House Sigma has the following categories: active, sold conditional, and sold, available in BC, Ab and Ont. It also shows the sale price and all the times it’s been listed or price/status changes. MLS is antiquated and doesn’t help consumers by hiding critical information. It’s about time they get with the times, I’ve wasted time looking at places, or at least showing up to places with my agent only to find out an offer has been accepted days or weeks earlier.
@@DummMoney-rr1fi I’m not a realtor, I just ran into that issue enough times when buying houses over the years that I have my agent check before we even go to view and still it happens. Now I use House Sigma app and it gives more buy, sell and listing to market value info than the mls does and now I don’t need to waste my, or my realtor’s time looking at properties than are already sold.
When u mentioned the housing minister was listening to your show while walking his dog, I cannot help to post a comment here! May I kindly ask if u can please ask the housing minister to change the regulation to change the pet restriction so more property owners and rental tenants will not have to give up their beloved pets? Most condos, apartments and townhomes do not allow people to have more than 1 or 2 pets. I have known many doggos that do not even bark and it is so unfair to animals. Animals have rights and they are family members to so many so many of us! Many thanks! 🙏🙏🙏🙏🙏🙏🙏
@@SteveKarrasch look man, if the changes are optional then realtors will opt-in only when it suits and benefits them. It doesn't give any leverage or power to the buyer it's just another tool to stoke FOMO and bid up prices further. Nothing changes as the status quo remains.
If, as you say 20% of conditional sales fall through, that is far too high. If the buyer is properly qualified and the property's deficiencies have been disclosed there should be a 90%+ rate of closing. Someone isn't doing their job.
One step further towards transparency is that all offers on a property should be disclosed to the buyers that are bidding; especially on those emailed offer nights! And there should be a time limit on that day to make an offer; like 9pm so people can get some sleep! Just my thoughts.

What's your viewing to completion ratio? I'm betting way less than 1%. Ever thought you may be wasting the sellers precious time?
There is no current "sold conditional" here on any platform. Maybe other boards outside of the lower mainland.

A lot of surrey agents don't update their sales in time as requested. Really deceiving and annoying practice.
This can also be a function of the board. We don't post sales as agents, the Boards do.
