    I've been in Chicago for over 10 years. This video is absolutely not true! The neighborhood matters. There's taxes, HOA, assessments, etc. add up to a lot. He glanced over "his property management company". What it doesn't tell you, is how big of a chunk they take. The value does not go up for these properties, and it does not fetch the rent that's said in these videos. Chicago is a sellers market right now. I don't what they are on about.
    Man, I get making these kinds of videos, but be clear about your affiliations!

      There are 2 kinds of real-estate investment -- equity growth or cash flow. Section 8 investing is about monthly cash flow. Not all investment properties are condos. For example, most Section 8 investments are single-family homes for which there are no HOA (Home Owner Association) fees. Condos have fees as there are amenities and other shared expenses. Based on our clients' needs, we recommend the right kind of property investment. Finally, Section 8 and housing vouchers allow US families who cannot afford housing to get safe, reliable housing. We assist with the mitigation of any issues/problems with the tenants to ensure a steady rental income and well-maintained property. Thanks

      Section 8. Google it. It doesn’t mean the government will pay full rent but rather a portion of the rent that they can refuse anytime.
      Second and this is another thing he missed. The Home Owner association or HOA. All these buildings have one. They have their rules and regulations which you have to follow or they will take you to court. Most of them straight up refuse to have an apartment in their building as a section 8. Reason: they don’t want low income families affecting their building. Those rules can be changed annually most of the times. Not to mention: the time during which your apartment is not rented, you are stuck paying at least the HOA ($$$) dues and property taxes.

    Salaams everyone - @Junaid excellent coverage of investments opportunities in US. I have been in RE for over 22 years in NY. This is so far from the truth. Here are some challenges -
    1) Section 8 program although is great, the tenants are not!
    2) these properties showcased in the video look very nice but I can guarantee they are in a war zone areas. BIG vacancies.
    3) Management company as such sound great on paper but in reality drain the profits leaving very little cash on cash returns
    4) you will get taxed twice ! Here in the US and also in Pakistan or wherever is your residency.
    BUYER BE AWARE.

    Greater Chicago area is Huge (1 coror (10 million) ppl live in Chicago & suburbs, same as Lahore population) and the area is 100 km+ long from South side to North side and West side (Water is on East)...North side and Downtown is where gores, pakistanis, indins, Asians and most ppl live & is very expensive . Avg home is a million dollars....South side is for Low income ppl & Gov pays there rent.......mostly ka-lees

    Also you forgot to mention 758$ is the monthly HOA for the newport condos. Minus 758 from 2500 and see Wht have left.

    So many important details and informations are missing. Such as, property taxes, HOA fees and many expenses that comes with owning/maintaining a rental property in the United States . I have few properties in Los Angeles area that I maintain myself. It is not as easy or cheap they make it sound. Please!! do not listen to these people. Do your own research. This is clearly a scam!!

      @@HarisAwan Yes, landlord can terminate section 8 contracts. However, every states has different requirements and time frame of notice two renters. Most investors will not touch section 8 properties.

      If you're trying to maintain the property yourself, then you're basically asking for trouble. Unless you have experience of all aspects of it, you shouldn't do it. In any case, LA has a low ROI.

    Video is good but it lacks a lot of basic information such as how much is the monthly maintenance charge by his company ? As this makes a lot of different in ROI. On a 80,000 dollar if you collect 24,000 rent than it sounds amazing and it’s very attractive but there will be other taxes to pay ? Please let us know ….

      Kettle & Oak charges $99/month for management and covers rent collection, leasing, maintenance calls, and more. Typically, all expenses (maintenance), property management fees, property taxes, and other misc items amount to about 35% to 40% of gross rent.

    dont invest in chicago, property taxes are high, high HOA, and section 8 is worst to invest, junaid bhai i like ur podcast but this one i am sorry does not provide correct information

      Hi Rabia -- happy to respond to any concerns you may have. We do not advocate condos for Section 8; only to those clients who want to invest in A+ neighborhoods but are OK getting a lower rental ROI. For example in Naperville suburb in Chicago, the value of a house could be $1 million with a rental ROI of 1.8%. The same $1 million in South Chicago (even with repairs and maintenance of low-income families) would be an average of 10% with single-family or apartment purchase. It depends on what your end goal is from an investment perspective --- equity gain or monthly rental cash flow. To each their own 🙂

    Section 8 house will go for bear minimum rent. That is a lie that rent is goes for more than market rate.

    Please remember that housing investment/mortgage is usually based on "interest" unless its Shariah compliant or bought on cash.

      @@ubaidrehman6764 Under Sharia law, it is forbidden for Muslims to receive and pay interest, so a halal mortgage essentially takes interest out of the equation which should be kept in mind before buying any property.

    There’s big difference between low standards Counsel housing of UK where ppl r marked as living on hands out vs USA 🇺🇸 where low income ppl r not segregated or discriminated & are provided regular housing in normal neighborhood thus nobody knows who’s who & also a very basic fundamental of Islam which says that help other’s discreetly & without publicity..

    If it goes up 10 % that means 10 years ago this apartment was free :) Section 8 housing require a lot of maintenance as mostly trash people live there , need pluming , electric work , central cooling (HVAC) and its very costly , also this company also will charge you ,return is 5-6 % for the year at the end of day

    The video is just the cover of the book.
    My advise is to do your due diligence.. arrange a meeting with the team, raise your queries and questions with the team. Or ask your friends or relatives to verify the ground truth.
    I myself had the meeting with the team, they cleared all my doubts and told me the truth. in the end I decided it’s not my cup of cake.

    There are many contradictions:
    The ROI as mentioned in video becomes 25 to 30 percent. While in comment section this company claims it becomes 10 percent after deducting fees, taxation etc. it becomes even less if mentioned property is a condo hence involves HOA.
    They mentioned that the price of property will be increased by 10 percent yearly while in comment section they say that it is cash flow property and value will not increase.
    The price mentioned in videos is for south Chicago which is crime ridden mostly inhabited by african americans due to which the property value will go down.
    In video they mentioned that govt will pay rent, in comment section the company confirmed that the government may pay UPTO 100 percent.

      Thanks for the message. Let us answer your concerns:
      The ROI after net expenses is average 10%. It is higher if you leverage it (bank financing). We do not recommend condos due to HOA fees but some investors prefer getting a lower ROI but buying a condo in an excellent neighbors hood for equity gains. For example, in Karachi some people invest in Emaar where the location is excellent and will increase in value but relative to the investment, the rent ROI is very low. Also, not everyone has 10 cr+ to invest in Defence Phase 8. A residential apartment or house in other parts of the Karachi on the other hand will be lower in value, may not have the same equity gains, but relative to the investment, the rent ROI will be higher. It's essentially investment economics. Each individual invests based on their individual profile and goal.
      The average equity gain in Chicago is 5% to 10% in these areas based on the neighborhood you invest in.
      South Chicago has higher crime than other parts of the city (just like investing in Phase 8 vs other areas), however, it is also where there is most investment opportunity. LOike previously mentioned, if our clients want to invest in A++ neighborhoods, we can assist as well, but the rental ROI is lower then.
      The government pays UPTO 100% of the rent. We focus on investments where we get the maximum if not 100% of the rent. The rest of the rent balance is covered by the tenant under rental contract.

Aur South side me sirf KALE (African Americans) rahte hain....Asians, Pakistanis, Indians, Gores , Asians ...dosri QOOM NAHI reh sakti yahaan ....Buy only in North side or Down Town.....haan... gov... ka-loon ...ka... rent ..pay ...karti ...hai, so it is profitable........but invest if you have US visa and if you can see your property...

      Please do ur independent research, section 8 housing is often in poor neighborhoods n gets trashed. Its a poor investment and chicago sees crime daily

      Any non-US citizen/resident can buy a property in USA. Financing via US banks is only possible if you're a US resident or citizen. Thanks

      Yes, there are different options. Investing in Chicago real-estate is not the only one of course 🙂
      However, most international investors especially from countries like Pakistan invest in US and other markets because PKR is volatile and depreciates. The investors want to "dollarize" their returns. Thanks

      You can buy the property for your own use -- or rent it to anyone you like. The purchase price will remain the same regardless of whether you rent it to the government or not.

      Yes, you can buy from anywhere in the world including Pakistan. You cannot get a US visa on a residential property investment. E2 and EB5 (green card/immigration) benefits are available on business purchase or commercial real-estate investment only.

      There are 2 kinds of real-estate investment -- equity growth or cash flow. Section 8 investing is about monthly cash flow. It is market economics. South Side Chicago is affordable as it's an area mostly inhabited by low-income families. On the flip side, it makes a great investment from a ROI perspective. It also ensures that families who cannot afford housing get safe, reliable housing.
