Great information. Especially about doing the upgrades after purchase. Lots of options. Quality in the details.

Whenever I’ve sat in the design center, I get a quote for the tile I want and figure out the price per foot. I’ll look up cost for the exact same tile while sitting there and calculate the cost to see if it makes sense through the builder. It made sense to have the builder do it when I bought a DR Horton in 2017, but didn’t make sense for the Pulte I purchased in 2012.

These design center videos are VERY helpful. I want to know the total cost of the actual home with all the upgrades before purchasing. One thing I've done when purchasing new construction is ask for the upgrade list on the day i see the models for the first time. A good and reputable builder will have no problem letting you take home the complete upgrade pricing list (even though it's always subject to change). A builder who doesn't want you to see upgrade pricing before you purchase is someone you don't want to deal with. They're usually jacking those prices up like crazy. And Jack, I have a question for you. Do you have contractors you'd recommend for flooring? I know that's the biggest expense & it's way more cost effective to have it done after closing, but I'd want to use someone knowledgeable who does quality work and I just don't know who that would be in Vegas.
