Housing was never meant to be an investment. It is for living. Housing actually costs you a lot over a lifetime when you factor in property tax and utilities. It’s not easy to even live in a capitalist country. Only hard work is the option here. It is a sin to be poor in Canada/USA, etc.

My advice to everyone is do not leverage yourself to the extent that your life and family gets in trouble.
Everybody needs housing so please buy it but within your means and never take out equity from it because it is your shelter.

You can say that again! I have pity for people who spend above 50% of their take home on rent, to think that things aren’t really looking up for the economy and inflation is driving the average cost of living to insane highs, a lot of people might not be able to get through the coming phase.
Well that’s why financial literacy is really paramount, as much as the market can be quite unpredictable and a lot of variables have to be considered while making decisions, one still has to be aware of the basic principles that govern these things in order to avoid obvious pitfalls.
True, personally I work with an expert financial planner, been with him for years and he saw most of these things coming. Working with him has been the best decision of my life! She is giving wrong advice to wait and get bigger loans. Instead, she should ask people to cut their losses and sell while they still can. Later they will be going bankrupt as there will be no equity and no income when recession gets worse.
To people stuck in such situation show off di zindagi chado and try to learn alternative skills e.g. Trading. Its not quick fix but can give alternative income pipeline in 2-3 years to meet some expenses
Waiting for bank appraisal is a nightmare…please take that in consideration and have buffer to pay at least 10% more than minimum down in case appraisal come low…
