@@LarossaConstruction ok, maybe that was a bit harsh. I understand that you don’t want to over do it for the neighborhood/comps. I guess I just don’t understand what you spent 75k on to still end up with chipping countertops, mismatched cabinets, mismatched floors, no edging on the mulch, 0 tile work, wood paneling walls, etc… maybe you could do a break down on what cost 75k on this house?
No problem. 3 things led to a 75K budget that left me with a subpar house. 1) A really crappy house in the first place - Basically all new MEP systems plus a new sewer line to city sewer, 2) Mismanagement - trying to repair things that should have been torn out in the first place. For example 3K spent on Plumbing before deciding to just tear it all out (or most). 3) Vandals - This project took too long and sat vacant during certain portions. People came in and tore stuff up and stole. More than once. Could all of that have been prevented? Yep! Also the reality of RE investing.
I love flips like this. These hack jobs make my flips look so good.
Can’t tell if you’re complimenting or hating on the guy. Regardless profit is profit at the end of the day!
Is anybody ever giving compliments on here? Gotta do a rehab that fits the neighborhood.
