In a nutshell; total yearly income / purchase price x 100 would give you the % yield.

Simple concept.
Do you ever calculate rental yields vased on current market value?
If property prices rise, then your portfolio might experience yield compression, which might incentivise you to sell and buy in a different area with higher yields?

Why don't you add all the cost's ie stamp duty? To0 purchase price the work out the rent yield? That's the way I do it.

But how do I find yields over 5% in Sydney? I’m looking at my own data and online data and there’s not much over 5% now

It’s very hard to find that in Sydney, that’s why we’re focussing on areas around Brisbane, Perth, and Adelaide. Much higher yields there and easier to get into the market with the affordability of properties between 200k-700k
