Don't be confuse buying the dip in a bear market, with guaranteed future returns. Just because that company is down 60%+ from ATH does NOT make it a sound long-term investment. Make sure you're investing in great companies. kudos to SUSAN OWEN

Looks like you are increasing rents by much more than 5% a year based upon your agreement with caller about estimated rent in 5 years. Would that mean a lot of turnover of renters? So to maintain 97% capacity, you would need to be constantly repainting apts and maintaining sales staff to find new renters? Would it be more economical to keep good renters and only raise rent marginally by 3-4% per year so less overhead? Also thinking about the ethics of raising rent so much year over year when salaries don’t rise as much to match rent increase.

That leverage money is what everyone makes once the property is sold right? The leverage is 4X. 1000 into 4000 or lets say 100,000 to 400,000? But when do investors see that money?

Hi! You are already a hero for what you do :) Here in California you can make fast, easy money by being a smog check technician and the school is only 2 months. I am not sure how it works over there, but hopefully it’s an option for you as well. Aside from that grab yourself from God and ask him to open doors for you and guide you in this crazy life. Make sure you’re growing spiritually and your boys as well, because this is what matters most :)
Don't give up!!! Don't give up!! Much respect for all that you are doing. First thing you should do is pay off that debt as fast as you can to invest. You can also open a Shopify account or a little online boutique and sell used clothes your boys wear once you establish traffic to your site start selling new clothes or expand it to selling other things like home decor or toys for kids.
I've been in your position - not exactly but similar. What I eventually had to realize is that if I'm always chasing after the next cool 'side business' or 'hustle', it's going to put you in a never ending cycle of looking for the next thing, keeping you stuck in that wheel forever. Because if it makes money quick and fast, it likely means it's not that valuable/stable unfortunately. You're going to have to think more long-term like getting a skill - be it through certifications, university, trade school, or something else. May not want to be the answer you are looking for, especially with the debt and kids, but it's the only way you're going to actually get out of the cycle you're in. Then, after a few years of amassing money through said skill, you can begin to invest and over time, your money will start to work for you. Like I said, might not be the answer you're looking for, but it's the truth. If you're not thinking long-term, you're going to be stuck doing the race forever. It won't be easy and it may cost you some money as well, but in my opinion, it's better to take some time off now and develop your skills rather than constantly chasing the next 'big hustle' for the rest of your life.

Can I see any legal docs before I invest? Your site requires my own personal info rather than sharing your terms and conditions for investing laid down on papers. Sounds more like a pure deposit or corporate bond in a quite risky investment fund. By investing our money we don't buy share in this real estate property (which remains yours) but your obligation to pay us some amount of money in return for invested money. 4% is better than bank deposit but it is much riskier and will, definitely, never make ordinary investors millionaires :))
Great comment/question. Don't forget the 1% management fee they take as well. That 4% goes to 3%. Smart for Grant though bc that's an extra million for every $100 million he gets people to invest
Never mind becoming a millionaire. Even if you invest $1 million you would only get $$4000 a month of income times 12 equals 48k Multiply that by 10 years it’s just short of a half $1 million. So you have to invest $1 million today in order to make $1 million of profit in 20 years

Hi! You are already a hero for what you do :) Here in California you can make fast, easy money by being a smog check technician and the school is only 2 months. I am not sure how it works over there, but hopefully it’s an option for you as well. Aside from that grab yourself from God and ask him to open doors for you and guide you in this crazy life. Make sure you’re growing spiritually and your boys as well, because this is what matters most :)
Don't give up!!! Don't give up!! Much respect for all that you are doing. First thing you should do is pay off that debt as fast as you can to invest. You can also open a Shopify account or a little online boutique and sell used clothes your boys wear once you establish traffic to your site start selling new clothes or expand it to selling other things like home decor or toys for kids.
I've been in your position - not exactly but similar. What I eventually had to realize is that if I'm always chasing after the next cool 'side business' or 'hustle', it's going to put you in a never ending cycle of looking for the next thing, keeping you stuck in that wheel forever. Because if it makes money quick and fast, it likely means it's not that valuable/stable unfortunately. You're going to have to think more long-term like getting a skill - be it through certifications, university, trade school, or something else. May not want to be the answer you are looking for, especially with the debt and kids, but it's the only way you're going to actually get out of the cycle you're in. Then, after a few years of amassing money through said skill, you can begin to invest and over time, your money will start to work for you.
Like I said, might not be the answer you're looking for, but it's the truth. If you're not thinking long-term, you're going to be stuck doing the race forever. It won't be easy and it may cost you some money as well, but in my opinion, it's better to take some time off now and develop your skills rather than constantly chasing the next 'big hustle' for the rest of your life.

I respect what GC is trying to do, but I remember last time he started a non-accredited fund one guy who only invested 10k tried to sue him. Unfortunately, a lot of people that make less money tend to be dumber and don't understand investing for the long term.

I love this investment opportunity but it would be great to know how long exactly the investment money would be kept 6, 7, 10 or 30 years.

Can I see any legal docs before I invest? Your site requires my own personal info rather than sharing your terms and conditions for investing laid down on papers. Sounds more like a pure deposit or corporate bond in a quite risky investment fund. By investing our money we don't buy share in this real estate property (which remains yours) but your obligation to pay us some amount of money in return for invested money. 4% is better than bank deposit but it is much riskier and will, definitely, never make ordinary investors millionaires :))
Great comment/question. Don't forget the 1% management fee they take as well. That 4% goes to 3%. Smart for Grant though bc that's an extra million for every $100 million he gets people to invest
Never mind becoming a millionaire. Even if you invest $1 million you would only get $$4000 a month of income times 12 equals 48k Multiply that by 10 years it’s just short of a half $1 million. So you have to invest $1 million today in order to make $1 million of profit in 20 years
