When buying my first home in 2003 in Longwood Florida never thought of any problems, just like the Home and neighborhood,21 years later I realized how lucky we got, purchase well build home from 1985 build by very good and respectable builder with proper foundation good drainage well above minimum code , so far replace roof once in 2018 After hurricane and Windows been Thrue 5 major storm, no damage to property or flooding whole neighborhood never floods because builder did very good job with grading and retention ponds just pure luck not informed buyer, at that time no You Tube
Also unpermitted bathrooms or additions. Especially if they were recently done. I passed on a house with a recently added bathroom. If they didn't pull permit its a big red flag

Someone I knew had a home on 7 acres, that had horrible structural problems. They always knew they couldn't sell it, so they just kept it. They would have sold it years ago. Since they never could, they babied it along for 30 years. The city swallowed up the area, the land is now worth a fortune. They will tell you, had they been able to sell it, they'd have moved away, long before the land values made it worth so much. Every once and a while, having a problem, forces you to do something, that changes you life for the better.
Title search company is responsible for much of this. If they aren't doing their job, homeowners can sue. Make sure your title search company is insured.

5 years is basically new. I’d rather have my 1971 structurally sound house here in SW Florida rather than any of the new ones they are slapping together as fast as they can to beat the market downturn…
@@johnlibonati7807spacecoast Florida here. My little old working mans house was built in 1956. It would take serious research to figure out how many storms this house has stood through. It does still have the original 1x12 pine decking on the roof, there is no signs of any major repairs over the decades, no settling issues etc. Its no better homes and gardens show place but I'll stick with old on established grounds all day.
Flippers will spend any amount of money to fix no matter how bad or ugly it is and as long as there is profit to be made, at least 15% profit of the total amount of money spent on the house
