  • Let's walk through and check out the before and after on this 3 bed 1 bath rental property. Spent the most I have ever spent on a turn. The previous tenant lived in the property for 8 years. Let me know what you think of this property?

    It looks a lot better and it is a shame that those renters, past and present, will most likely never know the hard work you did and how it feels when you make something better and have someone come behind you and destroy it.

      It’s Behr porch and floor paint off the shelf color is slate gray. Thanks for watching.

    Liquid Nail on the hinges. Just sent that one to my crews. Behind all door knobs on walls we put the plastic plates from Home Depot (Have used 1x4 also). Save on dry wall damages. Paper blinds, interesting. Blinds have gotten so expensive and ALWAYS get destroyed.

      I use the PL premium but yes do it. I wish I could get core filled doors in slabs. I also use the plastic plates, definitely helps. If I have the drywall down I screw blocking behind where the door knob will hit.

    Never considered linoleum floors but they look good. Wondering if they are hard to remove

      I just can't come around on the Lvp click together type of flooring. I will use it in a bathroom on small area. Unfortunately, it gets destroyed just the same as any other flooring does. They discontinued this flooring at Menards. Easy to removed roll it up just the same as carpet. I use some spray adhesive when installing to prevent tears when tenants move appliances. Probably biggest issue is it can get torn.

    I assume you trim around the shower so you don't have to mess with Sheetrock and mud where the shower wall nail flange?

      I like the pvc trim around for a little extra protection on the sides. If I replace the shower/tub with a tenant in the unit, I definitely trim around tub to save time.

    wow.. house looks great. I love the hardwoods. That should last wayyyy longer than anything else. No ceiling fans. Good move. I'm curious what the house would appraise for. Might be a good idea to 1031. I have a remodel coming on a duplex that I just purchased where I inherited tenants who are allowing their pets to use the bathroom on the floor. Needless to say, I sent a 30-day notice as soon we I closed. Maybe I'll upload the process on my iPhone. Keep up the amazing work.

      House would appraise for 160 to 200. I have not purchased anything in some time. I've actually never sold a piece of property. Im in the long term game. Can't wrap my head around the pricing of property right now. Im interested in something commercial or just something different. 2023 exhausted me with how many turns I've had, bad situations and property taxes.
      Definitely start a UA-cam channel. Let us know, we will follow along. My advice would be to make several videos or shorts save them back until u have several built up and then start posting. That way you can post regular for several weeks. Should help you grow, also post on my videos sharing your channel. I just want success for everyone.

      That's a lot of equity. Great job! I would sell and then leverage that cash to several properties. But I'm extremely bullshit on debt. 1.2 Mil +. It's drastically helped me grow and benefit from inflation. The commercial is nice. But in Indiana, everything is extremely overpriced, due to outta state money. My greatest returns have been from the 1 bed 1 bath duplexes. No kids, people on SSI who just want a small place to relax and watch TV after work. I can't do kids, they destroy everything. I'll definitely start doing shorts soon and let u know. Keep posting! I've learned a ton from your videos. @@handylandlord
