I had same issue 2 years ago, just explain her that is cheapest way of borrowing and and having another property under your names! Now we are slowly getting ready for another one when times comes for remortgadging!

Great vid as usual. The thing about remortgaging your own home is it is in personal names so you need to be able to pay it back from earned income. This means you need to keep working or have enough assets to pay for it. You need to allow for this if you want to reduce working
I can see your point but to use equity from your home to then purchase a BTL is a great way to make your equity work for you. The profit from rent can pay for this extra debt and you have 2 properties going up in value over time. Also inflation eats away at your debt so say you owe £200K on your home what is £200K going to look like in 25 years. My dad's first house in the 70's was £4K quite a bit of money then but if he had just done interest only for 25 years he could've paid that from his current account. I'm not on here to argue but this is how I look at it.
A BTL mortgage has nothing to do with your day job. A stress test is completed in regards to what the property brings in per month / what your monthly repayments are.

If property prices fall by 25% which is possible as we are in an asset bubble at the moment your 25% equity will be wiped out completely. You will also have lost your buying costs etc….. Yes property is a great investment, but like all investments you want to buy low not high which is the case now.
I think that’s very area dependant. The areas I invest in is vastly under priced. London is over priced in my opinion. So you’re 100% right there 😊 Always measure risk vs reward

Great to finally see a video on refinancing! Would like to see some numbers after you have refinanced to see how much your mortgage goes up( not you personally) and how likely mortgage companys would lend to people
Can some actually explain to me how remortgaging to refinance actually works? For instance I’ve got a mortgage of £350k and about 25 percent equity in the home I live in. Home has probably gone up in value slight as well as it’s been renovated etc.
With a property going up in value and the mortgage being paid down, your basically getting a new mortgage to release that equity. Means your new mortgage will probably be if a longer term or slightly increased repayments per month.
@@karenbarker9474 sorry I misread your question. If it's your residential property it's usually a repayment mortgage. It's interest only on buy to let mortgages

How does this work for affordability? For someone with a normal day-day job surely they wouldn't get the affordability for 4x BTL mortgages?

Banks aren't taking ANY risk ...why? ...they get the house if you default

Buy land, they're not making it anymore (M.T.). Tangible assets retain their value as a whole. Its far easier to print money than build houses.

The tax-free allowance is £12,570 per year. Anything above that would be in a limited company
