@Joeyyy28 basically if you buy a btl your buying in a market where the demand is far greater than the supply, in essence you'll always be able to let out the asset. Of course there are risks but if you are able to buy multiples you work on economies of scale and when there are issues the costs gets soaked into the business and although it's a pain these issues only hurt a little, not a lot. I'd always use agents as they are on the ball, legally if you need to remove people. And a good agent is a good support blanket, you pay then for their knowledge and being a blanket between you and the tenants . Being in this industry has helped me retire at 52. Also, in principle asset growth is what generates wealth, buy them and keep them. Have faith in historical growth and be patient. It's a long term investment. Also you'll generate passive income as well. Good luck with your journey.
Great video. I'd say simply to anyone and as a landlord for 18 years now. Don't believe the hype, instead be a good landlord, have a plan, keep up to date with all legalities, get insured, upkeep your property and save hard. Afterall the elite have been landlords forever!
Jamie, Without reform to the Court System if as a LL you want to sell your property or move back in it will take 18-24 months to get your property back from the tenant. The initial notice period and Court Delays and Baliff delays will ensure this.

Section 21 when they are not paying rent , it takes two years to get to court and in that time they pay no rent , and disappear the day before the court case clearing out everything in the flat down to the bed corkscrew even curtains , with no recourse! Not a story, this happened to my friend!!!!!
There will always be some stories and some bad tenants, but there is also some bad landlords who don't do the right checks/compliance so they find it really hard to evict a non-paying tenant. That's why how you start a tenancy is soooooooo important
Landlords are selling up like I have never seen before, I’ve bought a few but I’ve stopped now ,because of the stamp duty landlord rip off I’ve got enough so time to slow down and stop buying the stamp duty was the last nail for me, the epc wasn’t that bad for me, is just an inconvenience , if you know how it’s easy to get down to a C,
It just needs to be factored into the numbers for me. The EPC is nothing, I agree. Weirdly, we have found demand for our properties going up from investors looking to take advantage of the changes!
How do you get it to a C. My EPC certificate says to get to a C from a D the house needs cavity wall insulation, underfloor insulation, a heat pump and solar panels for a warm and comfortable mid terrace Victorian house

So this and the other changes affecting LLs is making me feel it is time to sell my rental property( no mortgage on it), but sticking the sale proceeds in a saving account won’t help me with my pension income which relies on this property income, ….any advice please?
Completely agree the safe haven of pensions is being raided. You cannot gift pensions before death to avoid tax (as far as I know) so property is just another bucket for funds outside regular savings/investments. There is always risk associated with it but like with all things

20% between rent and capital increase but most of the people I know have flats with little to no capital growth so that £10000 divide by 6 hurts a lot more. Complete market in Scotland that youtubers always avoid because it's more difficult to sound impressive with Scottish restrictions.

I am 45, and since the age of 22, I've been saying I will do property investing. A show way back where 2 guys went from zero to a 1 million pound house, first grabbed my attention. Well, I have owned 2 properties and done the doer upers. Current home, which I now rent out, is a 137 year old 6 bed house. I will now change from consent to let to a buy to let, remove all equity and start my journey. Looking forward to start next year.

I think people get scared to quick. If you are in it for the long run, things will work out. The government cannot afford for the rental market to collapse. Im going to start next year.

Rather like thinking interest rates won’t go up I think you’re being a bit blase about the section 21 removal. There are lots of situations where a rogue tenant can use section 8 defences to box clever to avoid eviction. Generally though you talk a lot of sense and I enjoy your videos and keep up the good work 👍🏻

You'll make a few million instead of a few thousand without the hassle
Bitcoin certainly has its place, but it’s a lot closer to gambling than investment right now. Properties true value comes from the long history behind it. Bitcoin is still very young. I have bitcoin myself but it represents a much smaller % of my portfolio

10-15 certainly. It’s hard for landlords to ever lose tbh. Mainly due to rentals representing 40% of the market. Unless government take it all back which i doubt considering the shit show they made of it in the past

Repairs £2,000 per year. Total spend after 10 years is £62,500. Yet the property will be worth £200,000 after 10 to 15 years. Property is like a savings account with a good interest rate. Put spare cash into a property and then when it matures, take the cash out again.
Jamie I purchased 2 properties via Aspire a few years back, Bradford and Leeds, on good interest rates, rentals yield about 300 net per monthnin each. From experience with these 75% most of the net rental ends up in maintenance, repairs generally, as you know things go wrong, so the only benefit In the long term is capital increase, I'm holding on to them but sceptical at this stage about the general vanilla BTL when you factor in the EPC costs to factor in aswell. It's made me question the strength of the vanilla BTL strategy if your paying market rate, Hopefully 10 years from now it was worth it.
Pwoplw completely forget this, 300 a month, 3600 year. When you factor in replacing a boiler every 15 years, kitchen every 15, bathroom every 15, new flooring every 10?, blown double glazing, roof leaks, redecorating etc etc the list is endless I can't see how anyone is making any money and the tiny profit you do make will be taxed very high. All of that effort for basically the same return you'd get off an isa. Only way I can see it working is of you buy at a good price, renovate and add value beyond what you put in(virtually only possible if you do work yourself)
@@erertertert44 You make money becasuse the value will double every 10 years. I paid £103,500 for my last home and sold it after 11 years for £215,000. I was living in it so there wasn't an income from tenants. The mortgage and repairs were no where near half of that. I don't see how you could loose. You could buy a buy to let property and leave it empty. Pay £100,000 for it, after 10 years it's worth £200,000. After another 10 years it's worth £400,000. Another 10 years £800,000. Doubles every 10 years.
Ah that’s great! The buy to let income is about washing its face. You’ll naturally make more income over time as rents increase. However, it’s all about capital growth and rental increases. You will end up netting around 15% a year over a 10 year period. It’s all about the longer term vision

We've done lots of Section 8's, each one is quite unique
Some LL fixed rates coming up soon. I locked in 2% and that ends in 3 years. Will see what the rates are then will determine if I carry on!

Personally not a big fan of off-plan right now as usually you pay a premium maybe in the future but right now I'm all for existing properties

What’s the evidence behind s21 being used for “a lot of prejudice”? Reality is that it is used as an efficient way to evict over s8 which is wide open to abuse by tenants as well as prejudiced judges who want it in for landlords.

This isn't intended to troll ...and I'm not a bot... but I hear so many people buying property for the (hopefull) increased market value in 10 years of the property as their pension fund... why wouldn't you just buy and hold Bitcoin for 10 years? You'll make a few million instead of a few thousand without the hassle
Bitcoin certainly has its place, but it’s a lot closer to gambling than investment right now. Properties true value comes from the long history behind it. Bitcoin is still very young.
I have bitcoin myself but it represents a much smaller % of my portfolio

Landlords will never loose. Even if your buy to let property is empty. The value will double after 10 years anyway.

10-15 certainly. It’s hard for landlords to ever lose tbh. Mainly due to rentals representing 40% of the market. Unless government take it all back which i doubt considering the shit show they made of it in the past

Property is like a savings account with a good interest rate. Put spare cash into a property and then when it matures, take the cash out again.

Jamie I purchased 2 properties via Aspire a few years back, Bradford and Leeds, on good interest rates, rentals yield about 300 net per monthnin each.
From experience with these 75% most of the net rental ends up in maintenance, repairs generally, as you know things go wrong, so the only benefit In the long term is capital increase, I'm holding on to them but sceptical at this stage about the general vanilla BTL when you factor in the EPC costs to factor in aswell.
It's made me question the strength of the vanilla BTL strategy if your paying market rate, Hopefully 10 years from now it was worth it.

300 a month, 3600 year. When you factor in replacing a boiler every 15 years, kitchen every 15, bathroom every 15, new flooring every 10?, blown double glazing, roof leaks, redecorating etc etc the list is endless I can't see how anyone is making any money and the tiny profit you do make will be taxed very high.
All of that effort for basically the same return you'd get off an isa.
Only way I can see it working is of you buy at a good price, renovate and add value beyond what you put in(virtually only possible if you do work yourself)
@@erertertert44 You make money becasuse the value will double every 10 years. I paid £103,500 for my last home and sold it after 11 years for £215,000. I was living in it so there wasn't an income from tenants. The mortgage and repairs were no where near half of that. I don't see how you could loose. You could buy a buy to let property and leave it empty. Pay £100,000 for it, after 10 years it's worth £200,000. After another 10 years it's worth £400,000. Another 10 years £800,000. Doubles every 10 years.
Ah that’s great! The buy to let income is about washing its face. You’ll naturally make more income over time as rents increase. However, it’s all about capital growth and rental increases.
You will end up netting around 15% a year over a 10 year period.
It’s all about the longer term vision
