POOF it's waterproof!- Waterproofing ICF Foundation with French Drain

  • Our ICF stemwall or foundation wall is complete, our second go at pouring concrete was pretty successful and now we are ready to backfill. But first we have to waterproof the outside of the ICF wall that will be below grade.
    We have significant ground water in our area so we want to make sure we do a good job of waterproofing. Here are our seven steps:
    Step 1- Heavy duty waterproof membrane for the corner seam (Blueskin Weather Barrier)
    Step 2- Primer to help the next layer stick well (Hi-Tac adhesive Primer)
    Step 3- Self adhesive waterproof membrane to the entire wall (Soprema Colphene)
    Step 4- Dimpled membrane. We used dimple board with built in filter fabric which might be overkill.
    Step 5- Filter fabric
    Step 6- Drain pipe (CSA approved perforated PVC sewer pipe)
    Step 7- Drain rocks, rocks and more rocks!
    Step 8- not shown in this video: We will be adding another 1-2 feet of drain rock on top of the drain pipe and rolling up the landscape fabric around it. Think: Drain pipe is the hotdog and filter fabric is the bun. Drain rock is all the fixin's.

    Great video. A keeper. It goes in my ICF playlist for future reference. One thing, though. Did you cover the pipe with more gravel and filter fabric before backfill?

    How was your experience with Soprema after the backfill? Any issues so far with the foundation? Did you consider Blueskin WP200 for the waterproof membrane?

      Hey, thanks! We did consider it but we wanted a peel and stick for an air barrier at the sill plate. We thought it would be best to stick with one material. Are you a fan of Rubberwall?

      @@anaverageacre : thanks for the explanation. I love both the products. I see new home constructions and they just paint tar sealer which will be useless in a few years

      We are in a beautiful lush green area but we've found that means significant ground water, especially in the springtime so we are trying to choose the best waterproofing without breaking the bank.

      @@anaverageacre I’m in the planning stages of an ICF house in the VT mountains and I think we’ll get a lot of water in spring as well. Good to hear that it didn’t break the bank (but it still looks like an expensive process, even as DIY)…

    Why mixing products from 2 different manufacturers (membrane and primer)?
    Why fastening the drainage board through the waterproofing membrane?
    Why using a primer since it's not required?
    Did you read the manufacturers technical documentation?

      The primer was an addition after discovering that the waterproof membrane did not stick to the ICF foam and kept peeling off. Many adhesives actually dissolve the foam so we had to find one that was approved for use on foam. Which was a suggestion in the membrane instructions, if the built-in adhesive wasn't enough.
      As for the drainage board, we needed it to stay in place until backfil so did have to sacrifice and add some penetrations in the membrane. Not ideal although the membrane is self-healing so should seal around the fasteners.

      @@anaverageacre Yeah when it's peeling off it's always a matter of surface conditions and temperature. Primer (with polystyrene it must be water-based) helps enhancing the adhesion quality in those cases.
