    Good to see you both do a video together, you both are part of my daily videos I watch.
    My parents have a home in Punta Gorda, after the hurricane their insurance doubled. A bunch of residents in their neighborhood have moved and listed because they cannot afford the taxes and insurance on their fixed income.

    I almost bought a brand new house in Cape Coral in 2009, it was ,priced to move at $125k with 3 bed, 2 bath and 2 car garage. That same house is now over $400k. There was a ton of inventory at that time, and they were just basically giving them away. Wish I would have bought it then😪. I'm hoping within the next few years it gets more affordable.

    Really good points by Michael. If you don’t need to own right now and renting is a better deal, keep renting. Things tend to revert to the mean over time.

      True enough, but one should keep in mind that in the case of USA real estate, that "mean" is an upward-sloping trend line. Same for USA large-cap equities. So reversion to a trend, but not a horizontal trend.

      Buy inland away from tidal water or outside of hurricane evacuation zones. Specify 10% deductible on hurricane coverage. 300k policy premium would be under 1000.

    Facts: Miami is the arm pit of Florida, property tax and insurance doesnt fluctuate it only goes up, saying condos "can" have special assessments is false if you live in a condo long enough you "will" pay a special assessment. Insurance has almost reached an impossible level. I was paying 2300 pre coved and now 6500 no claims, full wind credit, clean 4 point. Called my insurance and he said if I canceled my universal policy I will never get it back.

    It's all relative and depends from where you move. My property taxes in Florida are still half what I paid in suburban Illinois. Your vids are GREAT -- keep em coming!

      It wasn't undervalued people just couldn't afford to live there. When the fed added 40% to the money supply and people could work remote they flocked to places like this with their increased income and freedom.
      Unless something changes prices will have to go back to where the locals can buy

      @@mg-by7uu I’m not sure why you think it was unaffordable. Florida was extremely inexpensive. You could buy a condo not far from the beach for 250,000 and homes with a slip in places like Cape Coral for 225,000. That’s greatest deal I could find in the country.
      Florida feels like the Caribbean and is great place to be. However, prior to Covid most people worked from home and the migration was slow. I think things were sped up.
      We can disagree, but I sure don’t think Florida went up the way it did because of stimulus. It’s not like Cleveland all of a sudden took off too

    Hi. Great video. How often do they access the property taxes? What are the increases based on? If I added a pool, I am sure that will increase the tax. If I added pavers, outdoor kitchens and a bird cage to my backyard, will that also increase my property taxes? I want I buy a home in central Florida.

      The Market value is adjusted yearly as of Jan. 1st of the year. Any improvements you make during a year will not be taxed until the following year. If the home is your primary residence you qualify for Homestead exemption that gives you a $50,000 break on the Taxable value. So if you buy a home and the county property appraiser sets the Market value at $500K (it is always less than what you paid but lower is better) and in your first year after purchase that is your Assessed value. Your Taxable value will be $450K. Now say the Market value of your home increases to $700K in the next year. The Assessed value can only rise 3% due to the homestead exemption so it would be $515K and the Taxable value $465 (50K less). The Assessed value can go up more than 3% if you make improvements like pools, patios, whatever.

    I’m in Naples and prices seem to be crashing fast. My house went from 400k in July to now 330k and possibly still dropping. Even the wealthy neighborhoods are down double digits

    I think the problem with Florida and the states real estate market is that it's not going to keep up with the locals and more importantly if the people that live within the state cannot afford a basic home then people are just going to keep dumping and dumping more of these homes back onto the market which will eventually cause a compounding issue where home prices are going to be discounted even more. The sad thing is it's going to be 2008 but way worse because all of these homes have been artificially inflated to a level that is going to be unattainable for anybody plus if you factor in the ever increasing tax rates with insurance policies and HOA dues there is no way for Florida to survive this.

    Florida is a homestead state. If it’s your primary residence you can shield yourself from tax increases. However, anyone that signs up for it gets re-assessed.

    My taxes went up a lot this year and the biggest change was school tax. It went from $1,200 to $2,500. No new schools are being built or anything, what the hell? They can just arbitrarily double one of the tax lines with no explination?

      "No schools being built" as the 5-17 population rises means new schools need to be built. Likewise, Florida teacher salaries rank almost at the bottom, even as their living costs have jumped. Putting off expenses causes fiscal pressure to build and build.
