A great set of tips for renting a condo in the Philippines. There were a lot of things mentioned that I would not have thought about as recommended or required to make sure that the transaction goes smoothly. I see a lot of places advertised stating the post-dated check thing and wouldn't like doing that either.

checks are a antiquated mode of payment, i see why they do it based on what you said, which is what ive read as well

Jasper, is the administration office that you mention an office within the condo where you verify the owner-do you do that before you contact the listing person? Also, where do you go to get a lease notarized? Appreciate all the info. New sub.
Hello Jaycee. Admin office is inside or Nextdoor. Do that after meeting agent when you’re ready to finalize. Mobile notary or any notary or attorneys office. Thank you for subscribing
Good advice, I did not know about the inverter thing. Is that the case for all of SE Asia? Or just a Philippines thing? Seems like a lot of 'gotchas' with renting in Phils, best to have an experienced person on your side to check that everything is on the up and up I think
Yes, inverter air conditioner, inverter fridge, and washing machine, etc. if you can get it that just means energy efficient essentially

I stayed at Azon condo building in Pusok area Lapu Lapu Mactan / Cebu----- it's an older building , but close to Mariana Mall and the airport etc.------anyway---- I almost had a heart attack when I saw the electric bill for one month......it was almost 10,000 pesos ( about $200 USD )..... and I didn't even have the AC on that much..... and was gone for two says when I went to Bohol. I am just wondering if these condo buildings in Cebu area charge some kind of surcharge onto the electric bill...... ? it seemed insane------

You don’t put your name in it just goes to the unit.
Inverter is also known as a split level A/C whereas the compressor is outside and the unit runs quietly?
It looks identical to non inverter. Both are split type
Both run quietly compressor can be in floor or on balcony
