We are getting ready to start building our luxury custom house, it will be almost 8000 square feet with roof top terrace and made out of steel and cement. So it’s a lot of planning. We purchased the land cash 2 years ago. And it’s a lot of planning because, we want 35 feet high ceilings in some areas, and double floor custom closet. And we want a commercial kitchen in there too along with our custom kitchen. So I am excited about starting and sticking with our budget. We are having separate bathrooms for my husband because I want plenty of windows for my bathroom and he is more from New York and thinks someone is looking through the windows on us lol. So not a lot of windows for his bathroom. Good job 👏 with what you are doing.

We are making our pantry into chef kitchen/pantry combo by adding cooktop, microwave, refrigerator, sink and dishwasher. Also doing a sauna in our gym. Thanks for tips, helped a lot with some of the decisions we have to make. Your home will be beautiful💕
LOL - I have the same brand toilets as Olivia Ansell...and my house is only worth 500K! Woo, Woo!😜. Toto toilets were what my plumber suggested when I remodeled my home. Love heated floors in the bathroom. In my big custom house I had them. I downsized & miss it.
Hi Olivia, thank you for continuing to post your journey on your new build. Considering that you will have washing machines on each floor, have you considered adding a rainwater harvesting system? This type of system will allow you to capture and store rainwater in a storage container. You can then use this water for lawn irrigation, washing your vehicles, flushing your toilets, washing clothes. This might be a good way to save monies on your water bill. There are a number of rain harvesting systems in the market today. You will need to do your own due diligence on this type of system. Also, since you will be doing a lot of entertainment have you considered adding a glass rinser to your sink. The sauna would be my yes feature must have...and I would add a full body dryer...that way I can step out the shower and walk straight into the full body dryer and keep walking into the closet to get dressed...so my bathroom would be in my closet...one stop shop

We are also building our custom home on about 7 acres. We are months behind you all and most days I think, "is this even worth it" however, your energy is giving me life! Also, if you are interested, my husband builds custom arcades.

Instead of a dedicated sauna, we’re just going add a Kohler steam generator to the master bathroom. We’re also thinking about getting Kohler’s DTV touch panel for starting the shower and setting the temp.
Hey, you can build a secrete concession stand area, look them up, they are not hard and very small, nice feature for theatre rooms. Houses the popcorn maker and candy. Makes it fun when u have ur kids friends over and other people.
7k first and second floor and 10k including basement:) It really depends on how your family lives, design from the inside out and that will get you close to the square footage you need/use vs want. Good luck ♥️

I've seen a lot of new homes in my area getting permanent Christmas lights installed. They can be controlled from cell phones and you can control the colors and patterns and things. Some of my neighbors turn them on for other holidays as well. Sounds like a fun feature!! Plus, they're very convenient when Christmas rolls around
One of my major must haves is electrical outlets EVERYWHERE!!! You just can’t have too many. I require a minimum of two on every wall. People tend to forget about needing outlets outside! I put them under the eves (think Christmas lights, decorative strand lights), every 15’ or so on exterior walls. Inside I like to put at least one quad per room.
You can include outlets in bathroom drawers or cabinets for toothbrushes, blow dryer, etc. Don’t forget to put an outlet near (above, below, beside or on) your fireplace mantle. If you have huge rooms, decide where your furniture will be placed to determine if you should have in floor outlets for lamps, tabletop fountains, etc.
These days you don't have a choice. Building codes pretty much everywhere (U.S.) require you to have electrical outlets no further than 12' apart in living areas. Even closer in the kitchen. Which in some cases is stupid. For example, if you have a sliding glass door going out to patio that is wider than 12 feet, then the building codes will REQUIRE you to put outlets in the floor. Even though, you'll probably never use an electrical outlet in the floor right in front of a door.
@@00HiGhGuY00 You bring up an excellent point about the 12’ spans. In the case of the slider, rather than put an outlet in the floor, it can be above the door as long as there is room below the header.
@@ADJP64 I guess that depends on your local jurisdiction. Some will dictate that the top of the electrical box can be no higher than a specified height.
It would be a cool feature to make a smoking room. I smoke weed and live in Canada. -25C and smoking a joint outside isn't ideal. I also don't like my house smelling like weed. A secret room that leads to a smell containing, vented, sound proof room with a sound system and RBG lights would be every stoners dream.
I have a small house with all Wolf/subzero and Miele appliances. I love to cook and invested in some great stuff which I love. The rest of the house is nothing like yours. Lol.

Can you share if there is a rule of thumb of designer's fee, and if there is a rule of thumb as to how the industry charges? e.g. if the design fee should be no more than certain % of the construction costs?
I have a TIP: .... I heard .. instead of buying ....electric fireplace ...buy water vapour fireplace ....to save electricity......google it ..or think about it ...
One huge mistake I’ve noticed people make when building a custom home, especially if you have a lit of exterior entertainment space, is not dressing up the full exterior. The front of the house is beautiful with stone, brick, etc., but the sides and back are plain. This is like getting all dressed up to go out but not doing the back of your hair!😳😬
The utility cost for long heated driveway will be huge. I think you overdone it with washer/dryer too, but I guess if you are fabulous, like you are, you are supposed to be surrounded with luxury

Geothermal, radiant, in floor heat (all the same thing) is awesome and cost efficient. Never have cold feet!
Am starting to look into geothermal, wondering if its not too late:) And good point on cold feet, mine are always freezing lol

The one cool feature I saw in a custom build was Rev-a-Shelf. A great feature to organize your kitchen cabinets.

Light Tubes. Think skylight but smaller like a light fixture. Brings the daylight in to brighten up your space.
