Seems there is minimal access to the house (difficult even on a motorcycle) and a question of who has the rights to the beach use? Does the current owner rent it?
Probably won't believe me, but before you said the price I thought 25 mill. 🤣 Nice houses. I would guess that smaller unit was for one of the couple's moms to live in, or papa if the papa outlived the mom. I've never stopped in Manazuru or Yugawara, but have taken the public road (Rt 135) and the toll road on the way to Izu many times. It's a beautiful area, but no sandy beaches anywhere close to there, for anyone who wants that, as far as I've seen, but that view is very nice. For people who work in Tokyo, but don't want to live there and desire something more quiet and peaceful this place would work out well, since there's a Shinkansen stop. I don't know if companies in Tokyo and Yokohama are still doing it, but years before they would pay for Shinkansen passes for people who lived far away. Don't quote me, as I'm not a CPA, but I think it's a tax write-off (deduction) off corporate taxes...

Looks like it’s up on a hill above the tsunami zone. I saw alot of abandoned homes right on the beach in one area in central japan and nobody wants to live right on the water because of the dangers during earthquakes/tsunami
Amazing! Only one thing is a problem with even new Japanese houses: heating when its getting cold. Only Inverter Aircon, Kotatsu or heated toilet-seats :-) Or can one install an oven, woodfired for Dec - March? Anyway - very nice property indeed
I've seen plenty of wood burning stoves in Japan. Not even sure they are illegal in closer quarters, you'd just get complaints possibly from neighbors. But in outer areas like in this video it wouldn't be a problem. Of course check it out with the local municipality. I have a friend that heats that way and has a guy who drops off a couple of loads of wood before the start of winter. I also like heated floors. even the electric carpets here are very nice. but the heated floors are very nice. I've seen both electrically and gas heated versions. These can heat a room on its own quite well surprisingly. in some onsen areas you might even find heating done by hot springs. this would be pretty unusual, but I've seen it. in general though, insulation is lacking, window solutions suck and heating/cooling is done by split system inverters on a room by room basis.
Well, the rental boat business was run by Mr. Ogata in 2021, then Mr. Mogi took over...and raised the rental price...so, did Mr. Ogata sell the beach land and business, or is the land leased? I also think that farming is way harder than maintaining boats, I also think there is too much garbage on that beach, with that cut up boat, which will cost a lot of money to remove. How much for the houses without the rental boat business? I think that would be a better proposition...

Carrying groceries would be a little hike. The beach area is nice. Can it be cleaned out? And have a true beach space? That’s a little hike as well. But it would be cool.does this area get snow in the winter?
I saw a similar deal on SUUMO (in Chiba) and there were 6 boats included in the deal. I remember thinking the 6 boats were NOT a good deal because I didn't want them (and it would be expensive to maintain them or dispose of them), but I never thought about renting them to other people. Not a bad deal, and what a gorgeous day there!
I know that area very well. I noticed you walked it. Some of those roads are extremely narrow and only suitable for Kei-cars. Does it have actual on-site parking? Private parking is always an issue in that area. I checked Google Maps and there seems to be a shared driveway entrance. Those boats are old and a lot of work, I have booked them before. I'm interested to learn more.
This is the first time I haven't heard you say "Ojamashimasu" when entering a house, which you usually do even when the house is empty. And what is even weirder is that the owner of the house was actually present this time around... 🤔 Anyway, didn't mean to rain on your parade. hmmmmm does the land where the boats sit belongs to the owner and does he has the right to use the land this way officially? Nice houses so it's all about the location. Biggest deal breaker is no car access
Wow, I wish I was further along in my decision about whether or not it makes sense to buy something in Japan, because this property sounds amazing. I'd try to sell the boats, clean everything up, and just enjoy a private beach. Super amazing-looking property!

The house seems to be elevated on a hill, so I don't think a tsunami would affect it.

It can feel cold in the winter in Atami, but not as cold as further inland, and you generally don't get more than a few snowflakes each year.
Is their any parking? Is ihe house with land for sale?
