4 Bedroom House Construction In Jamaica

- Today I am doing a site visit of one of my designs, it's a house being built in St. Elizabeth, Jamaica. The house consists of 4 bedroom, 3 bath, large living space, out living and a swimming pool. Construction began in the early part of 2018 and is about 65% complete. A Jamaican home construction mainly consist of concrete blocks, steel reinforcement bars, cement, timber and metal roofing. It would be nice to see the second floor built using wood also the roof. Reason for this, you don't want big concrete slab falling on you in case of an earthquake
Unless it's a really strong earthquake then the chances for that is slim. These houses are built with steel not like the types you see in Haiti or other Caribbean countries.

How much it cost to draw a plan for a 4 bed 4.5 bath house .
It’s hard to give a cost without measurements as the cost is calculated by the square footage of the house.
The Blueprint for this exact home does it still exist?
Yes it does
Nice layout, but I see how my people waste money that could spend elsewhere. The closest could use board to build unless it's a supporting wall. Also other areas that don't need to use blocks, steel. anyway just my thinking. still will be beautiful.
I think that the rooms are too small, the kitchen living room and dining should of open into one, a open concept is the only way for me, but good luck with everything still.

What is the purpose of having an opening in the ceiling to the second floor? Seems like anyone coming into the living room would have a direct view of the private areas of the house.

It's terrace. Many homes in the USA have that feature. When it's all railed and complete you'll get the full effect.
@@sophia4christ Not true! you will rarely find a house in the USA with this type of open feature. For starter, heating and cooling would be a big issue, lack of privacy, sound attenuation, etc., etc.. There are certain basic design principles when followed will produce a house that is timeless and beautiful to live in.
@@delly9200 I am a trained engineer with responsibilities for large construction projects including design of commercial buildings. I love to look at house designs but when I see designers ignoring basic design principles I just have to wonder. Currently building my house in St. Mary.
