month now. Tack on groceries, transportation, etc... and you wouldn't have much left each month.
Because the white canadians are still there, diversity means there are MORE than just them. Nobody tells you who to hang with. But diversity has meant new food stores all over, and the chain grocers have garbage food at high prices.

In 20-25 mins your in Shediac at the ocean. If you're looking for freshwater, Grand Lake is awesome about an hour away.

Dog shit wages, no jobs because of the insane amount of immigrants, a lot of homeless, not that much to do, overall not a good city.

Moncton is not nice. I would highly recommend moving elsewhere. I can barely last a long weekend there. It’s cheap for a good reason.
