    Hi guys! We've done something different by giving you a tour of a REAL NEW BUILD HOME. This is what a new build home looks like without all the upgrades, frills and fuss! This is not a show home, we repeat, this is not a show home 😝. It can be easy to get carried away by the decor, so we hope when you watch this tour, you won't be put off by the lack of decor.

    Definitely looks like it’s been done on the cheap, they did the bare minimum but hey you don’t always need the whistle and bells, as long as that is reflected in the price.

      The price is over £280k so price doesn't reflect the mediocre quality

    You have shown far nicer homes in that price range. This layout is not great, forgetting about the basic fittings - plus you have a Royal Mail transport hub 30 feet from the back rooms - which I'm sure is a delight in the mornings and any time.
    This shows what you should not buy for the money. Location is everything of course, but those of yours I watched in the last few days sub 350k were a delight.
    Nice to see the good and the not so good.
    TBH this one today now seems excessively priced though I haven't checked the location.
    You're presenting is extremely good as an architect vlogger. Thank you.

      Thank you Pomerau for the comments. It's not ideal but we see that developers continuously push the boundaries on the sites they build on and also if an area is desirable people are willing to compromise on things to get into that location. It's a tricky one because even though we would love for all homes to be beautifully and thoughtfully designed, we understand that the demand for new homes is high and so developers keep pushing the limits.

      @@PropertyVlogsUK Pushing the limis is an understatement and Persimmons are very bad quality homes. They should be out of business for the trash they've sold

    I understand why developers have these view homes but I love the glitz and glam of a show home lol.. I much prefer viewing a show home to see the endless potential possibilities

      I think almost everyone would agree. When people are ready to buy it is always good to compare against the no frills option as that's what you'll actually be getting 😉
      We've been told that most showhomes have tens of thousands of staging furniture and decor, whilst most people will get flat pack furniture and decor from non designer brands 🤭

    It's a Roborovski hamster house. In Castellón for that price you buy a 300 m2 villa. I am Spanish and I am amazed at how crazy the homes are in the UK.

    A dreadful rabbit hutch done on the cheap. Lack of wardrobe space; single bedroom with bed against rad (no no); mean, inadequate cupboard space in kitchen; no over-bath shower in main bathroom absurd; naff pendant lighting; and how ludicrous to fail to fit solar pv, making it more expensive to retrofit (is it even an option?) Wouldn't touch this with a bargepole.

    I think maybe this is a hanbury special. Lots of people are looking for a tour of this one, so I'll share. Its layout is different to the normal hanbury. Interesting to see the price for it, seems like the price has gone up quite a bit in the last year or so!

    In the area between the living room and kitchen, there’s no radiator, so you’d need to keep the doors open so there’s heat throughout

      Personally I would prefer just one bathroom upstairs, which would make the main bedroom more spacious.

      @@Italiana911 I agree it could have been a walk in wardrobe instead where you can put everything because there is no space anywhere else it's practically a deal breaker. I can't understand why coming out and going to the normal bathroom is an issue anyway

    Fantastic reviews one of the best house tour just a quick question are the light on the ensuite looks unsafe as its just a normal lighting not ip rated

      Hi Dash, thank you for your comment. Regarding the light, even though it looks like an ordinary light, it could still be IP rated, but it’s definitely something to watch out for.

      You'd be surprised how common this is. Most property tours are of show homes and real homes have pros and cons. 🤷🏾‍♀️

    Its disgusting to not have a hallway.. taking all your dirt and filth through the living room from kitchen.. not hygienically ideal.. builders must do better!

      Again, good point Kris. What would typically happen is that with a smaller home, you would open the front door and straight into the main lounge. For heating, security and just for conventional purposes, the hallway is closed off, however it's not always aesthetically pleasing.
      I think based on most people's preferences, they would prefer to have a small hallway than none at all.

      @@PropertyVlogsUK its not about the aesthetics… it’s about building homes that ticks all the boxes home makers want!.. a lot of people often have to outgrow their homes and uproot which is so much hassle… to avoid that, all that builders/developers ought to do is increase the square footage of the property by a tad amount and use more realistic and practical approach to draw out building layouts and patterns that WORKS!… that will stop the unnecessary hassle and inconveniences of moving within a limited time scale of living in a property because of lack of adequate space.. as for heating, new build houses are generally well insulated given the new building standards.. so essentially, homes are relatively warmer than they used to be.. so no need to compromise spaces needed for satisfactory living. Like I said before builders/developers must pivot and adopt a better standard and thus do Better in order to deliver value for money seeing that its a long term financial investment and commitment.
