The properties the foreigners who wanted to buy are not landed, they can buy only apartments or condo. Some people don't know anything about this law or they know but do it purposely, all countries are having the same law. Maybe this people wanted to creat racial tension between the Malays and Chinese from China, this people underestimated the Malaysian govt.
You can purchase PPR flats cost rm40k or PRIMA apartments cost rm 150-300k, no issue at all. Nothing wrong for foreigners to purchase high end properties over here which cater for T20 and not B40.
In MY, the minimum property purchase price for foreigners is MYR1 million (USD233k) & above per unit. So there is NO driving up MY property prices as most if not all properties purchased by locals are below RM1 million which are in abundance OK

I am a Malaysian property owner, i have several Chinese tenants from China. Frankly, some are good, some are bad. I only care about they paying me rental on time and took good care of my property, so far i dont have any problem with that ( except 1 case, really bad, i did successfully took legal action on him) To most Malaysian Chinese , we see them as foreigner as much as we see you Singaporean. It is in Malaysia culture that we are more accommodating than our neighboring countries. May be that what makes Malaysia more attractive to China people.

I am a Malaysian Chinese educated in Singapore in the 70s and 80s, and worked there before. From my observations, Singapore Chineses are less attached to China because Singapore government takes good care of its people, whereas in Malaysia we Chineses are not treated fairly by the government so we tend to have a stronger bond with our ancestor land, that is China.

I observe more PRC residing in Penang than in JB. Many of the PRC in JB come in from Singapore for their weekend shopping and return to Singapore to work or study. New properties launch in JB mostly bought by Malaysians working in Singapore and only a small amount of bought by PRC investors due to the lower ROI compared to KL or Penang.

Especially first time buyers. This is bad as it will surely lead to a ban of visas for foreigners by the next government as the opposition proposes.

But mark my words, within a decade's time or earlier if there's a change of government, things may look quite different because property prices will rise causing even the local rich to find themselves priced out of certain segments of the market. In addition, not all Chinese are mega rich who will come Msia to set up big factories. Some will start to venture into local businesses like restaurants, grocery chains, hardware shops etc and competing against the locals. The Chinese are hardworking and their work ethics will eventually lead them to compete against the locals. When that happens, there will be calls to put a higher ceiling on properties that foreigners can buy or the businesses that foreigners can engage in. Mark my words, the day the local Chinese stops their warm welcome is the day when the China Chinese starts buying or renting corner commercial shops to start coffeeshop businesses and introducing more innovative concepts to compete against the locals. The new MM2H licenses has 3 tiers. Only the top tier allows them to set up any businesses while for the lower 2 tier, they need to apply. If they start to crowd out smaller businesses, am sure the government will set some restrictions on it

Mr. Loo is quite sharp. He can spot the difference on how local Sporeans and Malaysians treat Chinese from China in a different way. My mum told me, when China was poor, the local Chinese in Malaysia were treated differently by the Malay (that generation). They will say "balik tongshan (mean go back to China)" to my grandma when they are unhappy with the local Chinese. When I was a teenager, I used to see many females from China selling china items at the Msia morning wet market (perceived as low class). When China was growing, we didn't see them anymore. Now China is growing and the new generation of local Malay at Msia how they will look at Chinese may not be that obvious anymore. We cannot change the fact that our ancestor is from China.

Now in 2024, the Chinese population in Malaysia 🇲🇾 are just 27% (🔻16% ) & they're controlled the Malaysian 🇲🇾 economic sector just by 56% (🔻33% ) , followed by property ownership at 46% (🔻32% ) .

One of the reasons why they want to buy a house here in Malaysia is because its price is reasonable for its size...I mean in China, Hong Kong and et-cetera ..The cost of housing(Some of it is the size of the living room or much smaller) is insanely crazy in a strategic area even for Rich Chinese citizens....same goes for Taiwanese some of them migrate to Malaysia because of properties reason...also I don't know if it is true or not...a few of them(Taiwanese) migrate to malaysia to avoid getting caught in war between China and Taiwan too...they know what happened in Ukraine will happen on them in the future...We a have a phrase for it "Menang jadi Arang, Kalah jadi Abu"...

Like what you mentioned, once the diaspora gets bigger and form their enclaves and affect the local communities in tangible ways like property prices, jobs or costs of living, they will outstay their welcome. As a rental agent I meet a lot China client but sorry they not interested to buy property in Malaysia because they currently experience property crisis in their country. For rental yes are booming perhaps the rental will strive abit of the sales but not much I think
have you driven from JB to KL? Land is so cheap and growing cheap palm oil. Land is plentiful agricultural land can be cheaply converted into residential land, in the short run prices will spike. In the long run there is plenty of land and approval to build 88 floors easily.
But I doubt Malaysia property will really do well because of this reason. They are buyer now. But resale buyer? Not so much I guess. There are so much supply for new property now. If there is no resales buyer. It’s as good as no value.

China land developer companies are established and by the month, more companies are coming to Malaysia. But they are developing the lands, usually already prime areas and upcoming areas. Their projects are usually affordable housing/condominiums. About the buying up existing residential properties part, not noticeable/unheard of. About establishing China businesses here, pretty noticeable, but not alarming, at least at the current moment. It's usually China themed restaurants. Rumors of China investors in Malaysian companies, that's a rumor for now, I hope someone will cover this topic.

It's not the Chinese alone driving the increase, it's the Malaysian law or the architecture of the housing/tax system. People in Australia blame Chinese but really they can only buy if they're building, buying brand new or buying a house that requires renovation, therefore adding to the housing stock. Australia tax system allows Aus investors to buy without adding to stock and get tax breaks.and the rules are different for Chinese buyers vs UK/US.

I don't think so. In KL they can only buy properties 1M and above, Selangor is 2M. As long as homes below 1 & 2M are untouchable by foreigners we will be unaffected badly. Prices are driven due to higher material cost, wages for work men etc for newer lauch real estate while second hand properties prices are not increasing depending on location the demand affects prices. Prices are at it's softest as we speak. If you talk about rental, yes rates are increasing however they are confined to the university area being AFFECTED by foreign students. Such as sunway PJS area and ss15 subang. However if u look at other parts like PJU 1, rental is very affordable same as parts of USJ. However rental rates are climbing steadily in Klang valley due to: 1) increase in maintenance fee 2) increase of bank interest rates 3) surging demand for rental property The population of Klang valley have been increasing with the influx from other states, foreigners, growing population. Therefore rental demand is always increasing and the supply of new property is able to somewhat catch up to the demand. Please don't blame everything on foreigners for real estate price increase, it is very wrong to do so.

I only care about they paying me rental on time and took good care of my property, so far i dont have any problem with that ( except 1 case, really bad, i did successfully took legal action on him)

I am a Malaysian Chinese educated in Singapore in the 70s and 80s, and worked there before. From my observations, Singapore Chineses are less attached to China because Singapore government takes good care of its people, whereas in Malaysia we Chineses are not treated fairly by the government so we tend to have a stronger bond with our ancestor land, that is China.

Though china chinese cannot vote, msian chinese see more in common with the china chinese. When it comes to singaporean chinese, i believe some feel that population in singapore has come to a point overcrowding is a real issue. I observe more PRC residing in Penang than in JB. Many of the PRC in JB come in from Singapore for their weekend shopping and return to Singapore to work or study. New properties launch in JB mostly bought by Malaysians working in Singapore and only a small amount of bought by PRC investors due to the lower ROI compared to KL or Penang.

But mark my words, within a decade's time or earlier if there's a change of government, things may look quite different because property prices will rise causing even the local rich to find themselves priced out of certain segments of the market. In addition, not all Chinese are mega rich who will come Msia to set up big factories. Some will start to venture into local businesses like restaurants, grocery chains, hardware shops etc and competing against the locals. The Chinese are hardworking and their work ethics will eventually lead them to compete against the locals. When that happens, there will be calls to put a higher ceiling on properties that foreigners can buy or the businesses that foreigners can engage in. The new MM2H licenses has 3 tiers. Only the top tier allows them to set up any businesses while for the lower 2 tier, they need to apply. If they start to crowd out smaller businesses, am sure the government will set some restrictions on it

My mum told me, when China was poor, the local Chinese in Malaysia were treated differently by the Malay (that generation). They will say "balik tongshan (mean go back to China)" to my grandma when they are unhappy with the local Chinese.
When I was a teenager, I used to see many females from China selling china items at the Msia morning wet market (perceived as low class). When China was growing, we didn't see them anymore.

Chinese from China, Indians from India too starting to trickle in, Indonesians are also coming, all sorts of people from ASEAN country like Myanmar, Vietnam, Thailand have already made Malaysia their home. It's not the Chinese alone driving the increase, it's the Malaysian law or the architecture of the housing/tax system. People in Australia blame Chinese but really they can only buy if they're building, buying brand new or buying a house that requires renovation, therefore adding to the housing stock. As such that they would regard you as their enemy when you hold different point from them about China or the China Communist Party. However Malaysian Chinese people also don't like Malaysian Chinese people from the peninsula because of the British colony government in putting Sarawak (was called Borneo before) and Sabah with the Malaya Peninsula as one country. As you can see Sarawak and Sabah reap no benefits in being with them. We don't have foreign investments nor proper infrastructure to attract tourism and foreigners. In fact job seekers have to move to over peninsula for work and in a place not known to much of Sarawakians and Sabahans. It has been miserable for the economy of Sarawak and Sabah. It isn't fair.

I don't think so. In KL they can only buy properties 1M and above, Selangor is 2M.
As long as homes below 1 & 2M are untouchable by foreigners we will be unaffected badly. Prices are driven due to higher material cost, wages for work men etc for newer lauch real estate while second hand properties prices are not increasing depending on location the demand affects prices.
Prices are at it's softest as we speak.
If you talk about rental, yes rates are increasing however they are confined to the university area being AFFECTED by foreign students. Such as sunway PJS area and ss15 subang. However if u look at other parts like PJU 1, rental is very affordable same as parts of USJ.
However rental rates are climbing steadily in Klang valley due to:
1) increase in maintenance fee
2) increase of bank interest rates
3) surging demand for rental property
The population of Klang valley have been increasing with the influx from other states, foreigners, growing population. Therefore rental demand is always increasing and the supply of new property is able to somewhat catch up to the demand.
Please don't blame everything on foreigners for real estate price increase, it is very wrong to do so.
