3% is too much to pay a real estate agent. When I got started purchasing real estate in California, agents got a flat fee which was negotiated before the property is listed. Each fee was negotiated depending on the level of effort required for each property and that was fair since some properties needed more effort and some needed less and that was not typically related to the price of the property. I still rely on that system today instead of going with 2% or 3% to each agent. As a buyer, if I can cap the amount the selling and buying agents got, it always translated to a lower purchase price for me since the seller pays the commission and he has to pay less so we split the difference because of the savings.
