my only concern would be that the developer should have thought about having a lift access for this unit because climbing 5 flights of stairs everyday is no joke

As an architect ii almost always find something that turns me off buying outrightly than building for this everything is well defined but some aspects of the house are not functional ! Why have all those safety features like barriers on staircases but leave the master open I mean if I have kids I would not want them bumping into me busking naked on my bed ? also anyone accessing the deck has to pass through the master level with a direct view of the bed area at the staircase of Course that is an open room meaning the master is not entirely a master rather a living area ? My thoughts would be to have it sealed off from everyone else that is what makes it a master bedroom ! My take function is abit off for some rooms 20% Master bedroom 80% all the other rooms but overall its quite something
Thanks for noticing that ,in fact while the shoot was being taken the door was not yet put in place but it’s done now ,and you can’t see in to the master while going to the rooftop ,lastly the doors placed on the stairs are to control the young ones,since they had their 2 year old in mind,though it’s something that you can easily do away with .Once more thanks for watching.

The finishing is poor for that price. Instant shower in 100M home!! The painting around the windows and doors… the grouting in the bathrooms.. needs to be a cleaner finish for that price range.

I loved the entire house, the undoing for me is the lack of privacy for the Master bedroom.
As the time of shooting the master bedroom door was not yet fitted .
Whoever built this property missed the boat on a prime opportunity to create something really spectacular, especially in regards to no elevator in the property, especially if an older couple were to purchase the unit, the showers in the bathrooms (is that the best they can do on shower heads for example?), and the rooftop area should have been designed with a small lap pool and hot tub, or spa and the one wall highlighted in the video should have had a waterfall effect with attention getting lighting, and can't imagine having a seating area with no firepit, and the list goes on and on...
Hi Ken I agree with you 130% ,the good thing all those can be done .I have never seen a perfect property there is always 1/2 things that a buyer would always compromise or even customize their liking .

I'm an Ethiopian millennial diaspora born and raised in Europe, and I have invested in some strategic areas and properties in Nairobi and Kigali. Some constructive feedback: Boris's demeanor and overly theatrical body language and tonality can come across as too much and inauthentic, especially to people from the Western Europe, and Scandinavia who might want to invest in Kenya. There are some great prospects on this channel, but I would highly recommend having an alternative to Boris as well-a more mellow, clear english, and soft-spoken real estate presenter. Trust me, it would help you attract more buyers who might find Boris absolutely unbearable.
Sometimes, what seems like brutally honest feedback is a blessing in disguise
I'm Rwandan from Paris, and I have to agree with your brutally honest feedback. It's a cultural aspect here as well; Boris's style is not suitable for upper-class buyers from maybe Ethiopian, Rwanda or local Mzungu Europeans. It's crucial to cater to the audience, and for some, the showman-like, almost American car salesman, over-the-top way of communicating can be off-putting, but can work well with some. For example, wealthy Rwandans prefer a neutral, calm demeanor and a humble presentation. It comes down to trust. And I don't gain any trust by Boris, same as you.

I am a fellow Kenyan living abroad, looking to start investing in luxury (by international standards) investment properties in Kenya and have been wanting to share similar sentiments but was unsure of how to put it across. I love the channel and what Boris is doing with it. You have so much potential here because no one is doing what you are doing in Kenya yet. For example, the quality and editing of this video is fantastic but I have to mute your videos and I don't mean to offend you with this.
It is absolutely exciting to see Kenya making great strides to catch up to the global real estate luxury market. The aim of this brand is to mark itself as the leader in the Kenyan real estate luxury market. When it comes to selling luxury anything, especially real estate given the personal nature of the investment, and this is not just limited to Wazungus, there is a certain expectation and presentation is everything from how you dress down to how you speak. It is what will attract or repel potential clients right off the bat, even before you showcase what you are selling. Having two different hosts to cater to two different audiences makes no sense. The main audience here is the luxury market (clients, developers, investors, vendors etc) and there has to be uniformity across the board. Tone it down a bit it comes off as amateurish and 'poser-ish' and I say this with all the kindness in the world, invest in a speech/communication coach. I know that we cannot help how we were raised and how it influences how we speak but there are trained professionals who can assist you in improving the way you speak. For your target market, it is worth the investment!
Some great UA-cam real estate agents for some inspiration. Enes Yilmazer is the epitome of luxury and has mastered the art of presentation. He started off a real estate agent in California and because of his videos and presentation, his brand has gone to the absolute next level and he is getting invited left right and center by all kind of luxury real estate property owners around the world. You can easily do the same for Africa (why aim for Kenya only). Enes is a bit toned down and you may think he is not me. Ryan Serhant and Josh Altman are real estate leaders in their respective New York and California luxury markets. They are animated but have mastered the art of presentation and incorporate their quirks in a way that is appealing and genuine.
Again, not to put down. You have something special here and we would love for you to go the next level because we believe in your potential! If you would like some more tips/to chat, I would be happy to.
