Encik faiz saya nak tanya.. rm6000 setahun tu kena topup rm500 tu utk setahun tu hanya utk setahun je ke? Dan biar rm60000 tu slama 287 bulan??

Team bayar awal2 pakai EPF account 2 here 🙋. Saya dapat settlekan home financing dalam 13 tahun. Tiap bulan bayar lebih dan every few years bayar pakai EPF withdrawal. Now baki EPF saya masih sihat dan berkembang mekar, saya hampir financial freedom except for hutang ASB financing dan 2nd house yang saya sewakan. Rumah yang saya duduk sekarang dah tak hutang dan dah appreciate in value almost double. Saya dah kurang tension sebab saya tahu I have the 'F' you money in case of emergency. Kereta dah umur 12 tahun tapi masih steady lagi, Alhamdulillah x payah beli baru (go Honda!). Masa MCO dapat moratorium saya start beli emas, sikit2 now dah ada few hundred grams. All it takes adalah sedikit ketahanan diri, deferred gratification dan kerendahan hati untuk hidup bersederhana di usia muda. Bila kita boleh enjoy hidup kita dgn spend less than what we can afford, we are in a good place. Insya Allah.
Based on EPF vs mortgage numbers if you had let the money to yo grow in your EPF account you would have settled the loan quicker than in 13 years. Your loss, you cant argue against maths.

Yes its his loss for not gaining any extra interest income from epf but in his case to my understanding and lots more out there, theyd rather not worry about how to pay big ass loans in 20yrs which during that time anything can happen(sick,sacked etc) rather than cash in extra chump change after 30yrs..

For me, interest rate saya lebih tinggi dr pulangan epf. Itu kenyataannya...apa lagi amik islamic loan. Mungkin sebb pinjaman rumah per1 x smpi 150k (tahun 2001). Pulangan epf pun tak pernah melebih interest loan. So, dlm hal sy, sy keluarkan akaun 2 je dan alhamdulillah habis awal pd akhir 2016. Jika ikutkan tamat pada 2030.
Kembali pindah ke rumah pusaka arwah sejak beliau sakit hingga meninggal dunia pd 2017, dan rumah per1 tu saya sewakan... kadar sewa pula dpt lebih dr byrn rumah sebelum ni. Cukuplah tuk maintenance dan beli makanan kucing tiap2 bulan, 😅

Good sharing bro… Generally, wang adalah scarcity resources, kena consider wang letak mana akan bring us the most benefit. Kalau ada investment opportunity yg tinggi drpd housing loan, then go for investment. Kalau x ada, settle housing loan reduce debt level.

Cara D - Rajin sikit cari duit lebih bayar rumah lebih RM250 pun cukup lah tak guna duit epf. Cara ini better than cara a,b dan c .
x jgk tu. if extra money RM250 tu simpan kt tmpt yg bole bg dividen more than housing loan interest. lgi bgus. kecuali x kesah janji dpt setel hutang awal. so berbalik la pada matlamat masing2. for me. better compounding kt mne2 tmpt yg bg dividen lebih dri housing loan interest.

Agree with calculations no doubt but everything comes with balance. But there are some opportunity cost in putting all in EPF as you can only withdraw the whole sum after 55 years old, and clearing existing house loan allows you to have more credit line with bank if any opportunity arise.

Terima kasih encik faiz untuk penerangan yg sangat jelas dan terperinci. Saya ada soalan mengenai perbezaan antara kadar interest loan & intest EPF. Walaupun interest tu berbeza tapi interest tu based on amount yg berbeza jgk. Contoh kalau interest loan rumah 300k sebanyak 4% dah jadi ~12k dan EPF tahunan 5% untuk contoh yg encik bagi tu 6k hanyalah rm240 (tahun pertama). Of course interest loan rumah tu akan berkurangan based on baki loan dan total gain daripada EPF tu akan compounding. Untuk contoh yg encik buat dalam video ni focus kepada return yg orang akan dapat kalau biarkan duit dalam EPF tapi encik tak sentuh total loan interest yg orang akan bayar vs total interest yg orang akan jimat kalau bayar guna duit EPF. Saya dah download calculator Financial Calculator tu dan cuba kira. Dekat situ dia tulis interest saving ialah 153k. So bukankah 153k interest saving tu lagi besar jumlah dia dari 39k EPF dividend yg kita akan dapat? Macam yg saya sebut sebelum ni walaupun 4% tu rendah vs EPF tapi dia based on jumlah yg lagi besar. Betul ka saya punya logik dan pengiraan ni? Mohon penjelasan. Terima kasih. :)

Correction for B kalau buat full settlement after 287 months you only need to just pay principal variance saja. Lebihan simpanan EPF lebih tggi dari yg Faiz nyatakan on whiteboard. Saya dah buat calculation before this for my housing loan and also check with Bank.

Kaedah B jugak yang best. Sebab bila calculate pada 287th month untuk kaedah C. Total baki dalam EPF cuma ada RM7541 je. Beza banyak dengan Kaedah B ada RM39.7k

If we can fork out some extra for monthly prepayment without touching from EPF, would that be ideal? Afterall you mentioned our salary should have annual increment.
But yes I can understand it can be very challenging especially of our current inflation rate we need to be very discipline with our spending habits in order accomplish such practice.

That's why even I have the wherewithal to settle fully the housing loan, I still choose to loan as much as I can. Because as long as I can earn higher interest than loan interest, it is stupid not to loan the max you can. In saving account, you have compounding working for you, while a loan is a reducing compounding account. Even if loan interest is higher than interest you can earn elsewhere by a bit, it is still more worthwhile to loan as much as you can. The rich use money from the poor to earn more money from the poor, while the poor keep paying money to the rich to 'feel bebas dari hutang'. 😊

Good point of view. Another few good points of early settlement is that one can request to cancel the MRTA/MDTA and get some refunds. (1) The earlier one fully settle the mortgage, the higher the refund from insurance. (2) tak risau pasal interest hike by bank (3) guna wang (instalment) extra utk melabur (cash flow is important)
at what time sesuai untuk request cancel THOSE MRTA/MDTA?
actually this one is complicated to calculate n required a lot of assumption especially on insurance part…you said about cash flow but u just transfer your epf to loan so no cash flow problem here, still the option B and C is better
your point on interest hike boleh je follow time interest dh naik dr epf time tu laa kita transfer some amount from epf…
anyway both ada pros and cons and depends on our target…settle loan earlier? cash flow focus on retirement? buying new house?
After paying off the housing loan, any recommendations that we should continue to pay the MRTA insurance by ourselves or not canceling the MRTA life insurance beside continue the renewal of the house owner insurance?
@@shahrulnizam5263 as far as i know MRTT or MRTA, protection only for the loan if u paying off the loan amount earlier u could get a cash back because the premium amount has been included in the loan amount
if u ask about MLTT or MLTA, it is different story, u can ask your property or insurance agent

Awal2 buat housing loan 20 taun. Dpt low interest rate. Plan guna duit bonus utk yearly one time payment since malas buat ivestment or asb n pikir zakat. TH 3% je, rugi simpan compared to byr rumah. Tinggalkan sikit for emergency.

tapi assuming gaji naik, accrued over 20+ year period, teknik A pun boleh menang kan. Tapi dividend all the way lah. Bila dengar kosongkan acc ni rasa tak sedap pulak haha.
Satu perkara yg org x perasan.. Ikut cara B or C.. Lepas buat full settlement kita akn ada lebihan cash RM2213(amount yg kita guna utk bayar duit umah).
So bleh guna utk beli emas, ASB, TH atau generate kat mana2 yg investment yg selamat.
