What is the ladder like railing in the hallway……..does it lead to a storage area?
I was wondering the same thing...
If does go to storage put in one of those ceiling ladders for easier access. Those rungs on the wall don't offer anything😮😢🤕. Put the door from the living room in the laundry room make it a mud room. 👍👍👏✅💯
I thought the rings were for storing towels outside the bathroom. They don't look sturdy enough to serve as a ladder.

The outside colours and textures blend beautifully together . Love the design of big window . Love the window in laundry room. I'm not fond of the choice of colour for walls . But this has an easy remedy . A window in the bathroom would be nice .
The open design of the kitchen allows for an unconstrained refrigerator placement, acknowledging how appliance dimensions evolve over time with advancements in technology and efficiency. Rather than being relegated to a confined cubicle, the refrigerator is celebrated as a blank canvas, a gallery wall for displaying the ephemera of a vibrant home-the finger paintings and crayon sketches of budding young creators, the schedules and reminders of a bustling family on the go, the meticulously curated collection of magnetic spice canisters arranged just so. Form and function need not be mutually exclusive. An efficient and livable space makes room for both the pragmatic and poetic accouterments of a life well lived. Storage is not merely an afterthought but an opportunity to breathe beauty into the everyday. This home revels in that opportunity. I would live in this home and feel good and feel very comfortable.
I would flip the kitchen and dining space. This would centralize all the plumbing and also allow you switch the front door from the living room to the dining room. That would give much more space to the living area as well. Overall, very nice design though 🤗
Great idea and I agree. That would also allow for a larger window where the sink used to be which provides more appeal to the home’s exterior - that little window over the sink looks too small from the outside so putting a big window there and your dining space would be a nice improvement
There hasn’t been one design you’ve shown that I haven’t loved, not one! This is breathtaking. I could definitely see myself living here. I love everything about this design, inside and outside ❤

Love this house! Every house should have a dining table & a bookcase! 😊 However, for me, the videos are just too long, so I move the slider over after I've seen enough of each room. I usually save about half the time. 😁

I am blown away!!!! This creation is soooo beautiful!!! From the beautiful architecture of the front entrance, that is pure elegance without pretense! Wow and the colors! warm and beautiful, reflecting nature! To the living room of my dreams! cozy and warm with elegant details like the floor molding. (I don't understand the door in the living room however. Seems a natural to have that in the dining room, because you have the wrap around porch on that side of the house?) The calming and warm colors of the living room made me feel cozy and cuddled by the colors of nature, including the warmth of the wood accents! Ah I don't want to leave that room!!! The kitchen was a knock out! And loved the arch, which was all about class! Colors are my favorite in the kitchen, which I love, love, love!! Enough counterspace to prepare a holiday dinner with ease! Just put a door to the patio where all those window are, and you have great flow!! I love the front of this home! I just feel warm and fuzzy seeing myself in this part of the home. Such nice little touches to detail make it feel so special! And then you have a hallway! and it feels natural to the flow. This separation of function gives a bit of privacy and feels like natural functionality, not contrived. I love the bedrooms and your color scheme, seems so cozy and calming and like I belong in these rooms to relax. I have a question though, what is the function of that little white closet door in both bedrooms? I'm mystified? A question on the bathroom, why no tub? and you could use a little window to brighten up that room with some natural light. Oh I love this little house! And your color scheme it appeals to my heart! The cools and the whites and the warming woods and a blue here and there......something is very appealing to me with everything I see in these colors! Wow, I am blown away. I'm saving this house and the colors and plans for future reference. It's too beautiful and pulls on my heart strings, I cannot let it go....... ah I must be in love! Thank you for this creation!

I love your designs but I would like to see one with a foyer and a small step up into the rest of the house, some place with a coat closet and shoe rack to discard belongings before entering the rest of the house, thank you.

I love this design.there is one thing (minor) I would change .I noticed on the wrap around deck there is a transition point with the decking boards ,that might be a trip hazard . I would take that out and run the decking gall the way down the side of the house. Continuous flow.
Love it, except side door in LR, extend the porch and place door in the kitchen next to fridge, avoiding dragging groceries and garbage through LR. and adding more useable space.

The side door should go in the laundry room not the living room - it makes more sense. And widen the laundry room (which will make the living room smaller, better).

Charming small house, but I would make some changes. I'd switch the large side window in the dining area with the smaller window on the front of the house and flip the dining area and the kitchen. I think it would make a better flow for entertaining and I don't understand why so many new house designs insist on having a direct view of the refrigerator from the living room.
I agree with those changes. I would also remove the door from the fireplace wall and make it a window. Would put a door to the laundry room instead, if I need access on that side of the house. And would remove that small closet in each bedroom and put in built in bookshelves with a bench under the window that opens for storage and serves as seating for reading when closed
How many SF does that home have? What is the cost per SF? Size of lot? Where is garage? With what you showed in video, what would finished home cost? Is that cost being built anywhere or only in your location? Are you a registered Architect or Interior Designer and do this for a living? What size staff do you have? Do you use MEP firms for the Mechanical, Electrical and Plumbing on your Projects? How long does the process take to build this home? Do you personally handle the Project Management of the Project?

The side door should be placed off the kitchen not the living room. Then you could extend the porch from the front down the side of the kitchen .

Perfection!!
This house has its positives, like a good-sized living room, but its usable space is limited by the secondary exit door, which would be more functional if it were from the laundry room. That would create a natural mud room as well as a convenience for those who prefer to hang their laundry outside. In a small house, a fireplace is an unnecessary frill. It's a poor heating source, it takes up valuable space and it places the TV at an uncomfortable height for viewing. I would sacrifice a bit of the porch to have an entrance vestibule with a place for coats and to remove shoes.
The kitchen is a good size, but there is a nonfunctional corner to access the pantry. I would make it a closet from the hallway, allowing more kitchen counter and cabinets.

Nice design , love the front porch but I would elevate it and add railings. No need for a side door in the living room but rather add a patio door in the dining room instead of a window.
What are the black things on the wall in the bedroom hall? I've noticed those in some of your other house designs.
Is the double door cabinet in the living room the second bathroom. Is it a half bath. If so, needs better placement. Other than that, I don't see a second bathroom.

For the most part, I like it. I do have, for me, a problem with the dishwasher placement-lots of water on the floor transferring dishes from sink to dishwasher.

Although it has more storage you could lower the half wall and make it a bar on the kitchen side and on the window side of the kitchen you can make it a kitchen nook that way you can build in more counter space in the kitchen

Very nice though i dont know what purpose the small rails on the wall opposite the end bedroom serve....the top kitchen cupboards are to high need a stool just wish some of you designers would think safety as well like add a small gully/panty room with draws as cupboards below a bench so you dont lose storage nothing above the head space and please why not a wash tub in the laundry as well think what a women wants but on a plus thank goodness your entry door into the lounge room is not through the seating area and behind instead very good thanks guys
