  • Tanya and Alexander bought a 40-year-old home without an inspection. They hired a contractor to renovate the second floor addition and gave the contractor a $25,000 deposit to start. After a few weeks of work, the contractor walked off the job and declared bankruptcy. After a lengthy and frustrating legal battle turned up nothing a second contractor was hired to complete the work. All seemed fine until they used the laundry. Mike and his crew arrived to discover the plumbing was connected to the weeping tile and not the main sewer line, draining soapy water onto their property and the street. Mike decided to gut the laundry room after finding faulty venting, electrical and insulation. Which added to the plumbing problems. After the plumbing was routed correctly and vented through the roof, mike closed the laundry room back in with a few added bonuses such as in-floor heating and slate tile at the homeowner’s request.

    I purposely bought an older home 2 years ago. I knew it had issues the home inspector "choose" to completely overlook so the Realtor could close the deal. I would have bought it anyway, as I am very keen on spotting and repairing problems myself INCLUDING roofing! I did my last roof myself and it was still good after 34 years when I sold the old house.
    OK... long story short, unfortunately we can't call out bad contractors (or home inspectors) without facing defamation lawsuits. THAT'S what's wrong with the industry. NO ONE is ever held accountable. THAT is why I learned the trades MYSELF.

      The truth is always a defense for defamation. But contractors like these are never going to sue you. They'll work as long as they can until they get caught then declare bankruptcy, change their name, create a new LLC and start the scam over somewhere else.

    i have a 1946 house and the pain can be real. But from what I've seen of new construction...I wouldn't trade.

      It is a big deal and such a stress reliever when the previous owner has all the paperwork from build, to mods, to appliances, to fixes and a solid home inspection backs it all up.

      Absolutely, there are as many problems with new construction as there is with older construction. One of the problems with older homes is more recent work that was not done correctly.

      My house was a 1947 cape cod I've added onto it twice been in the house since 1992 I was lucky in the fact my Dad was journeyman plumber electrician HVAC guy and I've been a journeyman electrician HVAC guy so when we had my additions put on my dad has known the carpenters 3 generations of them for yrs so I was lucky

    The pattern with most contractors:
    1. Knowledgeable salesperson sells the job.
    2. Incompetent people do the job.
    3. Contractor ignores customer's calls or refuses to fix the work, often combined with accusing the customer or lying.
    Contracts are _worthless_ without enforcement.
    If you want it done right, you have to do it yourself.

    An extension cord run through a downspout as permanent wiring is... just amazing. Someone was _that_ concerned about aesthetics and _that_ unconcerned about electrocution. That's just bonkers.

    Mike got the right people to do the jobs such as pipes, electrical, flooring, etc. It was a big job.

    If the contractors don’t care about insulation or pipes.. Why would they run the company in the first place? It seems they are con artists as well as criminals.

    Best thing to do is build your own. With the way homes are build today there are ways to bo it. Buy your land set the Foundation , getting plumbing set. Electric, then the inside. Do the outside. Won't take long. I helped a friend build their house and they were so proud and it was beautiful.

    I live in a mobile home. None of my drainage was vented anywhere in the house. Luckily, I know plumbing and knew how to fix it.

    I’m in BC.I remodelled an extra bedroom as a utility/laundry room.venting the washer was simple using a cheater vent out an outside wall.it’s code and it doesn’t involve demolition.

      Are you referring to a proper air admittance valve that is about $80.00 used in high rises and large apartment buildings or the cheap $5.00 unit that may not stand up.

    I've done work on *every* part of my house, *mostly* the attic. I know my property now thanks to you
    Edit: Yes, it did need some work, thankfully nothing major. Attic needs more insulation but I'm waiting for that until I finish re-wiring (25 years electrical experience(got serious about it when I was 10)).

    Ive been in construction for 20 years.. would never buy a newer home, especially in prefab neighborhood.. those crews go as fast as possible to make as much profit as possible. Theres brand new homes going for almost 500000 by me.. they have no basement, no yard to speak of and you could throw a ball back and forth to eachother through the windows with your neighbors you're so close to eachother.

    It is permissible to use NMD90 (loomex) cable in metal studded walls in residential with appropriate bushings. AC90 ("BX") is not required. However, Mike is correct about the need to use junction boxes.

    CBC News just released a video 10 hours ago about "Holmes Approved Homes" having to be torn down for structural, HVAC and mold issues.

      Sounds like he put his faith into the wrong company to do the building. One would think he would learn his lesson from other peoples past mistakes.
      However I simply can not fault Holmes directly. Who and where was the inspectors that should been done during the building process? 3rd line homes failed.

      @@Tedybear315 I'll fault him directly. If he is promoting a builder as approved by him, especially if it's a paid promotion, he'd better make sure the builder maintains the standards. Otherwise, he's just a money hungry sellout.

      The guy is a fraud...three homes already have had to be demolished because of substandard construction. People bought those homes on Holmes reputation, yet he seems to have no concern whatsoever for their plight. You put your name on something you better make sure the product lives up to your so called standards

      I saw that too. Makes me wonder if he's following in the footsteps of a certain former president, who lent his NAME to businesses that he didn't really work with. If the builder was reputable, but subcontracted the work, that could explain a lot. Still, not good.

      Plenty. That is not a structural wall, so it doesn't matter if a 2" pipe is routed through it.

    If you’re going to buy an old home make sure it’s prior to 1940s. 40 year old house is not an old house. Old homes are built to last generations, post industrial homes are not. Our house is from 1850 and still stands strong on its original stone foundation, original windows, and floors. We added some rockwool, central heat/air, and drywall. Terrible 1980s cladding is coming down next year with a zip system and wood siding going back up. Then the shingle roof will come off and wood and metal roof will go on.

      One major caveat about buying old homes, make sure you know if any work been done on it. The major problem with a lot of older homes is shoddy remodels or such done on it over the years, almost none of it with permits. Especially in this era of house flippers.
      Just because your house is 40 years old doesn't mean some idiot didn't put in new plumbing or something 10 years ago and ruin the thing.

      @@micheleemcdaniel389 Yes, yes it does. Thought it does depend on the rain and the type of metal or thickness. I've had both a metal camper which run like a bell and the metal shingle porch on the back of a house.
      In light rain/mist it's not so bad but larger rain drops or hail makes it noisy as heck.

    This took a lot of effort and expense to run a vent pipe for the laundry room. Could an Air Admittance Valve (AAV) been used instead?
    "AAVs are mechanical devices that can take the place of a conventional vent connection on a sink drain. When installed properly, an AAV opens when water is flowing to allow air into the pipe and equalize pressure."

      I believe that large apartment buildings use AAV's all the time and there are heavy duty units designed to do just that. They are about $80.00 and fit on a 3 inch stack. Not the cheap $5.00 ones.

      Reported 2 corrections to the issue. 1] The original builder substituted a builder not approved by Mike Holmes and 2] He only recommended the home if they used an upgrade package approved by Mr. Holmes. I understand that all the homes torn down did not go with the upgrade.

    There’s also a risk of buying Holmes approved homes too. Just look in Meaford, Ontario where nee homes are being demolished because they’re built like crap. All with the seal of approval from Mike holmes. 🤷‍♂️

    Mike, please talk about where you draw the line on what you're fixing? These sorts of inspections and Make It Right's can snowball quickly! How do you judge how far into "fixing" do you go?

      That is easy. You go as far as necessary, anything beyond that is personal choice. I like to look at a project and think of what will it be like in 20 , 30 , 40 years down the road. Fix it once, Fix it right.

    I disagree on the attic insulation. It is perfectly OK, and in some case preferable, to insulate the rafters and leave the attic a conditioned space. It depends on what the attic is used for, especially if duct work and HVAC are there.

      Then how do you get airflow through the attic? Vents or soffits pull outside cold air in making the roof insulation moot and attic floor insulation a requirement.

      You don't vent conditioned attics. You only vent vented attics. This house looks to have a conditioned attic, that's why there was an air return there.

    26:00 If your home was designed and built with an unvented attic, then you must insulate at the rafters/roof level, not at the bottom.

    After watching the video twice there were even more problems with the house they didn’t work on. The bathroom upstairs has 2x4 framing under the shower. The attic has insulation against the roof and not on the ceiling and no vapor barrier. They are going to have to open the ceilings and add insulation and vapor barrier or spray foam from above. The production company must have been freaking out yeah Mike we see how they did it wrong but we aren’t here to fix that too! Let’s just run the vent stack. We can recommend others to fix the bathroom problem and fix the insulation in the attic problem!

    Mike, why are the electricians using metal boxes vs. plastic or bakelite ones? You have to bond the metal boxes with green bonding screws and appropriate threaded bonding taps. Too much extra work!

      In the UK, all new builds or extensions must use metal boxes and the regulations state everything must be earthed (grounded). There is also a requirement for less MCB's be used and more RCBO's. and Surge protection (MCB= Miniture circuit breaker. RCBO=residual current circuit breaker with over current protection, Surge protection protects all electronic circuits, computer, dishwasher,washing machine etc from surges in your electrical power supply or lighting strikes) Our regulations get tougher every year and rightly so. The latest coming through now is protection against arc fault AFDD's(Arc Fault Detection Device) usually in extension leads, and will apply to care homes or homes or environments of many people. As your electrician will tell you, electricity is not to be taken for granted, there are possibilities for many faults, its in your home and yourselves interest to have a full test done on the electrics of your house. (usually a requirement by your house insurer-if not, why not? will he pay out in a fire situation?) In the UK it is a requirement by law, that you must have a upto date certificate of your electrics and gas before you can sell your home and the same applies to someone selling a home. Just remember, that after a fire, its easy to see the wiring and how it was before the fire. Copper doesn't melt till it reaches 3000c. So don't give any insurer a way of not paying out! Fire is the no1 item caused by electrical faults. Ex Tech Electrician speaking here (now retired)

    If you cut the sheet rock on the top and two sides at a 45dagree angle you will find that you can use the same piece and just Mud and plaster it in

    The couple spent a lot of money.. They should have a state license and bonded contractors. The previous contractors got away with it. They will be in deep trouble down the road.

    Mikes next episode " The Risks of Buying a New House in Meaford , Ont". 3 to be torn down as to which Mike endorsed and provided $390,000 in private mortgages to help builder buy land for the development. Mike also bought a house and sold a year later that he gave a thumbs up to which also had defects ! Way to go Mike , what a nightmare for those homeowners.

    With all that the home owners have been through, I hope they were able to correct the improper attic installation. Maybe Mike connected them with a reputable insulation company.

      Find out if your inspector has experience in the trades. What were they doing BEFORE they became an inspector. Do they have some ideas of what the building codes are for plumbing and electrical. Inspect your inspector! And yes, you DO need permits!

    Did he use screws on the dryer exhaust? BIG no-no. Lint will grab on and build up. Those connections should have been metal taped.

    Always funny about this show. In one episode they claim get an inspector, all the problems because they didn't have one. Then another episode the get an inspector and they miss almost every thing. Most episodes Mike blames the home owners for going for a cheap contractor.. This one they over paid for a bad contractor and so on.
    It honestly seems like you just can't win in this industry and all the laws and legal protections protect the contractors.

    That real estate agent should have his license pulled. He was working to force a sale for as much as possible to get a larger commission by saying the buyers had to purchase with the (unconditional) clause is order to get the home.

      Here in the UK much the same with contractors. After the brainwave of two young men and the take up by two companies, we have a system (private) where you can pick the contractor you want knowing he/she will be ok. How it works, is that the 'company' uses contractors ONLY recommend by consumers. The company keeps tabs on the contractors and any complaints and they off the books. Contractors pay the 'company' annually through a third person(usually a bank) to stop 'buy in' to the 'company' The 'company' nearest me is called "Check -a-Trade". It even has solicitors on its books!! So you can pick a trade knowing they have been recommended by previous users and the contractor gets the plus of having customers recommend him! All trades have to give photos of their work and show remarks from customers such time keeping, cleanliness plus do a good job, to stay on the 'companies' books. The list on the books is very broad, as I said before it includes solicitors, electricians, plumbers, pavers, roofers, carpenters, cleaning ladies, gardeners, book keepers, accountants etc etc Why doesn't someone start one in Canada (I wrote to Mike Holmes and suggested just this but got no reply or acknowledgement.) Kinda puts him out of business! p.s. would never recommend buying a new house, the contractors use sub par and cheap labour usually immigrants, no requirement of proof of the men working have passed any exams or even been on a building site before. (applies UK). As ever, the old adage applies, 'Buyers Beware"!!

    Doesn't plumbing code require white PVC pipe for underground drains? Why did this plumber use black ABS for the underground drain for that laundry room?

      Thats because the law takes the "company" as a separate entity and so its always the "company" at fault not the owner! Thats why, owners are very wary as to what they call the "company". Never use their name for starters!

    tile work is garbage. backbuttering wasn't shown and it appeared they just laid the tile on the thinset. they'll probably pop right off.

    I was a big fan of Holmes on Homes until I saw this on CBC - Mike 'Holmes Approved Homes' demolished due to alleged defects!

      note the alleged. looked into it. it was mainly a third party. Not Holmes own crew. his error was partnering with them. Mike is still just a man

      @@Revkor Mike endorsed the homes and also bought one and sold it which also had defects. Mike was also involved with $390,000 in private mortgage with the builder to purchase land. He was very much involved, he's no different or he would have helped out those homeowners that bought homes he gave a thumbs up to. Three are getting torn down , what a nightmare for those people.

      @@gatorarms9241 everythign i looked at it might have been his companies but not him directly. now PR wise it would have been good for him to show up to fix it. but again this was a third party that made them. and even accordign to defendants those houses were fixable so even the government agency is beign questioned for its moves. very much gray area. again mike might have done some PR shots but nothign more it was not his cmpany that built them. and note None of these people got a homes inspector that is the one thing mike Hammers in inspections from a third party.

    Might be better to buy an old home than all the "Holmes Approved" homes that are having to be either gutted and the owners leave for a year to be repaired or so bad that they have to be totally demolished! So much for Mr. Holmes "making it right"" He put his stamp of APPROVAL on them and then walked away like all the celebs who sold late night junk on infomercials and then when they failed , did the same.

    I really admire Mike Holmes for caring so much about stupid people. These two should just go ahead and tattoo "Stupid" on their foreheads. They "fell in love" with this house, and just stopped thinking. Never be rushed into making a big money decision. Stupid! Ask city code enforcement if you will need a permit BEFORE you let a contractor into your home. If the city says yes, and the contractor say no, kick the contractor out on his a$$. They did the opposite... Stupid!

      A lot of renovations may come down to money. In this case they paid $90,000 to move a laundry room to a basement area. They got hosed. The amount charged doesn't always buy integrity and good value.

    I wouldn't have a house built with todays builders...the quality is horrible because they have no scrupples much less using poor quality materials...they aren't even suitable for fire wood because of all thr chemicals they're treated with
