Everyone saying it James and even yourself put the soakaway over the other side near your back gate. Building regs now say 5m minimum from building to soakaway. Remember your neighbours also come into that. You can take the old clay pipe around the new pond up the garden also. More digging I know but probably the most important thing so far in your build! Keep going great to watch.
@@JamesTHEKOIwhisperer123 I've seen on a larger scale the crate system your on about. If the ground has poor drainage it may be wise to create a hole in the middle to make a sump hole? If the system fills you could drop a submersible pump into it and empty to the front somewhere. The crates looking down would look like a square polo with a lid over the sump hole
I agree with some of the comments. Pipe the house run off water to your new soak away from the house. A soak away near your house and conservatory footing will wash the soil away from the footings and cause you a lot more problems.
Hi James just got up to date with your videos. What a botch job putting a soak away so close to house foundations. Pipe as far from the house and put both rainwater and pond into one. Water will undermine your foundations if to close. Bit of a set back but nothing you cannot handle. Keep going going to be amazing when finished.
Hi James, DONT put a soakway with crates that close to your foundations of your conservatory, you could end up with a property with subsidence in a few years. Put the soak away in the middle of your garden and divert new pipework from your house to it, then send your pond waste to that too. You might have to move your pond 150mm down your garden, and have a smaller filter shed, but believe me you don't want subsidence problems mate. Hopefully helps.
Just to add... If you go down the soakaway route there is a calculation you can do to calculate the size / type of soakaway, don't just blag it. It looks like your clay, this doesn't drain very well. You need to dig a hole, fill it with water and time how long it takes to empty, you can then go to a drainage company with your findings who could then tell you what you need. Forget your pond for the time being and sort your house drains out mate, it's good you've discovered this problem now 👍
Agree with Richard. Think of it as 2 problems 1 - sort out surface water drainage for the house. Keeping the soakaway away form the house is a very good idea. (a requirement in fact!) This job needed doing anyway so tell the missus that doing the pond has revealed the issue and averted a bigger problem down the line. Remember that your garden has not been flooding despite the rubbish soakaway so your soil can't be solid clay - it looked somewhat granular when you dug out for the pond. But filling up the pond hole with water to start with and timing how long it takes to go is the way forward. no reason to think the soakaway will perform differently 2 - Pond waste. I don't think you should be sending that to the SW drain anyway. Is there no soil drainage at the back of your house? You would be better off using the sump and pumping the wast to your soil drain If all else fails remember that water goes downhill and it is "legal" to send surface water down hill to neighbouring properties but not filthy smelly water from you pond drain !
James great vid. Like ever one is saying. Move the soakaway to the far end of the garden. When you get very heavy rain all that water will come off the roof. Through the gutter and sit in a clay line soakaway by your foundations. Just think of the voloum of water. Your very luck you not had cracks in the conservatory yet.
James , you’ve grafted thus far , I’d look to run that soak away at least 5 metres from your conservatory. You don’t want your future back washing and discharging causing that soak away to block up again, you’ll have bigger issues down the line. The existing soak away was about 4- 5 metres away from your house prior to the conservatory being built “ you weren’t to know” but you’ve got the opportunity to do something about it now. Happy ponding mucker ,. The alternative is to see if you can discharge it into a grey water run. What runs from the other side of the house (Left hand side of the conservatory)? Appreciate that these options cost 💷 But it may cost more in the long run.

JAMES please get the soakaway moved completely, it was in the correct place until the conservatory was built. placing it between the pond and conservatory really isn't the way to go, it will just continue to undermine the foundations and you wont see it till its to late, ive a video of mine back filling and flooding my house if youd like to see what can happen

Hi James I think putting the soakaway in the same place would undermine the foundation of your pond and conservatory building regs say soakways need to be a certain distance away I think you might have to bite the bullet and move the running outlets on your Guttering and put the soakway at the bottom of the garden it would conform to building regs and closer for your pond waste Bud I don't think there's a easy fix without compromising the foundation James
Why don't you move your new pumped sump tank to the old soak away position by the conservatory and run a gravity drain from your new filter house to the sump tank? You may need to add a extender/ riser to the sump tank to get the required depth. Then just pump uphill to the nearest sewer. This will remover the rainwater and pond water.
Agreed best option don’t risk the house mate water is a force of nature it will keep on eating away and undermine your conservatory look at what’s been done already you’re going to be putting even more water down than before

Been watching your videos seen this problem you have and maybe you could fit ur septer tank by your concervatory and pump the rain water to the bk of your garden into a soakaway or a main line if have one at the back and just have your pond waste flowing to the bk by gravity maybe be better in the long run for your house wouldnt have water near your house can course more issues in future... I was about to suggest the same , was just reading through the comments so as not to duplicate an answer , it will be a better solution to the issue you have , and you can concrete under the conservatory to keep it stable , who knows how far or deep / wide the washed out soil goes , you may need to pipe the concrete into it. James - Put the soak away in the middle of the garden mate. Piece of mind and its future proof, having the soak away close to the house will cause you issues one day. You can see how its eroded the soil around the conservatory to date. Run pipes from your guttering to the new soak away - do it once and do it right. I've been where you are, you will get there mate and it will be worth it - keep smiling & thank your mother for the rabbits!
Hi James Run the two downpipes from the house & conservatory over to the area in the backyard you earmarked for a drain away & make it at least 2 or 3m3. Hi James, appreciate the situation with the blocked soak away and the foundations of your conservatory. Couldn’t you just pump the waste water out via a large flexible pipe down the side of your property to a waste “manhole” chamber? Just a simplified solution. A friend of mine does this with his waste water from his pond.
Hightmare these drains, either get a company out for them to do survey see if they can send a mole through to front drains, or fit new fresh water pipe with rodding points sections from the rear down pipes of the house to rear of the garden and fit the soakaway as far as you can from the property. Try take it easy James dont burn ya self out. Its the hammer from Geordie Land 💪👍

James I know you want your pond, but you are currently in danger of damaging your extension. The foundations are just hanging. Please get a professional to look at it. Remember the solution could be something you don’t even know exists.
Cant you pump all waste to a dedicated underground storage tank? Then you can use this waste water to water your garden via a sump pump. Its what I do. I did benefit though from an used cess pit that was already in the garden when we moved in.
James Personally i would cap old drain and would run a 2" pipe from waste drum to drain direct imo. To send all that dirty water in soak away and then under extension 🤨? . Or like you pointed out cut out concrete line (12" wide) to get to old drain and repair it..
I feel for you. I about cried when I had a leak filling my pond up and couldnt find the leak. Like all problems though, there's always a solution albeit usually an expense not accounted for but as everyone has said it's better you've found this issue now and can rectify it before you found it the hard way. If I was more local I'd have offered some free manual labour as am really looking forward to seeing the finished product.
Hi James, I have been watching with interest that is bit of a problem that bloody drain what bad luck! never mind there's always an answer! Have you thought about getting a specialist firm in to Mole a hole under your house to the front where you could connect to your combined Foul/Rainwater Drains? (like a Directional Drilling company) these people can mole up to 150mm diameter holes easily 40 to 50 meters length you won't need that much, so in your case go for a 60mm Dia hole and then push through your 2inch grey pressure pipe. I don't know how much this would cost but it might be worth enquiring as it will get you out of jail mate! Your supper duper pumping chamber would then evacuate to a proper drain and bingo end of problem! Other people are right about the soakaway being minimum 5 meters from any building! This is Building Regulations I am an Architectural Designer so I know that is the case. Good Luck with what ever you end up doing!! You will get there!
Mate I feel your pain !! Everything your trying to do koi pond wise is spot on mate ,bottom drains,filter room etc .....BUT you need to get that soak away away from that conservatory and backfill in . Koi waste will just clog up there and damage that area more so avoid even going near the house. If there is a drain anywhere in or near the garden that's your best place to go ( and even root the house/gutter drainage that way too. Seek advice from a pro first before making any discussion is best advise I can give . Good luck mate 👍 you will get the pond you want but do the hidden things right first time.
James. You cannot put waste water down a soakaway. You will have massive problems down the line. You can only put waste water either down a very large soakaway if you have a big garden or into the main drain from the house. Problem there is it must comply with the authorities if they will allow you to do it.
Dont have the soak away next to your foundations mate, run it far away from your house as you can, you need to reinforce the foundations first then think about the pond. House first pond second.
James sorry but building regs state The key elements of the Part H rules are that the soakaway must by 5 meters from a building or road. The soakaway must be 2.5 meters from the boundary. The soakaway must not be in an area of unstable ground or where the lowest point of the soakaway meets the water table at any point of the year.
You don’t want a soak away anywhere near your pond or conservatory, isn’t there a drain in the neighbours gardens to the rear of your property they may let you tie into? If not move the soak away down the bottom of the garden, water will cause subsidence.
cant you change the gutter around ,have outlets the other side of conservatory , and run a French drain down the other side of your garden,4 inch perforated pipe in pea shingle ,, a soak away that close to your pond will only cause more problems ,as your also running it into Clay ...
Can you not dig out the old pipe work reroute it behind the pond and dig a new soakaway at the end of your garden and pick up the waste from the drum on the way past? The last thing you want is for the soakaway next to the house washing out under the pond and conservatory.
Not quite sure how far the soak away needs to be away from the property but you can’t put it there. Have a look on your local planning website and contact building control for advice
Iv actually been thinking about this since your last vid...how sad haha Anyway its a shit situation Only options are to do a big soakaway at the back Get a directional driller to put your pump main under your house and to the front. That is big money tho Or a temporary hose you unravel out the back gate to a road gully, but thats just not practical
Do not have the water run into that hole, you will always have a wet place. If you can flush the pipe out and make sure it works and then if possible bring that pipe up and use it if it works. Fill that hole with concrete and lay your pond where you want to and it won’t affect your pond at all
A soakaway has to be 3meters+ from a footing and thats just a rain water soakaway not the amount your pond waste will be sending down it. Also that ground looks to have clay in it witch is not good at all for a soakaway. Try and find the main drain bud. Hope you get it sorted.
You are a top man James, I am sure Mrs Whisperer is behind you, get the best route to sewer buddy, it makes sense in the long run and the Koi will be happy and so will you, 100% behind you.
james you will regret the day if you dont move your soakaway to the end of the garden yes more digging but the cost is worth it the tonnage of water will crack the footing so be very carful
Hello a soakaway will not work how you want it to in your circumstances,find the storm water pipework and plumb into that. At least get professional advice or you could end up regretting it.
Rain water into a tank where you can treat it and filter then overflow into the pond then out of the pond on other side into your new soak away the pond gets flushed when it rains you could use carbon and corral sand to fix the rain water bit of a pain but when your pond needs water all the time why waste the rain
Can’t you just put the soak away under filter shed bring the down pipe for house down fence line to connect under ground in to soak away and leave what you’ve got form shutter to underpin conservatoire use that to make pond bigger seeing as you’ve dug it out already
Pleased the fish went to a nice home 👌👍 Yeah loads of drainage you need to sort out mate like you said just keeps on costing more an expense you can do without, but I make you right you got to do the job right, definitely a new soakaway is needed, nice update on your progress mate 👍👍👈 .
From experience I wouldn't try and filter out the water from the solids from your drum. I never sorted out the outflow when I built my pond and tried all sorts to get rid of it. The solids are like sticky sludge, it stinks and there is an amazing quantity of it. I tried onto the garden bed, I tried seperating the solids, it was minging. If I was you I would try and tie into the main drain, not sure how hard that would be but the soak away would need regular servicing. Mine runs into the drain where my kitchen sink is.
just an idea . Ask next door if you can camera from there storm gully to see if it goes to a main or a soakaway . Also look if they have a manhole in the same spot where your conservatory stands. if they do you probably had the same before the conservatory , meaning there could be a main drain some were there. I cant see the planning let a street of houses to be built with out a main storm drain running down the back.
james is there a road side drain out side your back gate if so get some roll up pipe and run the dirty water when tank is full. do a vid of out side your back gate and see if we can help you with problem good luck. you are going to have to forget about them crates thay will clog up in no time

Hi Mate easy to solve dig 2 8" holes lower fill solid concrete then your soak away then fill with pea gravel re do the pipe to org flow then 2 lintels resting above pea gravel soak away and build pond wall on them hope thats clear call me
You look at this in a Different way if you hadn’t dug the pond you wouldn’t of found this problem which has been underpinning your house and conservatory maybe you can claim on your insurance I’ll would check it out I feel for you man

Couldn’t you just pump the waste water out via a large flexible pipe down the side of your property to a waste “manhole” chamber? Just a simplified solution. A friend of mine does this with his waste water from his pond.
Hightmare these drains, either get a company out for them to do survey see if they can send a mole through to front drains, or fit new fresh water pipe with rodding points sections from the rear down pipes of the house to rear of the garden and fit the soakaway as far as you can from the property. Hi mate i do feel for ya mate. But believe me you dont want subsidence. Soakaways i think should be 5mtrs away from the building. Please dont take all that stuff away you will end up with no conservatory. Dont undermine anymore. Top luck to ya mate. You deserve much more than this.
James I know you want your pond, but you are currently in danger of damaging your extension. The foundations are just hanging. Please get a professional to look at it. Remember the solution could be something you don’t even know exists.

Cant you pump all waste to a dedicated underground storage tank? Then you can use this waste water to water your garden via a sump pump. Its what I do. I did benefit though from an used cess pit that was already in the garden when we moved in.

James Personally i would cap old drain and would run a 2" pipe from waste drum to drain direct imo. To send all that dirty water in soak away and then under extension 🤨? . Or like you pointed out cut out concrete line (12" wide) to get to old drain and repair it..
I feel for you. I about cried when I had a leak filling my pond up and couldnt find the leak.
Like all problems though, there's always a solution albeit usually an expense not accounted for but as everyone has said it's better you've found this issue now and can rectify it before you found it the hard way.
If I was more local I'd have offered some free manual labour as am really looking forward to seeing the finished product.
Hi James, I have been watching with interest that is bit of a problem that bloody drain what bad luck! never mind there's always an answer! Have you thought about getting a specialist firm in to Mole a hole under your house to the front where you could connect to your combined Foul/Rainwater Drains? (like a Directional Drilling company) these people can mole up to 150mm diameter holes easily 40 to 50 meters length you won't need that much, so in your case go for a 60mm Dia hole and then push through your 2inch grey pressure pipe. I don't know how much this would cost but it might be worth enquiring as it will get you out of jail mate! Your supper duper pumping chamber would then evacuate to a proper drain and bingo end of problem! Other people are right about the soakaway being minimum 5 meters from any building! This is Building Regulations I am an Architectural Designer so I know that is the case. Good Luck with what ever you end up doing!! You will get there!
The original soak away is way to close to the house, so best to move it down the garden.

Mate I feel your pain !! Everything your trying to do koi pond wise is spot on mate ,bottom drains,filter room etc .....BUT you need to get that soak away away from that conservatory and backfill in .
Koi waste will just clog up there and damage that area more so avoid even going near the house.
If there is a drain anywhere in or near the garden that's your best place to go ( and even root the house/gutter drainage that way too.
Seek advice from a pro first before making any discussion is best advise I can give .

After you’ve fitted the pipe shutter it in and concrete the hole will add some extra support to the foundation
Why not abandon the underground pipe and fill the hole in, and then pipe the draim to your new barrel and then to another soakaway as suggested/
James. You cannot put waste water down a soakaway. You will have massive problems down the line. You can only put waste water either down a very large soakaway if you have a big garden or into the main drain from the house. Problem there is it must comply with the authorities if they will allow you to do it.
Dont have the soak away next to your foundations mate, run it far away from your house as you can, you need to reinforce the foundations first then think about the pond. House first pond second.
James sorry but building regs state The key elements of the Part H rules are that the soakaway must by 5 meters from a building or road. The soakaway must be 2.5 meters from the boundary. The soakaway must not be in an area of unstable ground or where the lowest point of the soakaway meets the water table at any point of the year.

You don’t want a soak away anywhere near your pond or conservatory, isn’t there a drain in the neighbours gardens to the rear of your property they may let you tie into? If not move the soak away down the bottom of the garden, water will cause subsidence.
A good drain would far outweigh a soak away and the problems in the future. 👍🏻
If theres a soakaway at end of garden you wont need that big pump you have bought

If you dig the soakaway deep enough everything will run down by gravity
cant you change the gutter around ,have outlets the other side of conservatory , and run a French drain down the other side of your garden,4 inch perforated pipe in pea shingle ,, a soak away that close to your pond will only cause more problems ,as your also running it into Clay ...
James, can’t you find the Nearest drain and run pipe to that and tee off or use a strap boss?
Can you not dig out the old pipe work reroute it behind the pond and dig a new soakaway at the end of your garden and pick up the waste from the drum on the way past? The last thing you want is for the soakaway next to the house washing out under the pond and conservatory.
My job is ground works the last soakaway I put in was 280 crates we have been back 3times so far to sort out where the dirt has settled and washed in
Not quite sure how far the soak away needs to be away from the property but you can’t put it there. Have a look on your local planning website and contact building control for advice

Only options are to do a big soakaway at the back
Get a directional driller to put your pump main under your house and to the front. That is big money tho
Or a temporary hose you unravel out the back gate to a road gully, but thats just not practical
I wouldn't be putting any soakaway so close to the house. Pump it to the front of the house drain if none in the rear.
Do not have the water run into that hole, you will always have a wet place. If you can flush the pipe out and make sure it works and then if possible bring that pipe up and use it if it works. Fill that hole with concrete and lay your pond where you want to and it won’t affect your pond at all

You could run the soak away pipe to your new tank and run your pipe around to the front of your house drain soak away won’t cut it

A soakaway has to be 3meters+ from a footing and thats just a rain water soakaway not the amount your pond waste will be sending down it. Also that ground looks to have clay in it witch is not good at all for a soakaway. Try and find the main drain bud. Hope you get it sorted.

That is clay water does not drain well in clay.. try taping into the line that goes to the front
If you fill the hole with pea gravel then water will always sit there, fill it with concrete and avoid having water sit there
james you will regret the day if you dont move your soakaway to the end of the garden yes more digging but the cost is worth it the tonnage of water will crack the footing so be very carful
Hello a soakaway will not work how you want it to in your circumstances,find the storm water pipework and plumb into that. At least get professional advice or you could end up regretting it.
Rain water into a tank where you can treat it and filter then overflow into the pond then out of the pond on other side into your new soak away the pond gets flushed when it rains you could use carbon and corral sand to fix the rain water bit of a pain but when your pond needs water all the time why waste the rain
Personally, I would hire a STIHL Saw, cut a channel, lift the pipe out and install a 4-inch pressure pipe to take away your waste and rainwater.
To close to building for soak away and it will block up within months find the mains
Can’t you just put the soak away under filter shed bring the down pipe for house down fence line to connect under ground in to soak away and leave what you’ve got form shutter to underpin conservatoire use that to make pond bigger seeing as you’ve dug it out already

Yeah loads of drainage you need to sort out mate like you said just keeps on costing more an expense you can do without, but I make you right you got to do the job right, definitely a new soakaway is needed, nice update on your progress mate 👍👍👈 .

From experience I wouldn't try and filter out the water from the solids from your drum. I never sorted out the outflow when I built my pond and tried all sorts to get rid of it. The solids are like sticky sludge, it stinks and there is an amazing quantity of it. I tried onto the garden bed, I tried seperating the solids, it was minging. If I was you I would try and tie into the main drain, not sure how hard that would be but the soak away would need regular servicing. Mine runs into the drain where my kitchen sink is.
just an idea . Ask next door if you can camera from there storm gully to see if it goes to a main or a soakaway . Also look if they have a manhole in the same spot where your conservatory stands. if they do you probably had the same before the conservatory , meaning there could be a main drain some were there. I cant see the planning let a street of houses to be built with out a main storm drain running down the back.
james is there a road side drain out side your back gate if so get some roll up pipe and run the dirty water when tank is full. do a vid of out side your back gate and see if we can help you with problem good luck. you are going to have to forget about them crates thay will clog up in no time
