This was supposed to be a SANDBOX NEW BUILD, but the update has screwed up the save file, so I give you this =)
When doing jobs, if you look at the photo on the right of the ‘quests’ menu, it tells you kind of how they want the room. Just a tip for ya! Love watching!

To get the perk you can just use it when you buy and flip a house, its not locked to get only in mission mode. You can even be at your starter house and just switch to garbage bag and spam vision. this will increase it (it will take some time tho) thats what i did.
Those plants are called succulents. Cacti are a type of succulent.
I'd be curious to see what you'd do with this house. Personally, I'd expand it out like you said to create a larger slightly living room and add a dining room and half bath if possible. Upstairs I'd enlarge the two bedrooms as well. Plus have the porch wrap around to the back patio area. What do you think?
I use the make hole in ground to make basements, you don’t have to bother terraforming the land around the house to make it fit the basement and I think it’s easier on the game processing if you just make a hole
They also said the update added resizing tool for story mode, but it hasn't been added...or I have no clue how to get to it

It could be the roof that its making your game crash. I saw another UA-camr that had the same issue. That when she got the graphics high the whole save got corrupted and she found out it was one piece of roofing thst she put down and she couldn't delete bc every time she tried the gamw crashed
