    I've bought 2 fixer uppers. Huge difference between buying one to fix and then move into and buying one that you move into and then fix. The later is an absolute headache.

    At to HOAs....also be careful of dysfunctional HOAs that allow the road and essential infrastructure to go without maintenance and upkeep.

    Stay away from new build communities where few homes are occupied. Don’t be one of the first to buy because if they don’t sell, and there are a lot of good reasons that you may not consider for that, they may end up as rentals.
    They are building some of these new communities often waaaaaay too far from civilization. They build them near cell tower and power plant compounds. Too few in and out roads. There is often a reason that land wasn’t developed beforehand.

    Hey Brant love the new channel. I took your advice and started a second channel focusing on boats instead of rolling the videos into my fishing channel Charlotte Harbor Fisherman. Anyway it’s building momentum and I can see making a real income of it eventually especially if I get my broker license again. Thanks bud

      I lived at 6209 Sarah dr Pensacola in the 60s and 70s we had to move because of my mothers heath due to paper mill

    I’m a homeless school teacher since Covid mandates put me on unemployment. 1200per month forced SS and not allowed to make more than 19.5K per year.
    I will be lucky to afford a doll house. I will never use your advise. 😢
    Oh. And the Feds want 86k back on a borrowed 16K student loan. I’m 65.

      Saw a house in Navarre built in the late 80s or early 90s that had second story loft that only had a ladder in the family room to access. But a sink in a closet? Hopefully it was a deep sink.
