Yes, open concept is overdone. While my kitchen is partly open to the dining area, it doesn't hit you in the face the moment you step into the house. Even in the neatest homes, the kitchen has its messy moments and doesn't need to be on display.
Such an adorable house! I love the entranceway and the stone wall in the bathroom. The look of the kitchen is so unique and lovely. I also really appreciate how all of these homes have their own cozy and functional laundry room. So important!
Beautiful. I like this floor plan and the interior deco… however, I agree with a few comments. The center space after the foyer seems like wasted space. LOVE that there is a foyer. One of my biggest pet peeves is an open concept which allows delivery people to see the entirety of your living space. Switching the commode and sink is a great idea. Change the dining room windows for a slider or French doors to allow access to the backyard. Laundry room needs a window. I’d like a garage with a mud room leading into the home for extra storage (Christmas deco and linens) and perhaps a master bath with walk-in closet.
I love just about everything about this tiny home. There's adequate storage space (I'd use some of the kitchen cabinetry to store non-kitchen items), the bathroom is well-removed from the kitchen (thank heavens!), and all the windows provide a vast amount of light to the home. Kudos1
Even a half bath would help. Building codes in many places require two means of egress for any habitation, and through the laundry room would allow it to serve as a sort of mud room. French doors out from the kitchen would be another (or additional) possibility.
Generally speaking, one of my major pet peeves w/home designs; is to see a bathroom so close to the kitchen. Haven’t viewed this vid just yet. The outside is adorable. What a great way to build a guesthouse too. ❤

FINALLY! A classic design that is not an open barn! I hate homes where you see the entire kitchen when the front door is opened. The only change I see is the swing of the bathroom door.
This is exactly the same size as my house. I love that you kept each room separate instead of having open concept. I'm jealous that you found room for a laundry room on the first floor. Mine is in the basement. I've been struggling to find room on my first floor. I'm hopeful I can rearrange my kitchen, some day, and possibly put a stackable in there. Beautiful home!
Very nicely designed. The bright and airiness makes me feel peaceful! One change I would make is: the bathroom. I do not want the toilet to be the 1st thing seen. I would switch the sink and toilet - the toilet behind the door, and the sink by the door. That way if anyone "walkss in" the whole world does not get a "peek"! AND - you would have more counter space (to put make-up / shaving thinigs) to put on the counter when needed. Lastly - the top view of the house is WONDERFUL!!! We can really see the layout! Lovely job!!!
Very Nice! Beautifully designed with 800 to 1,000 sq. ft. of the essential and modern features. This is the home that I see no builders are building. The two bedroom bungalow that was so abundant in the 30''s, 40's and 50's. This was the "affordable home"...the starter home for a young couple, that they could start a family in and make it work until a kid or two were 10 years old and the home was probably paid for by then. The perfect size for the retiring couple who needed to downsize after the family is grown. Construct it on top of a full basement and you've got a real winner.
Love the brick color on the house, the brick by the fireplace and the design on the Living Room walls, the kitchen with a bow window where the table and chairs are, the laundry room, the bathroom with the field stone for backsplash, first bedroom, the design on the walls, second bedroom with backsplash by the headboard and design on the walls
Love all the rooms opening off a central hall space, and the kitchen as a separate space. The usual approach is open plan, and narrow hallways, especially in small houses.
2 things I would change, replace stone in the living room wall and go with the brick. These two elements are fine on their own, but when combined, they fight for attention. I would place the bathroom sink next to the tub shower combo, even though for me, I would take the tub out of the equation and opt for just a shower. The toilet would fit wonderfully where the sink is now. The view into the bathroom becomes pleasing now. Just my thoughts on it. Otherwise, beautiful and functional ❤
M too on the tub! The tub looks too tall and unusable. I'd also have both the washer and dryer be front load because top loaders are hard for me to reach everything once it's time to take stuff out. That lone sock at the far end of the drum!
I think drop the wall between bathroom and laundry to open it up. That would be so functionally pleasing to me. Drop clothes in the wash instead of the bathroom floor : D you could keep both bath & shower that way too. :) I just love the floor plan it works well for this style home. I am jealous of your talent. 😊
I like the floor plan on this one better than any small houses I've seen in the last 5-6 Videos I've watched! The rooms are a bit larger & arranged to give you the feel of Spaciousness! Which is very important if you are going for a Smaller House!
Yes, there is huge wasted space in the foyer,there should be a window in the laundry, change the toilet and sink locations and the driveway cement should go up to the doorstep and there should be another door at the back with driveway or garage.

Beautiful home. This is a great starter or retirement home. Just put a door with a breezeway in laundry room to garage. And sneak room from one bedroom for a tiny 1/2 bath
Very nice house. It's a pity that the space in the large roof remains unused. In the first bathroom, I would swap the toilet and sink, so you don't look at the toilet as soon as you come in. But the entrance area is particularly beautiful.
I'm shocked. Not a TV to be seen anywhere. I don't like them in the bedroom, so I'd swap out that clock above the fireplace. There is no 2nd egress, so I'd swap that bow window in the dining area for a sliding door plus a couple windows. Then it's perfect for a patio on the backside with easy access to the kitchen. Love the front entry.

10 X 9 m a small house? Over 2 levels that makes 180 square metres! More than double the size of my family house! Only in America would that be called a small house. Here in the UK , 180 Sq. meters is considered a big house.

This is some of the information I got about this complex from Haven Connect: “Some basic info about who will qualify: Minimum income requirement: $23,190 annual” Either the rules of math have changed or SOMEONE is giving out the wrong information. $1000 per month is $12,000 per year. Not enough for their minimum income requirement.
You've got an entire room's worth of space wasted in that empty entry hall. That would be acceptable in a very large house but a small one like this could always use more storage space or something. Wasting an entire room for no reason won't do.
Think of the amount of rainwater that will come down over the front door. No baseboards, so don't mop the floors. Tiny bathroom and kitchen sinks. Insufficient storage. Small bed. Conclusion: bad design,

The brick behind the bed is pretty, but I think I would prefer a softer matted back as a wall/headboard. Pretty home design.
I like the plan, one thing I'd change is the shower over bath. I'd prefer separate shower space & bath space.
