Residential real estate is tough right now to find good deals (especially without a ton of work, building connections, finding fixer-uppers, etc) . The only winners are anyone that purchased property more than 5 years ago and are holding.
I am pivoting into other investments at this time. Real estate is my favorite and most comfortable, but the numbers just don’t work right now, especially here in California. Of course, I’ll always keep my eyes wide open for a deal, but right now I am playing the stock market and saving to buy a business.
You can invest with $10,000 you don't need $50,000. Don't be fear factored by that nonsense. It gives you cushion, but you don't HAVE to start with minimal $50k

With high property taxes, repair costs, HOA fees, rent fees stagnat, residential real estate is not an absolute great.invesment any more.

You should invest out of state. California is way too expensive. I'm in Texas and much more affordable
