It is Ammonium Chloride and should only be used in well ventilated areas. If you are going to be using in a crawl space you will need a respirator and proper personal protective equipment.

They are both the same active, but Boracare is considered the better product and will be absorbed better through the wood, then Tim-bor. BoraCare has an added ingredient that aids in absorption. www.solutionsstores.com/bora-care
Also regular Boracare (not the Moldcare version) will only kill fungus and wood boring insects. It will not kill or prevent mold. Boracare Moldcare is needed. You can look at the site DoMyOwn.com where they have an extensive Q&A on these products. This is where I both bought and learned about it.
