A hard lesson I learned years ago, living on a river.
Lesson's learned
Sell the house before this happens, not after.
Never live next to a water way.
Always buy on high ground with more than adequate drainage.
No matter what you think insurance will pay, you're very very wrong, they cover material costs at like 60%, they don't cover land. When the land is the most expensive part of the property, you lose big time. If I would have sold 1 day before it all started, I would have made out great, instead I got about 1/3 of what I could have got. Life lesson, visit the water, don't live on the water
