Was there from December 8 to January 10th, this was the second time that I stayed here in Arca South Avida Towers, tower 2, I love this location in Taguig, very nice and friendly place to stay. I wish to someday buy one of there condo units, I miss the Philippines, thank you for showing!

Ngayon, sosyal na kung Taguig ang address mo. lol. Nung ginagawa pa lang ang BGC, ang reklamo ng marami ay bakit Taguig ang address? Hindi daw maganda na address ang Taguig. lol.

Thank you! I have been watching dozens and dozens of videos of Arca, trying to figure out just how far it would be from Makati CBD. This is the first video that really made sense to me. Currently, rental rates here are very attractive compared to BGC (Arbor Lanes, The Veranda vs One Serendra or Maridien/Verve for example), but for those of us who don't drive, I wonder how easy it is to get a Grab ride here.
Hi, WestVillage! Thank you for the comment! I'm glad you find this video helpful. Yes, Rental or even for investment, I think Arca South is very attractive at this time. Imagine investing at BGC 10-15 years ago! Arca South is in its very early stage of development so rates here will skyrocket especially if the mall is constructed. For Grab, I'm not sure but I think it'll be easy since the back of Arca South is the residential area of Taguig, which means a lot of bookings happen here.
Nakaka distract talaga ang kawad ng kuryente sa magandang view... it's more progressive pa at gaganda ang place kung, nasa ilalim na ng lupa ang kawad nang mga kuryente.

@@ChillManilaDrives True...I agree sir... Business Districts does not depend on the size but on the type and amount of investment. Look at Nuvali in Laguna, it is a massive 2000 plus hectares but is only more on subdivisions and mid rise towers Arca South in my observation is more of mid rise towers only. In Cebu, there is called Mandani Bay by HongKong Land, it is only 20 hectares but the investment is 130 Billion. There is also South Coast City in Cebu by SM and Ayala consortium project, which is only 26 hectares, but the investment is more than 300 Billion. Therefore, I conclude that it is not depend on the size.
I think the only downside of Arca compared to BGC is its accessibility. Is there any other way other than the East service road? If you expect this place to be the next BGC, I think they have to construct another alternative access road maybe coming from C-5 directly without passing thru EAST Service road as we know how congested the East Service road is. Also BGC have multiple entry and exit roads compare to a single entry and exit point for ARCA.
Nope it can't be like BGC because all build to be built thier is just mid-rise building due to it's approximately located near the airport. Airport authorities will not allowed high rise or skyscraper building to be built in that area. Yes the CAAP or Civil Aviation Autority of the Philippines. Will not allow it. All building will be like in CBP(Central Business Park) of Pasay City or in MOA Like structure. MOA is in CBP pasay City
You know I’m a big fan of yours. In the past I have suggested that you put the street you are currently on in the lower left corner, and you did this for a while. Why did you stop? I think the street name in the lower left corner is much better than even the map in the lower right corner. I like to follow along on my iPhone map app, and without street names, I’m lost. Good question. I tried Philvolcs' Fault Finder website and saw that Arca South is near the fault line but it isn't a direct hit. I wouldn't worry about it though. faultfinder.phivolcs.dost.gov.ph

It's too early to tell kung magiging next BGC ba to. Wala pang laman. Pero hindi nito magagaya ang mga matataas na mga gusali sa BGC. May height restriction dito dahil malapit sa airport.
Accessibility is the main problem of this development. Unless they have other plans to connect this future township. SEMMEX will not happen in the next 5 years because of ROW, as of the moment only East Service Road is the main road the leads to this development.
"First to stop, first to go" scheme isn't strictly implemented in any points in Metro Manila. Only in SBFZ. Anyway how's the public transportation terminal there?
its still pretty bad, A BRT system is sorely needed alongside road expansion in the major avenues although the 2nd item would surely cause a lot of problems with claiming land.

Shunga buti nga binenta sa private company para mapakinabangan at maging katulad ng BGC. Kung di yan binenta ng gobyerno edi pinamahayan yan ng mga squatter. Magkakaron na naman ng dugyot na lugar sa Maynila. Kabobohan mo din eh.
Dapat rights lang para idevelop at hindi benta. Example uptown BGC area ng megaworld. After ng contract gobyerno at tayong mga Pilipino parin ang may ari.

It's hard to imagine what it would look like just by driving alone, so please check their website to see the masterplan of the place www.arcasouth.ph - it really looks promising! For comparison the land area of the following are: Arca South = 74 hectares BGC = 240 hectares Circuit Makati = 22 hectares Rockwell Center = 15.5 hectares

I have been watching dozens and dozens of videos of Arca, trying to figure out just how far it would be from Makati CBD. This is the first video that really made sense to me.
Currently, rental rates here are very attractive compared to BGC (Arbor Lanes, The Veranda vs One Serendra or Maridien/Verve for example), but for those of us who don't drive, I wonder how easy it is to get a Grab ride here.

Yes, Rental or even for investment, I think Arca South is very attractive at this time. Imagine investing at BGC 10-15 years ago! Arca South is in its very early stage of development so rates here will skyrocket especially if the mall is constructed. For Grab, I'm not sure but I think it'll be easy since the back of Arca South is the residential area of Taguig, which means a lot of bookings happen here.
Nakaka distract talaga ang kawad ng kuryente sa magandang view... it's more progressive pa at gaganda ang place kung, nasa ilalim na ng lupa ang kawad nang mga kuryente.

Rockwell Makati is just a 15 hectares township, ARCA is 74. almost 5x.

Look at Nuvali in Laguna, it is a massive 2000 plus hectares but is only more on subdivisions and mid rise towers
Arca South in my observation is more of mid rise towers only.
In Cebu, there is called Mandani Bay by HongKong Land, it is only 20 hectares but the investment is 130 Billion.
There is also South Coast City in Cebu by SM and Ayala consortium project, which is only 26 hectares, but the investment is more than 300 Billion.
Therefore, I conclude that it is not depend on the size.

I think the only downside of Arca compared to BGC is its accessibility. Is there any other way other than the East service road? If you expect this place to be the next BGC, I think they have to construct another alternative access road maybe coming from C-5 directly without passing thru EAST Service road as we know how congested the East Service road is. Also BGC have multiple entry and exit roads compare to a single entry and exit point for ARCA.
That project is gonna take forever.....
Nope it can't be like BGC because all build to be built thier is just mid-rise building due to it's approximately located near the airport. Airport authorities will not allowed high rise or skyscraper building to be built in that area. Yes the CAAP or Civil Aviation Autority of the Philippines. Will not allow it. All building will be like in CBP(Central Business Park) of Pasay City or in MOA Like structure. MOA is in CBP pasay City

Good question. I tried Philvolcs' Fault Finder website and saw that Arca South is near the fault line but it isn't a direct hit. I wouldn't worry about it though.

Accessibility is the main problem of this development. Unless they have other plans to connect this future township. SEMMEX will not happen in the next 5 years because of ROW, as of the moment only East Service Road is the main road the leads to this development.
