    I remember in 2007 when I was working in real estate seeing people buy homes new from builders with the intention of selling before close of escrow to a new buyer for profit. The crash was so brutal and fast that I remember seeing a lot of these units foreclosed on with the builder plastic still on the carpet.

      Most people find it difficult to handle a fall since they are used to bull markets, but if you know where to look and how to maneuver, you can make a size-able profit. Depending on how you intend to enter and exit, yes.

    From my observation and historical market pattern, there might be a bit of turbulence in the market coming up, but here's the deal: Trying to guess what's going to happen next is less important than spreading your bets when trading and thinking long term. It's not about guessing the market's next move; it's about playing it smart and steady...managed to grow a nest egg of around 100k to a decent 732k in the space of a few months... I'm especially grateful to Garrett Eaton whose deep expertise and traditional trading acumen have been invaluable in this challenging, ever-evolving financial landscape.

    As a 23 year vet truck driver, GNL is both attractive and terrifying at the same time. Obviously I travel alot, and as I travel, I see the new construction, growth, and longevity of some of the companies in this reit, but I have also seen the sudden closure of the locations of a couple of the companies. The companies represented in these REITs make them worth watching. Great video sis !!!!

    A couple of your choices are spot on, but the last one GNL is currently at a 5 year low. It's been on a bear slide for a 5 years and makes it a speculative investment at best.

    I'm new to this. But what's the value in investing in a REIT stock like GNL that pays 15% in dividend but share value has been trending downwards YOY? Your video seems recent with the stock price at $9. I've just checked the stock on T212 and it's currently at $7. That's almost 30% loss in value. Is this normal for Reit stocks?

    • @gwenjimmere
      @gwenjimmere  2 місяці тому +28

      Great question. GNL can be a risky one and I would only recommend it to investors who are risk-tolerant (such as myself). For folks like me, GNL's high dividend compensates for its share price volatility. Remember, REIT dividends are guaranteed and required by law (unlike traditional stocks, where the companies can decide to stop paying dividends whenever they want). So even though its movement isn't ideal right now, the 15% dividend more than makes up for it, considering the share price is so inexpensive. But I would always encourage diversifying your portfolio with REITs, ETFs and individual stocks that have stable dividends and strong financials that can help balance risk and reward.

    All of these are down 10% plus over the past five years, wouldn't it be more profitable to just buy a regular stock?

    • @gwenjimmere
      @gwenjimmere  2 місяці тому +4

      I not interested so much in the 5 year returns of almost any buy and hold, I'm looking at the 10 year history. Every one of them except GNL is up over the past 10 and 15+ years. This gives me confidence that the 5 year drop is temporary and REITs will recover (as evidenced by the 6 month and 1 year history, which again shows them all up except GNL...I'll get to GNL in a moment)
      Remember almost 5 years ago, we were in the midst of COVID and the commercial real estate market was suffering -- stores were closed and couldn't do business. Even after COVID, companies still struggled with supply chain issues which affected how and if they could operate. As you can imagine, this trickled down to the property owners (aka the REITS).
      For my portfolio and for what I suggest, REITS are long term buy and hold plays. So I'm looking at 10 years at minimum. Beyond stock price, I'm in the REIT game for the guaranteed passive income dividends, which balances out any stock price dips. Which brings me to GNL...
      As I mentioned on a previous comment below: GNL can be a risky one and I would only recommend it to investors who are risk-tolerant (such as myself).
      You can certainly still buy regular stocks. A diversified portfolio is the best kind of portfolio
