I do mortgages at major bank in Canada. 2 things i have noticed, firstly bank will not provide final approval without confirmation of funds being in Canada.
Secondly you can sue the buying party for financial damages on top of the deposit they gave Intially if the house doesnt sell at or below the actual agreed upon price.
For the sanction the funds have to be furnished in a Canadian bank account.
