Great vid guys, very difficult to know where to invest when you speak to your typical real estate agents out here who always seem to have the “below market value” deal of the century that you need to “move on today” . So you think there is any potential to buy and renovate the older villas in this area and flip …also what are the yields like in general in this area. Thanks again 👍
We understand the struggle with finding advisors and real estate agents to trust as we had the exact same experience when we moved here. This is a big reason to why we started our channel, to share our own personal opinions and experience. In general we have found that Al Furjan has shown promising rental yields. Especially if you check the historic data; making it an attractive option for investors. ROI on the new projects have shown around 6-10% rental yield. We are learning more about Dubai villa investments by the day. Right now it is trending as demand is bigger than supply, especially for newer communities as Villanova, Emaar South, etc. An advice if you want to buy and renovate older villas is to do your research on the floor plans/layout and have your end-user in mind. Westerners for example, tend to like bigger bedrooms and living rooms and prefer more natural light. We have found that some of the older villas have small windows and small bedrooms. Again, do your research :-) Also, be mindful that many new villa communities are being launched which means that investors and end-users might want to wait for these launches to get a newly constructed property. Happy to help out further if needed. Just send us an email. Thanks you for following the channel, it means a lot!
Great channel, your delivery and content is great. I am planning on moving in Feb. I wanted to buy in Avenue 4 where you invested now but 3 bedrooms are sold out. I am now looking at Nadine residences. What are your thoughts it should be close by to you. Thanks
Thanks a mill Joe, means a lot 🙏 Too bad that you couldn’t get a unit. We haven’t heard about Nadine Residence, might have to check it out. Who is the developer? BTW have you checked Avenue 5, 6, 7 for 3 beds? There might be units available but pretty sure most are sold out.
@MalinandJakob - thanks Jakob. The Developer is London Gate. It's the building with the white Italian exterior. I have checked the other Avenues apart from Avenue 5 the rest are not available for a while and I am looking for a place in April. Nadine looks good but I am looking for another perspective.
You are not a realtor, you are a city dweller and investor, so you are more honest. You also reflect the ambiance of the areas you shoot better than most. I like you, Congratulations. I invested in Talia Millennium Residences (1BD) in Al Furjan. Hotel concept. Do you have any ideas about this project and its location? does a hotel residence work there? :)
Thank you for the warm comments, it means a lot to us. This is what we trying to achieve with our channel. We haven't heard about Talia Millennium Residences, but it looks good and it's quite close to our investment. Not sure about how the demand is for hotel stays in Al Furjan though. As the supply is limited, there might be some opportunity. However, the area is not as well-known for tourist.
It depends on the developer and the unit but around 1-1.3M AED. Check out our apartment that is on sale for 1,180,000 AED: www.propertyfinder.ae/en/plp/buy/apartment-for-sale-dubai-al-furjan-avenue-residence-avenue-residence-4-12786466.html
In Al Furjan you can also find Nakheel, Danube and many more. We personally like Nabni’s projects but also find Deyaar’s Amalia Residence very interesting
Great review, however for new investors check out west as that is having more parks and predominantly Villa communities. More value to be found in west in the coming couple of years
Thanks for sharing great video and very informative. I am looking into potentially purchasing in AR4 too for investment purposes, have you let your place yet and what is your expected rental amount ? Do you know what the service charge is per sq ft ? Thanks
Al-Furjan is great! looking forward to the new building by Anax my investors have bought multiple units as only limited to less than 60 units! But JVC has a better ROI
We haven't heard about Anax before, but the pictures and the payment plans looks great! We would say that it totally depends on the project and the timelines.
It looks good, location is same as av4. Construction is still ongoing and most likely will experience delays. We would probably suggest buying in Av4 now if you want quick returns. The building is completely new and you can get a completed apartment for the same price as off plan in Av5-6. Only difference is that you don’t have to wait 1-2 years
Yes that's correct Avenue 4. We where there the other day and Avenue 5 wasn't completed then. Avenue 4 was really delayed because they started to build 5th and 6th at the same time. So, we will see when Avenue 5 will be finalised and people can actually move in.
You raise an important point about infrastructure. While Al Furjan offers many advantages like affordability, proximity to transportation, and a family-friendly environment, a lack of infrastructure-such as cafes, shops, parks, and other social spaces-can indeed be a significant drawback for some residents. Here's a breakdown of this concern: Key Points Regarding Al Furjan's Infrastructure 1. Limited Public Amenities - Cafes and Restaurants* While there is a small shopping mall with some food options, Al Furjan lacks the bustling cafe culture or diverse dining scene found in areas like Dubai Marina or Downtown Dubai. - Shops and Supermarkets: The area is limited to essentials, such as the Spinneys supermarket and a few convenience stores. There are no large-scale shopping malls or high-end retail outlets within close proximity. 2. Green Spaces and Parks - Lack of Parks: Unlike neighborhoods like Arabian Ranches or The Greens, Al Furjan doesn’t have expansive public parks or landscaped gardens for families and outdoor enthusiasts. - Recreation: While it has some walking paths and a few small streets for jogging, it doesn’t compare to areas with dedicated open spaces like Safa Park or Zabeel Park. 3. Community Development in Progress Ongoing Construction : As highlighted in the video, much of the development is still in progress. Many amenities promised by developers might take years to materialize. This "work-in-progress" aspect can feel isolating for current residents. - Future Developments : The area is banking on future investments and expansions, such as its proximity to Dubai South, Expo City, and the new airport. However, this doesn't address the immediate lack of infrastructure. 4. Dependency on Nearby Areas - Commuting for Basics : Residents may need to rely on nearby areas like Discovery Gardens or Jumeirah Park for better cafes, parks, and recreational facilities. This can reduce the convenience of living in Al Furjan. Possible Solutions for Residents 1. Explore Neighboring Communities: Discovery Gardens and Jumeirah Lakes Towers (JLT) are relatively close, offering cafes, parks, and more social activities. 2. Look for Upcoming Developments: Monitor planned community centers, retail spaces, and park projects to decide if Al Furjan aligns with your future needs. 3. Choose Properties with Private Amenities: If public amenities are lacking, properties with private pools, gyms, and recreational areas can compensate. Conclusion Al Furjan's potential is undeniable, but the lack of developed infrastructure might make it less appealing for those who prioritize vibrant community life, easy access to cafes, and public parks. It could be a better fit for individuals or families who value quiet, affordable housing over immediate convenience. However, for those willing to wait, the area may evolve into a more self-sufficient community in the coming years. Recommendation : Before investing, weigh these factors against your lifestyle needs or explore other communities offering similar pricing but better-developed infrastructure.
Not sure about that. What do you base that on? 🙂 Our understanding is that there are and will not be any big roads there and it's mostly a villa community.
We are not sure, but we think it's because you get in general bigger houses and gardens in JVT and you also have 2 big international schools there. Al Furjan just opened up their first big international school this year.
Very nice video guy 😀😀
Thank you so much! 😀
This is my favorite area in Dubai for families, btw Congratulations guys
Thanks a mill!
It is definitely an area that is family-friendly 😊
We do like that it is not that noisy and also very green

Do cover furjan west also
Thanks
Thank you so much. We have included it on the list for future videos 🙂
I loved this area. I m looking out for a villa. So i might consider this. Seems peaceful area and size of villas is quite big atleast from outside.
We agree, it's really nice! Exciting times, there are a lot of nice villa communities that are getting built now in different areas of Dubai.
