The example he gave about good design, parking, perimeter wall and good finishes is very true. I built fewer apartments taking all that into account and they're always occupied by families. The rental income is also good. They're 5 minutes walk from a very good school, so that helps a lot. I think the quality of life is better in a spacious environment. Please don't be critical of my observations, everyone has an opinion and different goals
I have enjoyed watching this interview! Hapo kwa some houses making people and especially kids sick, ni ukweli. I went to see an ENT surgeon at Aga Khan. That's when she pointed out major causes of my recurrent sinusitis; mould, air fresheners, perfumed detergents, fabric softeners etc and that recurrent sinusitis can lead to asthma. Her recommendation: move out of that apartment into one with enough natural light. Avoid houses with dampness and mould. Paraffin stoves and jikos are also causing sinus infections. Personally, I get sinus headaches whenever I smell paraffin and charcoal smoke.

Real estate isn't money maker but surest way of storing wealth. If you spent 100M to construct a building and you don't rent it , your wealth grows every year by 20% plus through asset appreciation. The rent is for maintenance and utilities.

Informative; I used to live in such a house. My kid would be coughing every day when we went to sleep and the bathroom was licking from the top house and slight mould with very little ventilation. Folks later vacated and the guy reduced rent to attract tenants and now it's almost full.
That is very educative. My passion is in real estate and l have rental flats in Kilifi with parking, swimming pool and and perimeter wall. I always have tenants especially family and retired Europeans.

Lakini how come the speaker never mentioned physical planning, and that is the first stop when you want to do any development, you have to obtain development permission or a change of user, which is done by a physical planner. Even county approval is sought from the physical planning department.
I am currently living (although planning to move out) in a rental house that its walls absorbed a lot of water during the elnino rains, and had to get rid of most of my wooden utensils due to the mold caused the moisture and dumbness in the house. The wood on the walls is covered with black mold and the house is so cold. Honestly even when I move out, I wouldn't advice to live in this house cause it's a recipe of health disaster. Like even the paint on the roof's peeling and falling on my stuff.
I just think the biggest problem in Kenya, laws and policies aside is dishonesty. Unless you get an honest contractor or supervisor or such to advice you, you'll have a problem either on cost and incomplete project, bad structures, unauthorised structures, anything and everything.
