Reality check with RUNWAL AVENUE salesman on potential flat-buyer issues of Bliss & Avenue projects

  • A Runwal Avenue sales guy educated me about the connection between Runwal Bliss and Runwal Avenue -- two projects that occupy the same Kanjurmarg compound. Our conversation, based on the project's documents available on MahaRERA website, threw up some interesting facts about both real estate projects including some that flat-buyers may not be aware of.

    Reality : Runwal is developing 36 acre land parcel in 3 phases.
    1. (Phase 1 ) Bliss has total 6 towers now, 1-2 ace of recreation space (including club house and small garden ) for those residents.
    2. 5-6 acre garden next to bliss which is open to public as well.
    3. EWS tower is next to 1st tower of bliss near Bhandup opening. Its being constructed currently. (No idea on the no. of storeys)
    4. Phase (2) : Avenue has 6 towers with "affordable" and compact flats.
    This phase also has a commercial and shops at the ground floor.
    5. High tension lines pass near bliss just above the public garden.
    6. (Phase 3) in between the two phases is expected to be developed as commerical, school, hospital development. No residential planned as of now.
    7. Dumping ground is on the other side of EE highway and is easily 2 km away but since it's on the west side of project, due to wind blowing there is a possibility of foul smell during wet season. Other seasons it's fine.
    8. Most of the non-garden facing flats have a slum view.
    All said it has an excellent connectivity with - Kanjurmarg station at one side and Bhandup on the other.
    - upcoming metro station at less than 1 km distance.
    - Powai, EE highway, LBS all within 1 km.
    Some points to think:
    1. Entire Mumbai consists of slums and new developments are happening around it.
    2. You cannot trust small builders then you need to look at big names for some credibility.
    3. Everyone has some or the other issues as has been the case historically.
    4. Given all are thieves and as a home buyer you need to focus on everything but then how to then purchase a flat?

    Sir 80:20 rule applies everywhere. 80% Janta bholi bhali (naive) hai or Chutiya hai or don't care because they are corrupt themselves. The builders don't care about the remaining 20% like you and me! Of course it is wise to be in this 20% so it is up to each on his own!
    Thank you for exposing fraud and promoting wisdom and fairness in this Andher Nagari world for those who seek!

    This video is little misleading because the person handling the call is inexperienced. Avenue & Bliss are separate projects & Avenue is not EWS.

    Sir,
    1) Thanks for discussing very good technical details about this project.
    2) Location of EWS building is not clear.
    3) Location is just 150 Mtrs. from Railway line.
    4) Parking for commercial shops is not clear.
    5) Tata power HT line details are not clear.

    Krishnaraj sir, very informative talks.
    Sales manager have done really cheating by saying only 5 tower will be built in bliss in 30 acres but it seems now only 10 acres to bliss, even towe4 F launched recently. 5 acres given to bmc park, And remainng 10 acres they are making total 9 towers in avenue inclding EWS. Cheated with people's feelings actually.

    The Sales guy seems to be completely blunder. He is not even able to elaborate whatsoever he is mentioning, it seems he just mugged up pointer highlighters and sat for the exam which he brutally failed. Thanks sir for this video.

    Flat for Economically weaker section
    Flat cost : 1. 17Cr only....
    Matlab kuch bhi bolke advertising. Itne paise dene ke baad who would want to be termed their flat as Economically weaker?

      This is in mumbai real estate standards. There are no flats for urban poor..as a result there are Slums

      Vaibhav lakshmi construction quality is not good.Leaking probllema has been reported from other projects.He is building so many wings in very limited space. And there is no point looking at mangroves lifetime. 😂

    The flat layout is with many issues, not at all ergonomic or according to basic architectural design.

    Really don't think Hafeez contractor will personally sit and design each 1bhk, 2bhk. They will give that talk to the company and some architect with them would.

      Yeah, Hafeez Contractor lends his big brandname and credibility to these projects. The slog work is surely done by other architects. But that's how it is everywhere.

    This project has a lot of towers is good but there is a different management for 1 tower and other tower will have different management does not sound correct to me.
    2. It's a future development tower is it close to main road as it say 9 floors will be commercial place and parking. And resident parking as well. If customers come to visit the shops in the tower they will not look for parking away they will just park at the residential parking area .This can be avoided only if the parking is separate away from residential parking all together.
    3. As pet the map on video is all the way in the back or should I say corner lot. My question is how can they construct shops in a corner lot. Shops should be facing the street which is easily accessible for customers .
    Corona is still going on what will be the price then ? Why will anyone invest in a project
    Where they are planing to do future development. This sound like Lodha project. If I have money i will not invest in this project at all. Will you?

    Only runwal can build a 2bhk flat in 480 carpet. Bc room shuru hote he khatam. I have seen runwal flats there are damn small. When i visited i laughed at the room size. The sales person got so angry on me as i started asking many questions. Later the person asked me to sit outside in lobby and never came back. So i left

      Rs 1.30 per square foot. You can bargain for one rupee per square foot if you are willing to buy 100 square feet, because that is the wholesale rate.
