Actually,that’s not accurate po. You can make an offer whatever you think the worth of the house is regardless if the house is a new construction or not. Your agent can help you with that . They can a run a CMA for you to get some numbers. If the home (again regardless new or older ) has been on the market for some time then you can offer a much lesser price than the asking price. But if it’s a hot inventory then you might want offer a competitive offer or even do an escalation clause with the offer.
@@novacollier9636 that doesnt apply for new build when you choose the model you want the developer build for you, i don’t think anyone would want to bid it higher than the price point of the developer written down in their brochures they provided on the day of your visit and confirmed to the developer’s agent for the so-called base price, what is included in the standard build and what is considered an upgrade, do take note you still need to pay for the gst for all new build custom homes, you will sign a contract and the builder will agree to do it for you at an estimated future date.. It doesn’t matter if the market is hot or not, the price is fixed as stated in your signed contract, it will most likely increase after some time due to the cost of building materials like lumber, as per the discretion of rhe developer but that new price applies to the next buyer already. You can even directly talk to the developer’s agent without a realtor if you want to, some developer will give you decoration allowancee if they dont need to pay for a buyer’s realtor, it’s a case to case basis.. Vents usually located under the window and near the front and back door entrances. That's where the cool air usually comes in. In the basement, the vent is on the ceiling. That's why the basement is always cool. Heating and Air conditioning services will do the cleaning of all the air vents and furnace once every two years at least, if you wish to service the air vents and furnace to have cleaner air in the house. One of the maintenace of owning a house.
