with this formula, a 3500 square foot house would run about 350K USD. This is very much on par with what you would pay in the US for a home. Probably even a bit on the high side in the Houston suburban market. I was under the impression it was highly cost effective to build/retire in the Philippines. Loving this Vlog, not sure if I'll build in the Philippines when I retire and use that as home base, or stay in Texas and do substantial travel towards the Philippines.

Hi Charito. If you're going to hire a contractor to build your facility, they should be the ones to apply for the permits. It's SOP. If you'll be hiring your own crew and managing the project then you'll have to do it yourself or get the assistance of someone who can facilitate the permit process. I understand this is an older post. These are the estimates I’ve gotten in the last 6 mos. P18k - basic, no finishes or bare P22-25k - standard. Tiles, paint, better roof, upgraded ceiling/lighting P35k - high end finish. Natural stone/granite, natural stone wall or accent wall panels, Terra type roof, imported fixtures and lighting. “Mala-hotel” Add 10% for pro fees, like permits etc. Finally, totally agree with not paying for things upfront. That same rule applies in the states. It’s just common sense imo and walk away from any bid that asks for payment upfront. The most I’ve done with an SLA after accepting a bid is “staggered payments”.
Neighbor, what's that? lol. Wow I remember when I was little and the neighborhood I grew up in the southern USA. Everyone knew each other parents would look out for other neighbors children. These day's it seems people don't know their neighbors or put forth any effort to meet them. My brother lives in Lake Mary Florida and only knows one neighbor and he happens to be a preacher. Times sure have changed.
Well that is the most informative vlog about building a house in Philippines. Plenty of advice and answered most of my questions.. I'm almost ready to move over and reside permanently. Can you own the land your home sits on 100% or is it like Thailand and can only own 49%. What are the medical centers like and is there a place in Manilla or Cebu where I could get my prosthetic leg checked if needing adjustments or will I have to travel back to Australia. Foreigners can't own land in the Philippines with the exception of a special situation for business that we don't discuss here. You can own property like a house or a condo/apartment. The lot we have is in my wife's name as prime owner with my name on the title as well which gives me certain rights to live in the house in the event she passes before me. Check out my earlier video about health care in the Philippines. There's plenty of great medical facilities here and the prices are a fraction of what you might pay in more developed countries like the US.

Well James I continue to be amazed by your roofing crew. Being a canadian builder I know how hard this roof is.....it does not separate the men from the boys but.....it separated knowledge and brilliance. You have a brilliant mind on that roof. Do you know how hard it is to 3d off blue prints. Example a straight wall is 2d way way easier to do. To be able to build a simple roof is still somewhat challenging. but your roof .......I want to meet those men some day and shake their hand......My wife and I as with many here are building in Phil.......I , because I am so Impressed with you will take a week and come and meet your wife and you, if you would have us. Brand new subscriber here. My Filipina girlfriend wants to build next year by Dumaguete so I'm starting to gather as much info as possible. Before everyone warns me about putting money into a house I should say she owns 3 empty lots and will get a loan against the land in order to build the house. We want a simple house and since she owns the land and will pay for the house herself it's all good. I have built my own house before here in USA but I wonder if my building experience will transfer there. I personally believe a Filipina with a vested interest in keeping the costs down is the best construction manager for the Philippines. Most Filipina's can be meek and mild but you start taking money that could be spent feeding her family and you have a fight on your hands. Anyway, keep up the good work.

You must be very knowledgeable about the construction process and detail to be able to watch over the crew and make sure that they do what you want them to do. For someone like me who does not have such knowledge, is it possible to generally believe that a crew will do their job right? I know it's a hard question because crews vary, but in general do most PI crew believable? Thanks.
Hello James. I have a couple of questions. I am on Episode 30 of Villa Feliz. Please excuse my lack of knowledge but on that map that you shown on this video, do the number below the lot number represent the lot size? Also, you probably mentioned it before but what is your lot size? Last question, I'm only on Episode 30 but the voltage in your house, did you install 110v also or just the 220v only?
If you're referring to the site map for our subdivision, then yes, it represents the size of the lot. Our lot is 885sqm. All voltage in the Philippines is 220VAC. If you plan on using 110VAC appliances you'll have to use a step-down transformer. We only have one transformer in the garage workshop that is used for some of my US tools.
I enjoy your videos and have been watching a lot of them. I laughed about the "safety materials for the men." I have NEVER seen any type of safety material on any of the ex-pat building videos other than a welders helmet. I do enjoy all of the videos you have posted.
Thanks Missouri Bob. There is a sense of safety unawareness in the Philippines among workers. Even when you provide them with safety gear, they toss it aside and act as its a hinderance. Oh well!

Dont forgett a good earthing conected to rebar and ground. The basment is going to be humid so u need some natural ventilation. u can add some space with mosqito net on the windows for the ventilation.
Ground? They don't know what grounding is here in the Philippines. As I stated earlier, we'll be putting windows in the top 3rd of the basement walls which we can open and will have screens.
arawan is better and cheaper you just have to know where to buy things and in the phils. you have to go in one place to buy all those construction materials and you can make "tawad" or discount. while in pakyawan you cannot be sure of the quality of work and materials because they are limited to your budget. labor is cheap in the phils. for a mason= 500php a day helper/laborer= maybe 300 to 400 php electrician= per outlet 500php. if you have a family in the phils its better because they know people who can work with you.
Very good info June! That's one fact I didn't have (the helper/laborer). I do know that gardeners here get about P500 per day for a full day's work around the house, so it's consistent with your assessment. Thanks!
The BOM is what the contractor tells you how much it will cost to build your house and the specific material list. Like I explained in the video, if you want to save around 20%, you can use the BOM from your potential contractor to help you shop for your own materials and do the entire project yourself. You just need to do all the research and check with local building supply stores to make sure you can get the same prices the contractor is quoting.
We had a home built in Neg. Occ. , Bacolod. I wish I had done more as far as windows and spray foam insulation on the under side of the roof. The next one will have double glazed windows to help with sound and insulation as well as 6/8 inches of spray foam.

This is Lipa City in Batangas on the upper island of Luzon. Yes, ironic how many Filipinos leave and go to other countries like the US and we foreigners find our paradise here in the Philippines. I think the trend for many Filipinos is to see if the grass is greener on the other side only to return back home here where the grass truly is greener and for 365 days a year! 😉

Hi James how long have you planned the contract from initial decision to built in the Phils to day 1 of build? You are lucky that you have saved US dollars which are 50 Pesos, if in Australia the dollar is 38 pesos and that makes a big difference .
Hi Paul. We purchased the land in 2010. We hired our architect in 2011. We saved until now to start the build. So all together, 7 years. Yes, we're extremely happy the exchange rate favors the USD. We budgeted on a P46 to UDS$1.
James. So I’m up to this episode and still haven’t seen the marineplex boards being used. I thought it was going to be used for the forms since it didn’t look like concrete would stick. There's no reference in the deeds and restrictions that I know of for deep wells, only for cisterns. If you have questions you can contact the subdivision marketing on their web site.
Just another question James. I assume that the square footage price is based on a 1 story home? If it is two story there should be a savings per square foot since there is one roof, one foundation short runs for wiring, plumbing, etc. Is that correct over there? Do you know what the price difference would be for a 1 vs. 2 story (up and down)? I don't want to be going up stairs in my later years and stairs can be a likely place to get hurt for an older person.
When a contractor gives you a quote, its for the entire house and you pay for all the sqm. There's no savings/discounts for multilevel construction. You've got a good point about having an upstairs. I'm praying that with all the walking I do, I'll be good enough shape to make it up the stairs to the master suite for several years to come. Fingers crossed!

Consider a good waterproofing on your basement (i hope u know already how it rains in the Philippines) and anti-termite surrounding your house... starting at the ground beam. Termite is always a problem later in a house. BTY, your videos is now a part of my daily sched. here in Doha, Qatar... being an OFW. Keep on coming :-)
Thanks for the advice Renato. Waterproofing already in the plan and we're putting in one of those pipes with holes around the house perimeter. You pump in some insecticide solution to keep the termites and creepy crawlers away. I know your routine being an OFW. I spent several years over in your area doing the same. James, I hate to bring up anything negative but I am very concerned about something. You are correct in that you need a CR in the basement. That is just common sense. But - here's the problem. You are correct in that the solids may need to be pumped in 25 years or so but the water will build up quickly... with nowhere to go. I assume it will either overflow into the basement and wind up in the sump, or it will leak out some other way and undermine the very support of the structure. Let us hope that it makes it to the sump... but, if it does, that means it will wind up in the cistern. James, please find a way to pump the excess water to the septic tank outside so that it can wind up in the drain field. Sorry to say all this but just as a small hole can sink the biggest ship, a small mistake can become a major problem. Please don't let that happen. Thank you for your attention.
The dedicated septic tank in the basement has it's own leaching chamber with 3/4 gravel in the bottom which leaches into the ground beneath the leaching chamber itself.
very interesting regards the electricity connection? so you will have no supply at all until 9 or more other houses are up along with yours? is that correct? wow if it is--what is the chance that will actually happen? what if you are fully built , ready to move in but have no power? Are you worried about that? It might be a long time before others build around you?

My wife and I will eventually move back to Cebu ,we have been together since 2005 and we Married in 2009. She is a US Citizen as of 2015. I will have to rely on her ability to own land to build our home. before that can happen she will need to reacquire her Philippine Citizenship. Hope to be there soon! Good Luck! my first house was about 350,000. just a small 2 bedroom house with a big screened in dirty kitchen. wife and I just started construction of a very large home. as we are self financing, we are doing it in 500,000 phases. we estimate our total cost will be around 5 million and will take us two years.

No, my cost estimate is correct. So for example, if you want to build a house that is 200 sqm at a medium quality at 25k per sqm, you would multiply 200 x 25,000. This total cost would be P5,000,000.00 or P5m.
Ping ot, the size of the rebar is determined by the load the columns and beams are carrying. You're structural engineer will determine what size is appropriate for you specific house design. Most of the time though, 16mm is enough for small to medium size houses.
Going to be building a house just up from Roxas City sometime soon, I was a bricklayer when I left school for about ten years so will be doing most of the work my self, Including all the new tools I need should be able to finish a 3 to 4 bed room bungalow for about 4 to 5 thousand US Dollars, If I include the land cost and furniture cost the whole thing should come in at under 10 thousand Dollars.
Hi Larry. I had a colleague who built a house over here for USD$5,000. One BR, FR, and kitchen. After it was built, he added another room for his wife's parents for about USD$1.500. Nothing fancy but it fit in his budget. You can save a lot if your going to do much of the work yourself. Good luck and let me know when you're starting the project.

There's some wonderful lots just across from the club house. I don't know why they didn't sell a long time ago. Not a big fan of Blk 17 Lot 7 or 11. Too close to power lines. Blk 16 Lot 3 in a very nice location but I haven't looked closely at the lot itself. Very big lot. I'll take a look at it if you'd like.

Tisha, I'm sorry it took so long to get back with you on your question about Blk 16, Lot 3. I was able to find time yesterday and here's my comments on that lot. This lot has high elevation in the back of the lot near the perimeter fence and drops on a hard decline down towards the street at approximately a 30-35 angle. This would make it a challenge for building a house since the slope would force water from rain towards your house instead of away. There are ways to mitigate water problems but it in itself would present a challenge. I would advise looking at another location. My favorite lot is Blk 15, Lot 4. Hopefully this helps!

In our subdivision you submit your pool design to either the Developer and/or the HOA. They will decide is your plan is appropriate and not in violation of any rules or restrictions.
Lots here currently are selling for P5,500 per sqm. The average pricing goes up about 10% per year. For your situation, you would not be able to legally purchase a lot here under you or your wife's name as foreigners are not able to own land in the Philippines with certain exceptions to business'.
James - MY HEAD HURTS BECAUSE YOU ARE PROVIDING SO MUCH GOOD INFO. LOL. Question - are you going to have dual power (110/220) installed in your house? We did that in our house in Manila and also had installed dedicated circuits for water heater, dryer and a gas stove with automatic electrical ignition. The dual allows us to utilize 110 USA products without transformers.
No dual power. Been there, done that. Never again. Since we're not shipping anything over we'll just start fresh with local purchased appliances. They really do have a good selection these days. Oh, thanks for the kind words Charles!
James, around the 12 minute mark of your video, it shows a lot green instead of multicolor video. I saw this once before and I thought it was my mac. Apple has forums that shows this to be an Apple issue. Does it somehow affect your videos? Can you see it also?
I just took a look at that point and didn't see the issue. Can you try with a different browser and a different computer if you have one? It might be specific to the video card in your Mac. I've also got a Mac but don't see what you're experiencing.
Apple is having me reset my VRAM Your videos are the only ones I've seen the green screens and it usually is in full screen. First time was not repeated when I played it back. The second time I minimized the screen and only the You Tube screen was green. The rest was correct colors. Again not repeated when I played back that section. I'm stumped.
Apple had you do the correct thing. When you reset your cache or VRAM on your video card, it clears the memory. Clearing the memory will allow more intensive video to play without these types of interruptions. My videos are all 1080p (HD). If your computer thinks it can handle it, it will allow you to view in HD. Sometimes the video card memory can be overwhelmed by graphic intensive demands and will cause the flickering green screens.
Very interesting. Your videos are all I have ever seen this on but I only watch yours on a regular basis. Your explanation makes sense. It also only happened while I was in full screen and when I minimized it only the My PI Dream screen was green. It doesn't stay that way for a long time. Thanks for the info. BTW your walks are also very interesting in addition to the build progression.

Very nice video....and your house looks huge...! But, I also see videos where they hire the main worker for 600 pesos p/day ($12.00) and each helper is approx 400 pesos ($8.00) p/day That is probably what your contractor pays his workers. 35.000 pesos per m2 ($700.00) IS A LOT OF MONEY in the PHP. Sorry to say. I see people build nice and very decent house for 5-6-700.000 pesos ($14.000) for 60 m2. which is like $200.00 p/m2. Let's assume that they exaggerated and the real price is 100% more expensive than what they say it is...I still don't get to $700.00 m2 but $400.00 I live in Aruba and here the average building price is approx $900.00 m2, and that is because one block cost $3.50 while one block in the PHP cost 30 pesos ($0.60) I will build my house in San fernando, Cebu a 110m2 house for approx $15.000 because it more like a bunker so it won't fly away when there is bad weather. Concrete roof and quite a few small windows against strong wind. $15.000 : 110m2 = $136.00 p/m . We need a roof above our head, something that does not fly away and where we can feel safe and comfortable. One level and a nice patio outside with the view to the nice mountains. This is ONLY meant to be constructive comment, not to bad mouth you in anyway. I just want the people understand that there are other ways to build much cheaper in the PHP. My opinion, is that when we come to an older age we don't need all that fancy stuff, but a nice comfortable place to sleep. Just my 5 cents

Cost of concrete and kabelyas is horror in Pinas nowadays + the contractor's gets 45%. He gets more than usual because it is a renovation job..it is not even a big house (75 sq.m in first floor) and the renovation is mainly first floor but of course new posts/beams has to be constructed to carry concrete floors upstairs. P2M and counting because there is still ceilings to be done, toilet, shower, etc to buy... sometimes i think i've been had :-(
i have an advice though... you have to canvass the best price for roofing because i saved 120K on mine. There are roofers who sell and install the roof, etc themselves...so that saves me paying 45% the contractor and he was not happy. Another thing..what is the best (meaning cheaper lol) material for ceiling? Any suggestions?

Take your time Robert...not going anywhere soon! 😉 Watch episode 27. It tells you how much you would pay your building engineer based upon the quality of building materials you decide on. As for the architect, it would be based on the level of effort (LOE). Again, the scope of the job but a ball park figure would be P25k - P100k for your architect.
maybe I missed it again. Is the building engineer the same as the contractor or is it the Architect. I am mainly worried about structure. I am going to build a 3 story high house with the top floor being 1/2 house and 1/2 garden on the 3rd floor where there would be a lot of wight on the 3rd floor. There are 3 key players when you build. The architect, the builder/contractor and the civil (city) engineers. The last being a mix of several different engineers ranging from sanitary, electrical, and structural. The price you pay for your architect will be determined by the size/scope of the project. Expect as a ballpark price between P25k - P250k. Your contractor/builder will price his cost to you bases on building size and materials used. All this is in episode 27. The civil structural engineer will charge a government rate which if I remember correctly is around P10k.

I lived so close to the fish pond that I could take the class out of the window and fish off my bed lol. but best you ask Tess what kind of fish filipinos like, bu never tell her why some will recommend the most high price or better yet ask your asawa. and do not forget rice, even use up what ever small wood you can find there to cook wit, you will find if you get one of the men to cook the fish it seems they are a better cook then women at it. And maybe have beers or tanduay or even a 5 gal. cooking oil jug of tuba juice (lot cheaper). I had one fish I forgot what it was called but the meat was cooked so well that you used your fingers to part the meet from the bone and you never had to worry about the bone.. Tell them what you have planed and in the end they will bring what they love to eat while drinking and eating and you will see they will see you as like family.

as I said I am not sure what fish I had when I was over there but for some reason cooking the fish on an open fire there the meat more or less falls off the bone, and tastes a lot better. yes i know you are on foot i have been watching since you started building the house.

with this formula, a 3500 square foot house would run about 350K USD. This is very much on par with what you would pay in the US for a home. Probably even a bit on the high side in the Houston suburban market. I was under the impression it was highly cost effective to build/retire in the Philippines.
Loving this Vlog, not sure if I'll build in the Philippines when I retire and use that as home base, or stay in Texas and do substantial travel towards the Philippines.

Hi Charito. If you're going to hire a contractor to build your facility, they should be the ones to apply for the permits. It's SOP. If you'll be hiring your own crew and managing the project then you'll have to do it yourself or get the assistance of someone who can facilitate the permit process. I understand this is an older post. These are the estimates I’ve gotten in the last 6 mos.
P18k - basic, no finishes or bare
P22-25k - standard. Tiles, paint, better roof, upgraded ceiling/lighting
P35k - high end finish. Natural stone/granite, natural stone wall or accent wall panels, Terra type roof, imported fixtures and lighting. “Mala-hotel”
Add 10% for pro fees, like permits etc.
Finally, totally agree with not paying for things upfront. That same rule applies in the states. It’s just common sense imo and walk away from any bid that asks for payment upfront. The most I’ve done with an SLA after accepting a bid is “staggered payments”.
Your estimates are spot on at today's rates.

Neighbor, what's that? lol. Wow I remember when I was little and the neighborhood I grew up in the southern USA. Everyone knew each other parents would look out for other neighbors children. These day's it seems people don't know their neighbors or put forth any effort to meet them. My brother lives in Lake Mary Florida and only knows one neighbor and he happens to be a preacher. Times sure have changed.

Foreigners can't own land in the Philippines with the exception of a special situation for business that we don't discuss here. You can own property like a house or a condo/apartment. The lot we have is in my wife's name as prime owner with my name on the title as well which gives me certain rights to live in the house in the event she passes before me.
Check out my earlier video about health care in the Philippines. There's plenty of great medical facilities here and the prices are a fraction of what you might pay in more developed countries like the US.

Well James I continue to be amazed by your roofing crew. Being a canadian builder I know how hard this roof is.....it does not separate the men from the boys but.....it separated knowledge and brilliance. You have a brilliant mind on that roof. Do you know how hard it is to 3d off blue prints. Example a straight wall is 2d way way easier to do. Brand new subscriber here. My Filipina girlfriend wants to build next year by Dumaguete so I'm starting to gather as much info as possible. Before everyone warns me about putting money into a house I should say she owns 3 empty lots and will get a loan against the land in order to build the house. We want a simple house and since she owns the land and will pay for the house herself it's all good. I have built my own house before here in USA but I wonder if my building experience will transfer there. I personally believe a Filipina with a vested interest in keeping the costs down is the best construction manager for the Philippines. Most Filipina's can be meek and mild but you start taking money that could be spent feeding her family and you have a fight on your hands. Anyway, keep up the good work.

You must be very knowledgeable about the construction process and detail to be able to watch over the crew and make sure that they do what you want them to do. For someone like me who does not have such knowledge, is it possible to generally believe that a crew will do their job right? I know it's a hard question because crews vary, but in general do most PI crew believable? Thanks.

Hello James. I have a couple of questions. I am on Episode 30 of Villa Feliz. Please excuse my lack of knowledge but on that map that you shown on this video, do the number below the lot number represent the lot size? Also, you probably mentioned it before but what is your lot size? Last question, I'm only on Episode 30 but the voltage in your house, did you install 110v also or just the 220v only?
If you're referring to the site map for our subdivision, then yes, it represents the size of the lot. Our lot is 885sqm. All voltage in the Philippines is 220VAC. If you plan on using 110VAC appliances you'll have to use a step-down transformer. We only have one transformer in the garage workshop that is used for some of my US tools.
I enjoy your videos and have been watching a lot of them. I laughed about the "safety materials for the men." I have NEVER seen any type of safety material on any of the ex-pat building videos other than a welders helmet. I do enjoy all of the videos you have posted.

Dont forgett a good earthing conected to rebar and ground. The basment is going to be humid so u need some natural ventilation. u can add some space with mosqito net on the windows for the ventilation.
Ground? They don't know what grounding is here in the Philippines. As I stated earlier, we'll be putting windows in the top 3rd of the basement walls which we can open and will have screens.
Demand ground in kitchen bathroom outside and basement. All EL point in basement over flooding level.

arawan is better and cheaper you just have to know where to buy things and in the phils. you have to go in one place to buy all those construction materials and you can make "tawad" or discount. while in pakyawan you cannot be sure of the quality of work and materials because they are limited to your budget. labor is cheap in the phils. for a mason= 500php a day
helper/laborer= maybe 300 to 400 php electrician= per outlet 500php. if you have a family in the phils its better because they know people who can work with you.
Very good info June! That's one fact I didn't have (the helper/laborer). I do know that gardeners here get about P500 per day for a full day's work around the house, so it's consistent with your assessment.

Very informative, would you recommend a BOM or is there an alternative since we as an owner always prefer the lowest price as possible. Tks
The BOM is what the contractor tells you how much it will cost to build your house and the specific material list. Like I explained in the video, if you want to save around 20%, you can use the BOM from your potential contractor to help you shop for your own materials and do the entire project yourself. You just need to do all the research and check with local building supply stores to make sure you can get the same prices the contractor is quoting.
We had a home built in Neg. Occ. , Bacolod. I wish I had done more as far as windows and spray foam insulation on the under side of the roof. The next one will have double glazed windows to help with sound and insulation as well as 6/8 inches of spray foam.

This is Lipa City in Batangas on the upper island of Luzon. Yes, ironic how many Filipinos leave and go to other countries like the US and we foreigners find our paradise here in the Philippines. I think the trend for many Filipinos is to see if the grass is greener on the other side only to return back home here where the grass truly is greener and for 365 days a year! 😉

Yes, we're extremely happy the exchange rate favors the USD. We budgeted on a P46 to UDS$1.

There's no reference in the deeds and restrictions that I know of for deep wells, only for cisterns. If you have questions you can contact the subdivision marketing on their web site.

Just another question James. I assume that the square footage price is based on a 1 story home? If it is two story there should be a savings per square foot since there is one roof, one foundation short runs for wiring, plumbing, etc. Is that correct over there? Do you know what the price difference would be for a 1 vs. 2 story (up and down)? I don't want to be going up stairs in my later years and stairs can be a likely place to get hurt for an older person.
When a contractor gives you a quote, its for the entire house and you pay for all the sqm. There's no savings/discounts for multilevel construction.
You've got a good point about having an upstairs. I'm praying that with all the walking I do, I'll be good enough shape to make it up the stairs to the master suite for several years to come. Fingers crossed!

Consider a good waterproofing on your basement (i hope u know already how it rains in the Philippines) and anti-termite surrounding your house... starting at the ground beam. Termite is always a problem later in a house. BTY, your videos is now a part of my daily sched. here in Doha, Qatar... being an OFW. Keep on coming :-)
Thanks for the advice Renato. Waterproofing already in the plan and we're putting in one of those pipes with holes around the house perimeter. You pump in some insecticide solution to keep the termites and creepy crawlers away.

James, I hate to bring up anything negative but I am very concerned about something. You are correct in that you need a CR in the basement. That is just common sense. But - here's the problem. You are correct in that the solids may need to be pumped in 25 years or so but the water will build up quickly... with nowhere to go. I assume it will either overflow into the basement and wind up in the sump, or it will leak out some other way and undermine the very support of the structure. Let us hope that it makes it to the sump... but, if it does, that means it will wind up in the cistern. James, please find a way to pump the excess water to the septic tank outside so that it can wind up in the drain field. Sorry to say all this but just as a small hole can sink the biggest ship, a small mistake can become a major problem. Please don't let that happen. Thank you for your attention.
The dedicated septic tank in the basement has it's own leaching chamber with 3/4 gravel in the bottom which leaches into the ground beneath the leaching chamber itself.

Are you worried about that? It might be a long time before others build around you?
I will have my own electrical run just as I do now but with a bigger wire until the phase is turned on after we have more houses built.

HI, I like your video content....heard you mention that you bought a lot to build your home on. It"s always been my understanding that foreigners cannot own land in the Philippines.
My wife and I will eventually move back to Cebu ,we have been together since 2005 and we Married in 2009. She is a US Citizen as of 2015. I will have to rely on her ability to own land to build our home. before that can happen she will need to reacquire her Philippine Citizenship. Hope to be there soon! Good Luck! No, the columns and tie beams are all form cast solid concrete, no CHB. CHB is only for the walls and is "non-load bearing".

my first house was about 350,000. just a small 2 bedroom house with a big screened in dirty kitchen. wife and I just started construction of a very large home. as we are self financing, we are doing it in 500,000 phases. we estimate our total cost will be around 5 million and will take us two years.

No, my cost estimate is correct. So for example, if you want to build a house that is 200 sqm at a medium quality at 25k per sqm, you would multiply 200 x 25,000. This total cost would be P5,000,000.00 or P5m.

Sir 16mm rebar foundation is enough for having 2nd floor with rooftop right?using steel decking in each slab.
Ping ot, the size of the rebar is determined by the load the columns and beams are carrying. You're structural engineer will determine what size is appropriate for you specific house design. Most of the time though, 16mm is enough for small to medium size houses.

Going to be building a house just up from Roxas City sometime soon, I was a bricklayer when I left school for about ten years so will be doing most of the work my self, Including all the new tools I need should be able to finish a 3 to 4 bed room bungalow for about 4 to 5 thousand US Dollars, If I include the land cost and furniture cost the whole thing should come in at under 10 thousand Dollars.
Hi Larry. I had a colleague who built a house over here for USD$5,000. One BR, FR, and kitchen. After it was built, he added another room for his wife's parents for about USD$1.500. Nothing fancy but it fit in his budget. You can save a lot if your going to do much of the work yourself.

There's some wonderful lots just across from the club house. I don't know why they didn't sell a long time ago.

Tisha, I'm sorry it took so long to get back with you on your question about Blk 16, Lot 3. I was able to find time yesterday and here's my comments on that lot.
This lot has high elevation in the back of the lot near the perimeter fence and drops on a hard decline down towards the street at approximately a 30-35 angle. This would make it a challenge for building a house since the slope would force water from rain towards your house instead of away. There are ways to mitigate water problems but it in itself would present a challenge. I would advise looking at another location.
My favorite lot is Blk 15, Lot 4.

In Filipino subdivisions, am I allowed my own design, say if I find a plan from the USA that will fit the Philippines?
In our subdivision you submit your pool design to either the Developer and/or the HOA. They will decide is your plan is appropriate and not in violation of any rules or restrictions.

Lots here currently are selling for P5,500 per sqm. The average pricing goes up about 10% per year. For your situation, you would not be able to legally purchase a lot here under you or your wife's name as foreigners are not able to own land in the Philippines with certain exceptions to business'.
James - MY HEAD HURTS BECAUSE YOU ARE PROVIDING SO MUCH GOOD INFO. LOL. Question - are you going to have dual power (110/220) installed in your house? We did that in our house in Manila and also had installed dedicated circuits for water heater, dryer and a gas stove with automatic electrical ignition. The dual allows us to utilize 110 USA products without transformers.
No dual power. Been there, done that. Never again. Since we're not shipping anything over we'll just start fresh with local purchased appliances. They really do have a good selection these days.

James, around the 12 minute mark of your video, it shows a lot green instead of multicolor video. I saw this once before and I thought it was my mac. Apple has forums that shows this to be an Apple issue. Does it somehow affect your videos? Can you see it also?
I just took a look at that point and didn't see the issue. Can you try with a different browser and a different computer if you have one? It might be specific to the video card in your Mac. I've also got a Mac but don't see what you're experiencing.
Apple is having me reset my VRAM Your videos are the only ones I've seen the green screens and it usually is in full screen. First time was not repeated when I played it back. The second time I minimized the screen and only the You Tube screen was green. The rest was correct colors. Again not repeated when I played back that section. I'm stumped.
Apple had you do the correct thing. When you reset your cache or VRAM on your video card, it clears the memory. Clearing the memory will allow more intensive video to play without these types of interruptions.
My videos are all 1080p (HD). If your computer thinks it can handle it, it will allow you to view in HD. Sometimes the video card memory can be overwhelmed by graphic intensive demands and will cause the flickering green screens.
Very interesting. Your videos are all I have ever seen this on but I only watch yours on a regular basis. Your explanation makes sense. It also only happened while I was in full screen and when I minimized it only the My PI Dream screen was green. It doesn't stay that way for a long time. Thanks for the info. BTW your walks are also very interesting in addition to the build progression.

Very nice video....and your house looks huge...! But, I also see videos where they hire the main worker for 600 pesos p/day ($12.00) and each helper is approx 400 pesos ($8.00) p/day That is probably what your contractor pays his workers. 35.000 pesos per m2 ($700.00) IS A LOT OF MONEY in the PHP. Sorry to say. I see people build nice and very decent house for 5-6-700.000 pesos ($14.000) for 60 m2. which is like $200.00 p/m2.
Let's assume that they exaggerated and the real price is 100% more expensive than what they say it is...I still don't get to $700.00 m2 but $400.00
I live in Aruba and here the average building price is approx $900.00 m2, and that is because one block cost $3.50 while one block in the PHP cost 30 pesos ($0.60)
I will build my house in San fernando, Cebu a 110m2 house for approx $15.000 because it more like a bunker so it won't fly away when there is bad weather. Concrete roof and quite a few small windows against strong wind. $15.000 : 110m2 = $136.00 p/m . We need a roof above our head, something that does not fly away and where we can feel safe and comfortable. One level and a nice patio outside with the view to the nice mountains.
This is ONLY meant to be constructive comment, not to bad mouth you in anyway. I just want the people understand that there are other ways to build much cheaper in the PHP. My opinion, is that when we come to an older age we don't need all that fancy stuff, but a nice comfortable place to sleep. Just my 5 cents

Caveat: I watch UA-cam on Apple TV so for what's worth your playlists are difficult to navigate because they all start with, 'Villa Felliz - Episode ##' I'm only able to see 28-30 characters before I see, 'The Subject' therefore, I never see the title of your videos as I scroll through the playlists. I suspect if you considered an edit your traffic would increase exponentially. 🙏🏻

On the island of Luzon in the south in the province of Batangas. It's just outside of Lipa City.
Cost of concrete and kabelyas is horror in Pinas nowadays + the contractor's gets 45%. He gets more than usual because it is a renovation job..it is not even a big house (75 sq.m in first floor) and the renovation is mainly first floor but of course new posts/beams has to be constructed to carry concrete floors upstairs. P2M and counting because there is still ceilings to be done, toilet, shower, etc to buy... sometimes i think i've been had :-(
i have an advice though... you have to canvass the best price for roofing because i saved 120K on mine. There are roofers who sell and install the roof, etc themselves...so that saves me paying 45% the contractor and he was not happy.
Another thing..what is the best (meaning cheaper lol) material for ceiling? Any suggestions?

Would be. Could you say about how much this would be. Is the rate per sqm. or how would this be for pay. Thanks again for the great videos
Take your time Robert...not going anywhere soon! 😉 Watch episode 27. It tells you how much you would pay your building engineer based upon the quality of building materials you decide on. As for the architect, it would be based on the level of effort (LOE). Again, the scope of the job but a ball park figure would be P25k - P100k for your architect.
maybe I missed it again. Is the building engineer the same as the contractor or is it the Architect. I am mainly worried about structure. I am going to build a 3 story high house with the top floor being 1/2 house and 1/2 garden on the 3rd floor where there would be a lot of wight on the 3rd floor. There are 3 key players when you build. The architect, the builder/contractor and the civil (city) engineers. The last being a mix of several different engineers ranging from sanitary, electrical, and structural. The price you pay for your architect will be determined by the size/scope of the project. Expect as a ballpark price between P25k - P250k. Your contractor/builder will price his cost to you bases on building size and materials used. All this is in episode 27. The civil structural engineer will charge a government rate which if I remember correctly is around P10k.

I lived so close to the fish pond that I could take the class out of the window and fish off my bed lol. but best you ask Tess what kind of fish filipinos like, bu never tell her why some will recommend the most high price or better yet ask your asawa. and do not forget rice, even use up what ever small wood you can find there to cook wit, you will find if you get one of the men to cook the fish it seems they are a better cook then women at it. And maybe have beers or tanduay or even a 5 gal. cooking oil jug of tuba juice (lot cheaper). I had one fish I forgot what it was called but the meat was cooked so well that you used your fingers to part the meet from the bone and you never had to worry about the bone.. Tell them what you have planed and in the end they will bring what they love to eat while drinking and eating and you will see they will see you as like family.

My asawa cooks tilapia all the time, but its got lots of bones :(
as I said I am not sure what fish I had when I was over there but for some reason cooking the fish on an open fire there the meat more or less falls off the bone, and tastes a lot better. yes i know you are on foot i have been watching since you started building the house.

Lots are sold on per sqm. Currently P4,500 and P5,500 per sqm for lots in Phase 2 and Phase 1 respectively.

We have several of your fellow Canadians making the move from snow to summer here. I think it might be a trend ;). Lots here currently sell for P5,500 per sqm. Expect a 10% per year increase if you're in the market.
