Great video as always, what CRM do you guys use to keep track of this MLS deals from all the offers that are sent and any homes that come back to market from previous buyers the home was pending with?
Hey there Chris! We've been using Streak CRM for years to keep track of MLS deals and all of our contacts/notes. We love it because it directly integrates with GMail. You can check out Streak here: get.streak.com/RealEstate We either do a manual review to see if any properties that went pending with another offer come back on the market, or set up notifications for a specific property through your Local Multiple Listing Service (MLS), or set up notifications for a particular property on Redfin. As long as the contract is signed by all parties involved (you, the seller, and the end buyer), it is legally binding. Hi Ricardo! Great question! Here are two options to minimize visibility of your assignment fee without a double close: Blind HUD: Ask the title company to prepare a Blind HUD, so the buyer won't see the fee breakdown until closing after the assignment contract is signed. Escrow-Only Disclosure: Structure the assignment fee as part of the closing costs, disclosed only to the escrow company and shown to the buyer in the final settlement statement. These methods help manage when the fee is revealed, usually after signing. Hope this helps!🏡
