      @@joieav7303 20 years ago, we were looking to live in a place in the Philippines with a cool climate all year round and Tagaytay is the Perfect place and that is not too far from Metro Manila. but before we consider living in Tagaytay we did our due diligence and extensive research from the big to the smallest details. Taal volcano is the obvious and first on our list. that said, in all the history of Taal volcano eruptions, it never reached Tagaytay because Tagaytay is just way too high and far. in fact, the last time it erupted the government sent the affected people to the safest temporary shelter and that is here in Tagaytay, we know so because we volunteered and participated to help which is rewarding. a lot of tourists come to Tagaytay to view the Taal volcano erupting and lots of businesses, restaurant and tourist spots prosper. so, rest assured that Tagaytay is very safe from Taal volcano. we are talking by experience. please don't just take my word for it. researching nowadays is so easy with new technologies like google etc. 🙂

    This is beautiful. We have the opposite plan because we"re planning to retire in 🇵🇭.it's hard to get cash on hand like that amount in the Philippines unless you"re well connected and/or business tycon., But in the US, it's pretty standard through mortgage with excellent credit score, banks will lend you that money easily. What is the method of payment? Who will cover all the expenses? Do you have US # or just email for now?

      Yes opposite plan indeed. We are not quite in the retirement age yet. We are selling our house to be with our family in the States. But I totally agreed with you. this is not for everybody. I think nowadays you can get a home loan in the Philippines just like in U.S. no difference than getting a car loan nowadays unlike before only rich people own cars. But time had changed, lots of cars on the road on car loans. Of course the interest rates is different than what we have in the States.
      About expenses, for what I know on top of my head, on buying or selling, it's just the normal standard sales. Buyer pay their side of responsibilities and seller pay their side of responsibilities. For example, normally for seller responsibilities expenses will be the Capital gain tax, realty tax, Documentary stamps, etc., and for the buyer side is the Cost of registration, transfer of Title, Value added tax, and Notarial fees. etc.
      Usually our broker or real estate attorney do all the legwork for us when we buy or sell property so it's smooth, and faster and to avoid any errors.
      Hope this helps.
      For now we don't have U.S. number yet . we communicate with our relatives in the states using email, Facebook messager and Viber.

    The house is superloaded with high-end and luxurious items. Looks smart and beautiful. But why is the price on the low side? What could be the reason or trick? I noticed some creepy corners though. What could be the factual reason for selling? May I know sir Orlando please.

      Reason for selling, the families already moved to United States, only the two of us left living here in this big House/property. So we decided to move to United States for good asap, to spend time with families, siblings, and our kids and watch the grandkids grew up. Big family there in San Francisco and Seattle. The property and Furnitures are well maintained. No Trick, To see is to believe in person right.

    The price is reasonable except that it is in Tagaytay. N m afraid of the lava spewing during a quake.
    Other than that I wud readily buy it.
    Also a little bit dated, 19 yrs built in 2005

      Currently HOA bills is ₱1,500 every month.
      The Home Owner Association (HOA) bills pays for all amenities/services of Royale Tagaytay Estate, including automatic membership at the Golf and Country club so you can use all amenities such as the swimming pool, Gym and Sauna, Golf course, bowling alley, billiard, and more, just to name a few. that also pays for all the Home Owner Association (HOA) services, such as Security guards, bills like Garbage, water and electricity for street lighting and Facilities, Ground keepers, Garbage removal which they take it every Monday, Wednesday and Friday from the front of the house. and other services such as medical clinics, ambulance services, firefighting trucks, etc.

      Yes May dalawang bedroom sa baba. at bawat bedroom mayroong sariling full bathroom (toilet, sink, shower.)
