Great question! There are a few factors to consider such as the stairs, will they compromise a bedroom and cause it to just replace the bedroom for the loft room? A dormer style may cost too much and not give a good return back... But ultimately it would be a great addition!
The best tip I can give is to either get the 3 piece bath set yourself as you will be able to save a large amount just from that and pay for installation only OR bring round a couple builders and look to negotiate the price
Can someone settle a debate between me and my wife. A 3-4 bed detached house which is secluded, no immediate neighbours, 1/3 acre of garden, and a 1 acre paddock: One of us thinks the value is added from the amount of space and privacy regardless of the properties interior. And the other thinks that it’s all to do with the decor, a 2 bed property that is terraced but looks like a show room home (garden approx 10m x 10m by the way) would be more value than the initial home. Also, imagine both properties are in the same area. Which is more expensive?
The 3/4 bed detached house. Per extra bedroom is usually an extra 15-20% value and detached is always worth more since it’s more desirable. As long as it’s not missing a roof and doesn’t look like a building site 😂
Great video. No kitchen fitters will quote £300-£500. All are expensive.
It more or less depends on how much work you give your builder to do and the discounts in price comes in!

Don’t think you will get a full kitchen and fitted for less than £3k no chance.
You would be surprised once you add builders discount as well as incentive of purchasing a few kitchens from the same supplier the discount is huge!

But houses have fallen by 15% if you add inflation in. Who valued this?
