Let's not glorify these poorly designed communities, just because it's "master planned" does not mean it's done well. Car dependency, cul de sacs, neighborhoods with only one or two connections to the rest of the road network, and low density is neither well planned nor an efficient use of land.

30 minutes away from chic-fil-a and wal-mart. That's the american dream. Hope they have parking for my giant F-350 superduty. For groceries.

You forgot to mention the access road ( avalon rd) and the traffic nightmare that has become.
It can be rough at certain times for sure! Thankfully it’s so close to the downtown Hamlin area that traffic isn’t always an issue here
