This positive cash flow is because the interest rates which a borrower has to pay on loan.
In USA that is 2-3%
In India that is 8-12% almost
and the rent you'll get is around 10% as an AVERAGE, if rent which we get is higher than loan rates then and then it's positive.
that's why people in foreign are so interested in Leverage than in India.
and don't buy any property, look, the shop on the ground floor often holds more value than on second floor Or the shop in Gully might have lesser value than on Road, and things like these can make a drastic change. Not teaching anything but am just telling that don't get too much carried away by watching a single video.

1 flat 20 lakhs downpayment and 80 L loan.
80 loan EMI 72-75K/per month.
Ab rent 70-80K/month koi dega he nahi for 1CR house.
Maximum rent would be 40-50K/month.
So this Cannot work in india. It might out of india where rent is high. But not in india

सुनिल जी नमस्कार,, मै बिहार से। प्रोपर्टी का काम कर रहा हुँ। लेकिन फाईनेश के वजह से अच्छी और बडी प्रोपर्टी का डिल नही हो पा रही हैं। इनभस्टर का कमी है। जबकि बहुत प्रोपर्टी सस्ते मे मिल रही हैं। जबकि परचेजिंग से ।(अढाई गुना, या तीन गुना तक) प्रोपर्टी सेल हो सकतीं हैं। सुनिल जी मार्गदर्शन दे ।धन्यवाद

Sorry sir, But It can't work. आइए देखते हैं:- Suppose, हमने एक मकान लेना है जिसके लिए हम 1 करोड़ में से 20 लाख देंगे, 80 लाख लोन ले लिया.. तो उसकी EMI 80,000/- per month होगी। जबकि उसका rent मुश्किल से 25,000 आएगा। हमें 55,000 रुपए हर महीना जेब से देने पड़ेंगे...
वो कहां से आएगा? पूरे भारत में एक भी ऐसी प्रॉपर्टी नही है जिसकी कीमत 1 करोड़ हो और वो 80,000/ किराया दे.. It's impossible.

80 lac loan intrest would be around 20 lac min.and rent you will earn max 3-4% of property value.
Good information is provided in the video, but the rental yield in India is 3 to 3.5% % on average, but home loan interest is 9 to 10% on average. We can not generate positive cash flow easily. The only way i see it happening is if we get the combination of instant equity benefit of 20%, a very low % of loan interest, and a high rental property. May be then we can even out the bank payment and do the leverage gig.
