    i think the 5th house can be sub divided into two apartments, one on top, one at the bottom,as they already hav seperate entrances and two seperate kitchens and toilets👍

    Great video - it's not everyone, who can see ignore the defects and mess/trash in those older houses and see the potential for a great opportunity. Can't wait to follow those renovations.

    I'd like a video on hiring renovation companies (aka contractors) there. How do you vet them, and how does it work? Do you tell them your budget and they provide mock-ups, or how exactly does it work?

      Nice and honest episode, Shu. I also am appreciative to hear that a proper renovation will cost a realistic amount but in the end you’ll have a cheap property in a decent location and therefore a good investment.
      I wouldn’t bother with no4 as there are too many buildings on every side. Light and aspect is the most important for me. But good luck and Happy NY.

    Wow that hiyoshi house seems like a mega renovation. Do you hire a team or DIY? Seems like 2-3m JPY in reno won't make much of a dent.... (More like 10m) ? Look forward to seeing how it turns out

    Are you able to get loans to purchase these properties or are you paying cash? Buying with cash and renovating is a lot out of pocket. Really curious. Congratulations!

    Be careful. You might know but the residential structures built prior to 1981 do not meet the seismic resistance requirements in the current building code unless they have been renovated to meet the code.

      There's no way Shu wouldn't know. Personally, I wouldn't feel OK about renting out pre-1981 houses unless I'd reinforced them or knew that they were very solid for some reason.

      A building that complies with old building codes but does not meet current standards will be prohibited from remodeling itself.😒

      @@山田太郎-c7x3q I have no doubt that real estate companies having to do structural inspections done before putting them up on the market as no one will want to sink money into purchasing an akiya that they’re just going to have to tear down and building demolition isn’t cheap in Japan due to their recycling rules and regulations. Plus there are some akiya that are owned by families who’ve been basically told “rent out or sell out” because they’ve just been sitting on it and allowing the house to fall into ruin. Plus when it comes to regulations there’s usually a grace period when the law comes into effect as not everyone can meet the new standards immediately, not even Japan’s own emergency services.

    1. Reduction of No. 4 special exception
    2. Mandatory safety standards and energy conservation
    3. Obligation to apply for building permits
    4. Obligation for high-performance housing
    Overall, prices will skyrocket.

    I thought you invested in USA properties only? Now, you're into Akiyas? What value do you see in JP vacant houses that makes you decide to invest? Have you invested almost half a million USD on your 5 Akiyas this year 2024? You older videos you did say JP property is only going to depreciate, so why now you changed your mind?     Hi can I ask what price and where in japan is the cheapest house you have come across? I'm from Ireland and have loved everything japan for as long as I can remember. My dream is living there and travelling the whole country by motorcycle.
    Anyone with advice on how I can make this happen I would be forever grateful.

    What's the difference between rebuildable and non rebuildable?
    I'm gathering non rebuildable cannot be altered structurally but can be renovated?

      Yes, you can renovate but not demolish and start over. As far as I know, when a house is non-rebuildable, it's usually due to the lack of accessibility in terms of road/width of road. I have also heard some people get around it the "non-rebuildable" by leaving one post/column from the original house standing.

    How much of taxes will you be paying annually for the 5 akiyas? What if the next big earthquakes wipe out your 5 investments? They're very old and will certainly not able to withstand a good shaking. So why then did you decide to put your hard earned money into them?

    Yes. Congrats. You always get the best location while the rest of us interested foreigners are being offered places in the middle of nowhere and no one would rent with a decent rate. We can easily renovate it but no one would rent it. They said its near Tokyo. Yeah sure, a few thousand kilometers through numerous train transfers.

      I keep hearing there are millions of vacant homes in Japan, so I don't think that buying a few will affect homelessness in Japan. There are still millions of vacant homes available for others to purchase.
