I dont agree, atleast noida - greater noida highway and that area is good, lots of MNCs are opening including google microsoft, metro is already there grocery and milk is at your doorstep . Good schools and colleges are already present.. so jewar airport may be too far but greater noida and greater noida west are best options. Prices in Gurgaon are too high..

Sir, Hindon airport can’t be compared with Jewar airport. Ghaziabad is a unplanned city all of the area near Hindon is unplanned and congested there is no scope for development there, but in Jewar it’s a greenfield airport to be built with proper planning. Also, as far as distance is concerned a person wants to save time if he/she can reach the airport in much lesser time I believe that’s more important
Jewar is cargo airport. People will not land there. It is even being promoted like that only.

Many points make sense but Bikaner Airport cannot be compared with an airport like Jewar which is being built at such an enormous budget and is planned to have 5 runways. But yes i agree that proximity of IGI to Noida is an important point which might clash with usefulness of Jewar Airport for end users of Noida.

Don't agree to you sir. You didn't mention that Jewar Airport is Asias' biggest airport which means a lot. Moreover, UP is the most populous state and travellers of UP are always higher compared to travellers of other states. UP travellers will prefer going to Jewar Airport compared to IGI.
That does not increase residential plot prices.
I have flat there in gyc , totally disagree with the view of gentleman , i have lived that place , full in all amenities , universities nims, gbtu, galgotia, hospital like nims, gims, etc ...best infrastructure is already there, full facilities are coming slowly like full power back up in my society , rent of flat for 2bhk is around 10k in my society , etc .

Bhai Jewar ka airport Asia ka sabse largest airport banney jaa rha hai. Government ne kuch soch kar hi itna invest kiya hoga. Toh kya property appreciate nahi karega? Plus.. wahaaan sirf airport k kaaran property appreciate nahi karega but aas paas jo badey project hongay, uske kaaran appreciate karengey. But yes.. it will take a long time before you'll get RoI.

I have seen such international airports outside India which are almost like an enterprise initself and for roads, it's just a highway junction from where you may get connected to various highways. Having residential developments near such highway airports is really doubtful.

10-15%. Whatever points you want to pointing out might be correct but for some years and not for always.
Greater Noida and Yamuna expressway area is futuristic but its long term investment. Even in short terms plots has given more than 100% return in last 6 years which is not extremely good nor extremely bad. But with development and and with scope of development this return is expected to beat past returns.
It will have different set or industries not just IT. IT has mostly settled in Gurgaon currently and it's expected only new industries to setup in Noida- Greater Noida. So don't restrict your thoughts just from perspective of only IT industry.

Why you are not focusing the combination of DMIC,DFC and yamuna expressway and addition of airport with Cargo facility. Wait for next 10 year. Gurgaon is no nowhere near Jewar area.
1st its an international airport ( asias biggest ) u can not drive through roads to countries, both support each other international companies, international airport will come near by. U urslf mentioned 5 states those will be of benefit for sure in terms of jobs as well for that people will stay on rent. To work on those companies near by u need engineers not mazdoors who have knowledge about chips n electronics.
People who come as tourist who will come to travel will come to this airport. Well domestic travelling will get cheaper, so ppl who travel by car will go by air. N iam sure u also not traveling by cars for 12hours drive at ur age or u will have cramps in ur body. Those days of travelling by road are going down can check its ratio.
This oppurtunity is for the middle classes buy it cheap only near by places to airport. Not in noida.
Even govt. knows more about it then us, if they making such a huge airport they need big companies to support it as well. So that they earn money to run it in profit not loss.

In meerut minimum authorised industrial plot rate is 25k, comparely on yamuna industrial plot rate is about 16k.Although still there is no development on yamuna yet 4-5 big players have setup their plants. I have to setup a medium scale factory for my son after 4 years, which is better in long tern(5-7 years)..pls suggest?

I visited the site recently and checked the online prices also.. they are coming to the tune of 35-38 k per sq meter . Now, if someone applies to the new scheme and succeeds, then he or she would get the land at a price of 17400-17800 per sq meter. Kindly guide if it is prudent to buy if someone succeeds in the draw.
